Kunda house cheated us!!!

I don’t normally write reviews but I must say that This is the MOST HORRIBLE PLACE AND EXPERIENCE I’ve ever had with anyone. They are cheaters and liars. EXTREMELY UNPROFESSIONAL AND UNSAFE ROOMS.
These people gave us damaged apartment with broken heater and unrepaired walls and we even complained about it. But they never did anything to help, But whilst leaving they literally STOLE OUR deposit saying that we did the damage. We even presented the proofs to them saying that them did the damage and it wasn’t us but again cheaters cheated us with our deposit

They were homeless knocking at our doors and messing up with the electricity the entire night and when we complained shitty kunda house did nothing because they left the main door unrepaired and unsafe.

We had to call the police and the police sorted it out for us.

Anyone who moved to the Kunda house apartment always always moaned and complained how worse this place was. I’ve had neighbours telling that this place was cursed!!

Also pls don’t ever think to move to this place because they hold deposit illegally and scam your money

Utterly crap

Firstly, they didn't tell us we needed to make a deposit in order to get inside until the day we were moving in, after we had paid for the accommodation, that was not easy for us to do as we had chosen this accommodation based on what money we had available and had to withdraw from savings to afford it.
Entering the property using a mobile phone app is difficult and it only works on one of our phones, so one of us can't get inside alone and the other always has to be there.
There are no instructions inside for anything such as where to put your rubbish.
When you have the washing machine on the entire room vibrates and it is very loud, including when the neighbour's have their washing machines on, feels like the house might collapse. Neighbour's also constantly use their washing machine at around midnight while we are trying to sleep.

While I was cooking one day alone at home a very heavy cabinet fell off the wall above the stove. I am strong so I caught it and it hurt my back and arms. I am lucky that it didn't fall into the hot food and water and burn me. If I was a frail person or older person this would have ended very badly. We contacted Kunda House after this happened and they said they would sort it out. We heard nothing more for 2 weeks until one day I am here alone and 3 men come knock on the door to have a look, with absolutely no warning or arrangement. I felt very uncomfortable and they stood inside for over 15 minutes, examining the cupboard and being rude, peering at all of our belongings, taking a phone call that had nothing to do with the visit for 5 minutes while im sitting on my bed awkwardly waiting for them to leave, one man proceeded to enter my bathroom to inspect something that I'm unaware of. This man in particular didn't acknowledge me until he was about to leave. This behavior is unprofessional and unacceptable. Also, while inspecting the cupboard one of the men said "luckily the cabinet didn't smash when it fell down" without any regard for the fact that I was hurt and luckily not killed as it was very heavy and solid and 100% installed incorrectly and unsafely. Also, one of the men was suggesting to just pop it back up temporarily until it falls down again, putting the next occupants at risk.
Since we didn't find another rental while we were staying here we organised to extend our stay, since this room was booked out they told us we can move to another location and gave us the address. We are supposed to be moving there tomorrow so emailed them and they have told us TODAY, THE DAY BEFORE MOVING, that they have booked that room out now.
NOW WE HAVE NO WHERE TO STAY.

If they could give us our deposit back soon that would make it easier to find alternate accommodation HOWEVER after reading their reviews I am not counting on getting the deposit back in less than a month as some people have waited SIX MONTHS.

Unreturned Deposit After 60 Days – Unprofessional Conduct

I moved out of the property two months ago, and was told that my deposit would be returned within 30 days. It has now been 60 days, and I am still waiting. Despite multiple follow-ups, the only response I get is, "We're looking into it."

This is incredibly disappointing considering how quick and strict they were when it came to taking payments — no leniency, no delays. Rent reminders would come via email and phone calls even before the due date, and I never missed or delayed a single payment throughout my tenancy.

Yet now, when it's their turn to return my own money, I’m being made to chase them. This lack of professionalism and accountability speaks volumes. If you're considering renting with them, think twice.

Took my money and denied me accommodation

Gave me access to the front door key code but never gave me a key to my locked room. Stated the key was in the kitchen cupboard multiple times, and returned on multiple occasions to find the door still locked and no key. No one would meet me to provide me with a key and they stopped replying to my emails and calls. They offered me no help with additional accommodation when I was left at 10:30pm without a room as a single woman in Birmingham. The evening before I was ‘supposed to check out’, I went to the accommodation using the front door code and there was someone else’s food in the cupboard, but still no key to the room.

Do not trust this company. They have denied me the room, and also the refund.

My experience at kunda house is as very horrible the property was very dirty when we arrived there were empty water bottles lying around the room the bedsheets were not changed there were hair all over the place and the air smells very funny in the property.

Very disappointing.

This house is close to the University sports hall so was convenient to attend a competition. However, the room was very small. The bathroom smelled musty and there was mould on the shower and sink. Only one small towel and a bath mat were provided, unlike the photos of towels on the bed. The kitchen and fridge were dirty. The crockery and cutlery needed washing before it could be used. The bins were overflowing. Certainly not a 'state of the art' kitchen as advertised. The house had obviously been used as student accommodation. The check in process was overly complicated and I wish I had cancelled the booking rather than pay the £100 security deposit. I assume it will be paid back in full within 7 working days. The WiFi code was only provided on the 2nd day.

I stayed at 164 Bournbrook Road for 3…

I stayed at 164 Bournbrook Road for 3 months i was in room 1 and had no heating in my room for the whole stay. For a few weeks there was no heating in all the house whilst staying there, this was during minus temperatures. I left the property on the 27th January and have been chasing my deposit since, they have just sent the same email stating that the management team is reviewing the situation. I have gone to their offices which is stated on the website but that they are no longer there. i have informed them that i will be taking the matter further should i not get a personalised response. I have asked under what tenancy protection scheme is the deposit kept under and again i have just been told that they will be getting back to me on this.

Never again

Their houses are fine but the management are a bunch of pathetic fraudsters. Stayed at 419, Alwold Road for 6 months and getting my deposit back has been a major issue. And they've been dodging emails and sending AI generated generic responses. Never again.

The door lock for the room was broken…

The door lock for the room was broken and I have been told that they are unable to send a locksmiths over on the day. I requested the customer service to cancel my reservation as I am unable to lock the door, which means that I am unable to left my luggages or any personal belonging in the room and go out as anyone can just get into my room. I leave the property when I was told that things cannot get resolved, they refused to cancel my reservation and I never get my refund until today's date!! I contacted the customer service by phones or even by emails, I sent them the videos showing the broken lock, but no one ever come back to me. AVOID!!

Empathy Customer Services

Customer Services - Empaty. The interior & facilities of the accomodation i booked for 4 people were good. Somehow the entance is at the back through 'dark' ally of junky port I can say. On the nite of day one of our stay on the way back from work, my husband over heard the guys there were discussing about asking a money from him to walk tru that ally. He walked fast and shut the door then asked me to move out from there the soonest. I log a complaint & Kunda immediately responded & we managed to move to their other room (for two only) but the entrance is at front (main street) 2 days after the complaint..I was charged £45 for cleaning fee but im ok as long as m out from that high risk crime ally. And I book nearby hotel room for my 2 daughters to stay 1 night before they off back to college a day after.

Not a pleasant Experience

Struggled to get in the property, did manage to speak to someone on the phone who helped us get access. Once we was in after the check in time cleaners were still in the apartment carrying our empty beer bottles. They they just chucked bedding into the lounge and we had to put the duvet and pillow covers on ourselves, one set of bedding was still in it packaging from Asda! When we shut the door the handle came off. There was no toilet roll and when we asked the cleaners for some she screamed at me to buy my own. Had I have realised no toilet roll was going to be provided I would have bought some with me. Also the shower did not work and there is a very stagnant smell coming from the bathroom too. The apartment was freezing, the temperature gauge said 23 but the heating was not on at all. Overall the night we spent there was not a pleasant one. The property has the potential to be amazing but it’s just not at that stage. It needs to be clearer on the description too about bringing your own toilet rolls and towels.
