03/08/23 afternoon made phone call to your firm and Amy answered the phone and i explained to her whole situation about Tenant and full story problems i have wit her- Tenant constantly lying on payments been made ,caused problems to neighbors as twice blocked the sewage in two years time, been smoking in the property and letting friends to smoke, painted walls with not asking, damaged external doors as police came in with force and broke in to check on her life threatening emergency.
She listen and asked to provide tenancy agreement to explaining that there could be mention determination contract straight away with providing section 21.
On 04/08.23 i send her email saying i think she is right and we can serve section 21 and i asked to provide quote .
She reply me straight ignoring what we talked about and offer me to chose which section i would like to chose 21 or 8 .
I felt bit let down as checked online reviews and they were 5star .so on 15/08/23 reply her to provide quote for section 8 as 22 can not be served as Tenant already not pay rent .
Again se reply straight by confirming of serving section 8 and asking instruct them and make payment .
15/08/23 i confirm that that im happy they can act on my behalf an send all photos, papers been requested by Amy.
17/08/23 i made payment and send photos of damages to property already.
21/08/23 Amy confirmed payment received and and requested lates rent statement , which i provided same day . Again she concentrated only an rent arrears not on other breaches as well.
25/08/23 I contacted Amy about update and she confirmed same day that she working on section 8 notice and it will be served after bank holiday weekend and promissed update when all done.
As she did not come back to me i made phone call on 01/09/23 morning an Amy stated that she didnt served yet as we need to wait until Tenant Judie dont py rent second time and if she dindt hear from me by afternoon of 01/09/23 she will poste straight away on mondain morning.
04/09/23 Jane Canham answered the phone and stated that Amy left her message saying to reviuwe the case and poste, Jane on another hand told me that she is going to reviuwe the case today and poste straight away in the morning. Because i lost the trust i called again midday to make sure she posted as promised but she told been busy and will check the case afternoon and poste fist class same day. Called again in the end off the day an she told me it was posted so i asked can you please send me copy off section 8 and proof of postage as i been let down and would not trust , se was not happy said that she is very busy and will email me tomorrow .
05/09/23 Jane emailed me that she is reviewing notice 8 for me and will send first class poste for me Today on 05/09/23 .
So again all this information confirms that both Amy and Jane lied to me and serviced they provide was not professional plus they ignored what i told the and did them way.
08/09/23 i finally received copy of section 8 and notice mistake that 3 months not paid not two and there is no grounds on breach of tenancy and other.
So was shocked and disappointed. Started to look for other solicitors who can take to second step as cant trust this firm.

Rebecca was extremely knowledgeable and helpful. She was also very patient with my many, many questions! She is my new 'go to' for every Landlord need.
