5 Stars – Exceptional Experience from Start to Finish

We recently purchased a 3-bedroom Hazel property from Kellen Homes, and from the very beginning the experience has been nothing short of fantastic.

A huge shoutout to Karen from the sales team – she has been absolutely amazing throughout the entire process. From our first enquiry to moving-in day and beyond, Karen has been supportive, responsive, and genuinely invested in making sure everything went smoothly for us. Her level of care and professionalism gave us complete peace of mind during what could have been a stressful time.

Since moving in, both Karen and Matt, the Site Manager, have continued to go above and beyond. Any snags or issues (as you’d expect with any new build) have been taken seriously and acted on quickly. The aftercare has been brilliant – it’s clear that they genuinely care about customer satisfaction and take pride in their work.

We’re so happy with our new home and incredibly grateful to have had such a supportive team throughout the journey. Wouldn’t hesitate to recommend Kellen Homes – and especially Karen and Matt – to anyone considering buying from them.

Property completed as they promised

A year ago, I was looking for a home to buy where near the city centre in those suburb area around it. After a few months search, I finally came to Mill Vale in Middleton and love the show home of The Laurel at first sight. However, I was being told that the plot that I like to be finished next year around March. And also, other people around me said something like don't buy a new build, must be lot of hidden problems, is not reliable, blablabla. And also said the developer most likely delay the completion date just not have an accurate estimation. But I still love the layout and every features in the show home, so I made the reservation on that plot anyway. Through out the year, Sarah in the sales office had been really helpful on updating the progress of the property. Unfortunately, the rise of the stamp duty stressed me out when it firstly announced. I was afraid the property cannot be completed before March which mean I have to pay extra stamp duty with a great amount of money.
On 31st March 2025, the property was completed just on time and the developer achieved what they promised. When I first went into the house, everything looks exactly the same as the show home. And more surprisingly, after a professional snagging, the report was quite stunning. No any major issue and just only some cosmetic defects which is an easy fix (of course they will fix it for you). I am so graceful of what the sales team and the site team did. Overall, it is a wonderful experience. 100% recommend.

Great Experience Throughout

Recently purchased and moved into our home built by Kellen Homes on the Mill Vale Estate.

The service we have received throughout from Sarah, Karen & Collette has been fantastic. From the moment we reserved our plot in September to moving in, in December nothing has been too much trouble. Constant communication and reassurance throughout. The house is amazing too and matches the high level of service we have experienced.

Would definitely recommend Kellen Homes.

Mill Vale Home

The service provided from enquiring to moving in has been faultless, the team at Mill Valve, Karen, Collette, Sara & Molly couldn’t do enough to help.
The build of the home is quality and everything has been thought of down to a room for washers & dryers.
All snags were reported and put right back to standard.
Would recommend Kellen to anyone looking at a new home.

Very disappointed with the aftercare…

Very disappointed with the workmanship of Kellen Homes. The kitchen worktop was poorly installed which left a big gap that causing water damage, and Kellen Homes refused to sort it out with the contractor. Internal wall painting was poor. Found lots of defects after moving in. Leakage at shower room pit causing water damage on flooring and door edge misshaped. Front door was not air-tight, which makes the hallway very cold/freezing, can’t keep warm during winter. Regret for buying new build from Kellen Homes.

Absolute joke

If this company start building on your street I'd just move cause you wont get any peace for about 3 years they constantly do shoddy jobs they have to return and re do. Meaning someone is constantly banging outside your house banging or taking up residents parking spaces so they can all stand about chatting for days Minimum disruption they tell you apart from the two years of them ripping your street up over 4 times and peoples gardens this is after theyve sold the houses that are supposed to have passed inspections yet they are all drowning in swamps.
Absolutley ruined a lovely quiet street and then put the cast of neighbours from hell in the houses too just for added annoyance. Yeah u see them coming starting planning your move

Kellen Homes break promises

Kellen Homes is company who have done nothing but lie and break assurances they made to the residents of Oldham Road that have been affected by the monstrosity of a housing estate they call Mill Vale but should be renamed Hell Vale for the hell they are putting us through. In a meeting with the residents, Kellen Homes and Rochdale council we were promised that the land at the back of our houses would be given priority and the allotment gardens would be ready for spring 2023. All we have been left with is a river of mud and a dumping ground for the builders and we have been fenced in like prisoners. This is a company that states on their website that they create communities but they actually have no regard for the communities that were already there. We have been lied to month after month by them. This is a company that has ruined the day to day lives of the residents of Oldham Road and once again they won’t engage with us. If they can do this to people who live in these areas I can’t imagine you will get much after care once they receive your money for one of these houses

6month + Review, 3 Bed Detached, Cheaply Built, Exploitive Price!

We're just over 6 months into living in our Kellen New build. This is their first development and when we reserved our plot, there unfortunately were no reviews and limited information online about Kellen.

We did what research we could, met with the builder multiple times and raised multiple questions regarding the timber frame build vs traditional (our previous home was a traditional build). We reserved off plan but were able to view another property once it was completed, same type as ours.

The sales process was a little pushy, using the age old "fear of loss" to motivate us to commit and push our sales through our end. Kellen also played the "These properties are in demand" card, which was absolute nonsense as they've been desperate to sell other properties on the estate, throwing in all sorts of crazy deals.

Handover was ok, only a week delay. Many of the selling points of the home were not available on completion, despite promises made by sales throughout the process. Some of these were: Internet, Electric car charger, Ring doorbell, Alarm system. Internet took a further 3 weeks to resolve, car charger resolved within a week, ring doorbell within 3 month and the alarm wasn't even wired! The panel wasn't finished properly either. To save cost, Kellen clearly made the poor decision to use electricians rather than alarm fitters to install the alarm. We were without an alarm for 6 months! We also made sales aware that we work remotely and drive an EV, so it was crucial these were working at the time of completion. We were using a mobile hotspot for 2 weeks - no compensation or temp solution was offered, I had to chase hyperoptic myself to get a resolution.

Most of the plots on the estate have had issues with their gardens. Poor drainage, boggy grass, uneven/lumpy turf. Kellen have decided to resolve some but not others. We are waiting on a resolution from Kellen for ours. - If you are going to offer a landscaped garden (and charge a premium), do it properly! Or not at all!

The timber frame build - I was hesitant given the information available online r.e the quality of the home. There is distinct difference in quality vs traditional build. If you are looking for a new build, go with traditional. The sound proofing is terrible on these, you may as well have a window open all the time, most of the tradesmen refer to them as sheds with brick - I'm inclined to agree! We have a neighbouring gate attached to our property, despite being detached, you can hear a thud throughout the house whenever it is closed (nightmare when builders were in & out). Kellen reviewed and agreed the issue was there, yet NOTHING was done. Thankfully, we have great neighbours who have let us resolve ourselves (one plus of the estate is that everyone we've met so far are lovely! <3 )

Communication between site management and customer is non existent. I've come home to find a tradesman digging a hole in our front garden! After questioning, he was as confused as me, thinking we'd been told in advance. Not his fault, Kellen told us nothing. He was exposing some service to the house and was told by Kellen to place a flag in the middle of our front lawn! It would of looked horrendous.

Water issues - for a number of weeks, the entire estate had inconsistent water. Usually at the times we needed it most, no water available and no communication from Kellen to advise in advance. Kellen do not communicate any works in advance, only when drains get blocked (i.e when there's a cost to their business). Tradesmen would turn up at 8am in the morning thinking Kellen have made us aware and we’ve had to turn them away on occasion.

We've been in dispute with Kellen over missing items our plot does not have compared to the identical house type we viewed during the sales process. For example, a switch to turn the external power sockets on/off from the kitchen. In a meeting, Kellen claimed the electricians didn't follow their plans and installed by "accident". We also found inconsistencies with switches and lightning which have not been installed correctly, particularly in the kitchen were our spot lights don't line up correctly. The chrome sockets ARE NOT chrome sockets, they're cheap plastic plates which sit on top of the sockets and are flimsy/fall off.

Kitchen - By KAM kitchens, laminated, oversell by sales, won't last 3/4 years.

In summary - the house is disgustingly over priced for what it is! We thought we were paying a premium for a top quality build. But after 6 months in, its safe to say Kellen have used cheap materials, labour and chose cost saving over quality. Save your money. If you go with timber frame, choose one of the cheaper house builders. Otherwise, buy traditional build where possible and avoid Kellen.

*Be aware, they are removing shrinkage protection for new developments!

Don't ever buy a home from kellen…

Don't ever buy a home from kellen homes, the workmanship Is appalling, they say they will put things right and definitely do not my garden Is a mess of a bog fence post sunk and panel falling out what have they done nothing, they came to just put bark chippings round the edge, they pick and choose who's houses they put right we've had trouble with boiler cooker shower garden to much to list and they do nothing

Quality homes, brilliant staff!

Me and my wife were in the process of getting one of Kellen Homes houses in their new Vernon Gardens area in Royton and were astonished at the overall quality, process, customer service and all-round presentation. Unfortunately, due to the on-going crisis happening in the UK in terms of recession, we opted against moving at this present time but the decision not to was extremely hard. I looked at our new build looking for any flaws possible but I struggled to see any! Karen who manages the Vernon Gardens site was extremely helpful, insightful and such a genuine person. She made the entire process comfortable and to our own pace giving us whatever information we needed and the full clarity of the process.
