Avoid Kensington Properties and Investment Group – deeply concerning experience

I recently enquired about a room advertised by Kensington Properties and Investment Limited after finding it on SpareRoom, and the entire experience was extremely worrying from start to finish.

The viewing itself already raised red flags. The current occupant’s personal items were left out in a way that made the room feel unprepared, and the bathroom had visible mould and a leaking tap. I initially overlooked this, assuming the issues would be addressed, and proceeded due to time pressure.

I paid the holding deposit, followed by the full deposit, first month’s rent, and an unexpected £250 “utilities” payment upfront — despite the advert stating bills included. This payment was required before they would even send the contract.

When the contract finally arrived, it turned out not to be a tenancy agreement but a licence, with highly unreasonable terms. It allowed the company to enter the property at any time, gave them the right to remove tenants with only seven days’ notice, and even prohibited guests entirely. The document offered virtually no rights or security.

I immediately declined and requested a refund. That’s when communication suddenly deteriorated. Calls were ignored, messages went unanswered, and getting my money back took nearly three weeks. Their responsiveness flipped the moment I refused to sign.

It’s also worth noting that they have no Google listing, which is unusual for a legitimate property company. They operate a rent-to-rent model, meaning they do not provide proper tenancy agreements — leaving tenants with minimal legal protection.

I strongly advise avoiding this company. My experience suggests a lack of transparency, poor communication, and practices that put prospective tenants at significant risk.

Very very bad

Very very bad.
I wish I had come to this page before falling for their prey.

So I arranged a viewing with a one Valarie calls himself Val phone number +44 7565 883172 who after viewing asked for booking fee. After i had paid he sent me a contract to sign having different terms like minimum and maximum terms which stated zero on the spare room advert but in the contract stated minimum term of 1 year , bills prices which had stated zero in the advert yet in the contract stated £280 monthly, and in this case I told him that I wouldn’t sign the contract because it is not what we had discussed neither what was advertised, to cut the story short guy never picked my calls and never refunded my deposit. It’s such a scam to avoid😢😢 I hope someone innocent comes here first before deciding to deposit any amount.

Dishonest, unprofessional "agency". Pls. avoid at all costs!

I had a very disappointing experience with this "agency". The room I rented had a serious mould problem in the bathroom, the agent stated that they would fix it but never did. They were extremely unresponsive and did nothing to fix it. Near the end of my tenancy, I found a replacement tenant and contacted them in advance to transfer the lease — they ignored all my messages. I moved out over a month early and returned the keys. They later withdrew £138 from my deposit without proper explanation, even though they said they wouldn’t deduct anything from my deposit. They never responded to my queries. They don't even have a proper business phone number to contact and the agent will just ignore the messages you leave on their mobile.

In my opinion, they are dishonest and unprofessional, please avoid this "agency". I would not recommend this agency to anyone looking for fair and respectful treatment as a tenant. Complete con artists! But the day will soon come when karma and all that they've stolen from others, will come back to them many many times more.

They issue Licence Agreements and therefore hold deposits in their bank account as oppose to Tenancy Agreements with deposits ring fenced with the DPS
When you leave they refuse to return the deposit and there is nothing lawyers can do about it

They lack class and should not be in business but Karma will get them in the end !!!

COMPLAINTS ABOUT Kensington Properties and Investments Ltd.

Dear Sir/Madam,

I’d like to report about Kensington Properties and Investments Ltd.(58 ACACIA ROAD, LONDON NW8 6AG, COMPANY NO. 09548144).

I rented a room in Beckton that was advertised in Spare room.com from KENSINGTON PROPERTIES & INVESTMENTS LTD.

In the advertisement, it said the room is available immediately with no minimum term and no maximum term with no extra cost and no deposit needed to be paid.
I moved from Northern Ireland on 7/8/24 and I had nowhere else to live in London. On the day I arrived to collect the key there, the contract I had to make was different from what it was said on the advertisement. Valarie from KENSINGTON PROPERTIES & INVESTMENTS LTD said the contract term is a minimum of 12 months. I explained to him that I won’t live there that much long in that room because I planned to stay there just for temporary. However, Valarie said to me not to worry and to let him know before I moved from that room. We ( I and other flatmates) also have to pay cleaning fees, internet fees, in contrast to what was mentioned in the advertisement. The fees are not all inclusive. I had to pay a total £1726.00 for the fees + deposit. I had to sign the contract on that day because I had nowhere else to live in London.

He also asked us to pay for the extra fees to collect the rubbish. When I refused to pay the extr fees of £ 150 , he was rude to me.

I informed Valarie on 13/11/24 that I will move home in the end of December, more than a month before I moved and I did move home on 31/12/24. I sent the messages as well as the emails to Valarie and Kensington Properties many times but they haven’t replied to me. Valerie's mobile number is 07583 609051.

I sent the room key back on 2/01/25 and I requested the deposit back. Nevertheless, I haven’t got the deposit yet and I received no reply from them at all.

I’d be grateful if you could kindly help me to get my money back because I earn money by working days and nights and it is not fair for us to be cheated by Varlerie and his colleagues from Kensington Properties. We should fight for unfairness.

I don't want other people suffer like I and I would remind all of you TO AVOID RENTING ROOMS FROM Kensington Properties and Investments Ltd.(58 ACACIA ROAD, LONDON NW8 6AG COMPANY NO. 09548144).
I hope this message helps people from being abused and cheated.

These people are criminals and will do everything to scam the tenants. Avoid at all costs

Throughout my stay at a property managed by the Kensington Property Investment Group (KPIG), KPIG has endeavoured to undercut its tenants at every corner possible to maximise their profits. Historically, many tenants at properties managed by KPIG have had unfavourable interactions with them, evident through the number of bad online reviews this agency receives.
Communications with KPIG are extremely frustrating, as they either refuse to reply/very unresponsive, or make vague claims/promises of repair which they do not keep, or blame the tenants. Consequently, dealing with them was extremely stressful.

Some examples of how they have violated their contract, and tenants' rights include:

1. Less than 24-hour notice comings/goings to the apartment
2. Failure to address the mice issues in the property
3. Failure to address the broken fire alarm in one of the tenants' room
4. Taking >1 month to replace the broken fridge/freezer
5. Failure to repair/replace damaged furniture in the property. These include couches/chairs that were damaged prior to moving in.
6. Withhold of deposit without proper reasoning/evidence. This has happened to many tenants, sometimes for amounts of several hundreds pounds. Importantly, your deposit is not protected as it is not an AST.

Please do not rent from these people.

I wish I can rate them zero

I wish I can rate them zero. Very unresponsive, very condescending, very disrespectful. They don’t respond to emails. They stopped being responsive after I moved in. I met a faulty item when I moved in, and they told me to repair by myself that that’s what the landlord said.
They promised a table and chair when I went for viewing, when I moved in, they told me to go get it myself. No microwave. I don’t know why a modern house will not have a microwave. I fault myself for taking the accommodation before reading the reviews.
They are scammers. Beware!

Unethical - To avoid as much as possible

I rented my first flat in London with this agency because it seemed like the easiest option, but I do not recommend either the flat or the agency. They were very responsive until I booked, but as soon as I paid, their responsiveness dropped off. When we had issues with the flat, it would take days and multiple messages from us to get a response. For instance, when our cooker broke down and became a fire hazard, instead of replacing it, they simply told us to stop using it.

When I moved out, it took them far longer than the 30 days specified in the contract to return my deposit. I had to chase them several times. Additionally, they kept £80 from my deposit without warning, explanation, or providing any invoices.
When I questioned this, they claimed, "£80 has been applied to all households for over-usage of utilities. This was divided to cover the over-usage as the company would contractually cover £70 a month, but they have covered a lot more as a gesture, though it has reached even more." They selectively used parts of the contract to justify this charge, ignoring the section that states adjustments for utility bills should be made every three months by the agency, and not mentioning that the deposit shouldn't be used to adjust these bills. When I pointed this out, they responded, "Once an occupant vacates, accounts review the period they stayed in the flat and the corresponding invoices for that period. If the amount exceeds a certain threshold, it gets divided, and a share of that is charged. We have charged the minimum possible amount."
Moreover, it took months and numerous emails from me for them to provide invoices, and to this date, they still haven't provided satisfactory proof.

To sum up, if you have any other option, choose it rather than going with this agency.

Scammers

Scammers. Room does not look like in the pictures, the toilet stayed broken for 6 months, there was mold and the fire alarm was broken for 6 months, ringing every 1 minute. If you choose them, you will not have liveable conditions.

I lived in a shard house in Battersea for 6 months. Paid my rent every month, which included all bills.

1 year later... an old housemate informs me that a debt collector letter for £1,300 has come through the door with my name on it. Turns out the water bill hasn't been paid for 3 years and Thames Water found my name attached to the property.

I spoke to KPIG and they refused to get in touch with TW to take ownership of the debt. They insisted that 'everything had already been sorted out at their end'. I'm still trying to sort the debt out now.

My old housemate had received the debt bill for the electric and water... over £1,500 owed.

When I lived there, my wardrobe was broken from the start and they refused to fix it. Poor communication and dodgy as hell.

CROOKS

CROOKS! If you never want to see your deposit back or feel safe.. this is the agency for you! Egle, Maryam and the Eastern European boss they work for - be warned this agency is borederline legal. Accommodation is basic -- once you've paid they don't want to know you or any concerns (no heating, broken washing machine, no locks on doors, psycho flatmate). I took a room in Churchill Gardens after a term working abroad - I needed a place last min and unfortunately didn't read the reviews. I've learnt the hard way. If you're reading this - RUN. Good reviews are from tenants that they ask to give reviews prior to their contract ending. I couldn't believe it when my flatmate showed me a text from Egle! They don't care who they're tenants are.. just as long as you pay.

KPIG is an astoundingly poor lettings agency. The degree of professionalism was sub-par right the way from start to finish.

Upon entering the flat, we find that our bedroom window has been sealed shut, thereby blocking in the overwhelming paint fumes from recent decorating. Whilst paint fumes were to be expected, the locked window was not. I got into contact with KPIG about it immediately, however it took over a month before someone was sent round to un-seal the window and allow us some fresh air for the first time.

Another big problem was a rotting and frankly, broken bath panel. Despite this looking pretty horrible aesthetically, the greater problem attached to this was that insects would frequently find their way from the rotting insides out onto the bathroom floor.

When we arrived at the property, we found that the drawers under the bed were filled to the brim with other peoples' things. These ranged from dusty blankets to coats and jumpers. This wasn't the end of the world but was just indicative again of a poorly managed and lazy management company.

There were probably 4 or 5 more little things that could be mentioned but to avoid redundancy I'll focus on the main issue.

What really annoyed me and was, in my opinion the final straw, was money being taken out of our deposit. The flat was left in a cleaner and less broken state than when we moved in, so this was not the reason for money being taken from our deposit. We were instead told that it was due to us going over our allowed limits from heating and electricity. Ordinarily, this would not have phased me and I'd be happy to pay any extra. However, from the first month of living at the property, I had been emailing KPIG asking for copies of our monthly energy bills so that i could ascertain whether we needed to reduce our usage or not. I received not one single reply to any of my emails and texts. I found this not only unprofessional but rude. The audacity to then charge for over-usage when KPIG couldn't even manage to reply to an email I found unbelievable and was the cherry on the cake for me.

I could not recommend them any less.

Complete scam

Complete scam. Disgusting room full of mould with a pungent smell. Represented a serious health hazard. KPIG could not care less.
The rooms dont have locks. Being a female I felt very unsafe leaving with three male strangers.
Internet connection not functioning. Broken furniture.
KPIG makes you pay deposit and one month rent before seeing and signing the control. This is completely illegal.
This company shall be forced to close down.

Avoid at all cost

I was lucky enough to properly check the contract before make and payment or sign (yes they first ask you to pay before getting a contract to book the property/room).
The contract is a complete scam, fees for everything, they can change your room whenever they want, they say they pay bills but if its over 70£ you have to pay the extra and many other scams....cant believe it is legal that the company continue to operate

Not even worth 1 star, the staff are so rude and belittle you so much. Moved in being told that I would get the property all equipped and never did. I had to spend my own money on getting plates, microwaves, Hoover etc and wasn’t refunded for it. They were so bad at communicating. Would take them weeks to sort out a problem. Since I moved in with them I had many boiler issues and water leaks in which were never solved for a period of between 2-3 weeks. Instead of acknowledging the fact they sent replies back, such as “please send a photo” and failed to reply.

Clowns

They basically force you to write a good review as soon as you show interest in renting with them. They act all kind and caring, but as soon as you pay, they start ghosting you.
I lived there only 3 months, LUCKILY, although I paid for 6 months - as per my contract. The room I got was different than the one I paid for, Internet was not working and the initial conditions in which I found my room were disgusting (I have pictures, of course).
They also kept £50 from my deposit - which they gave me 2 months later - because of the wrong reference I wrote while making the payment. You might be wondering now, "Oh, well they're right". Do you wanna know what I wrote? Instead of "Name.Flat.Room", I went for "Name, Surname, Flat, Month". Poor fellas, made them waste so much time.

Oh, the boiler made weird noises, had to text them 24/7 to get the plumber to fix it.. like 3 times. Plus, the fire alarm was off. Isn't it illegal?

All the good reviews on Google you see now are either written by new tenants or by the staff itself. I'd like to insert clown emojis right here.

Guys.. they're scammers. And a complete joke.

Very poor equipment; dishonest staff; kept my deposit

I rented a room in Eden House (89 Church Street) in the summer of 2019.

The equipment is of very poor quality. The bathroom upstairs did not have any warm water: I took cold showers. Then the pressure went down and I couldn't even take showers there, so I switched to the bathtub in the same bathroom. I had to take my showers squatting, as there was no shower curtain. Then the light bulb died. At that point I was taking showers squatting and in the dark. Also, half of the chairs in the kitchen are broken.

The licence agreement is astonishing. In a fixed duration contract where you have no possible way to stay longer than the agreed termination date, they will still charge 500 pounds if you forget to give them a month notice. That's what happened to me, even though they were organizing visits in my room before I left, and I learned that the room was soon occupied again.

They played dead for 3 weeks after I left, despite my emails. They finally replied to my 6th email, saying that:
- they had already responded to me (they had sent me an unrelated email after I left) and spoken to me on the phone (only to say they were very busy and asking me to send an email to explain my situation)
- I had not given a month notice (true)
- I did not return the room in the condition I received it (false)
- I did not return the keys downstairs (false)
- for these reasons, they were not only taking 500 pounds from my deposit, they actually allowed themselves to take all of it.

In a nutshell, an extremely dishonest staff having no problem with stealing 600 pounds from a student.
