The Landregistryservice's Automated Valuation Report is apparently a scam. Paid money for a valuation and no trace of the order or email confirmation. Looks like a fraudulent operation!

Was sent someone else’s deeds not my own and then told I would need to pay more for additional information. Total scam

I placed an order with this company nearly 3 months ago. I have sent numerous emails but have not received a reply. I needed information urgently so was quite willing to pay. They will take your money and that will be the last contact you will have from them.

This company advertises the search and supply of Title Registers and Title Plans. I ordered a Title Plan and then thought to ask a question. On receiving no answer I cancelled the order by email. Some three hours after that email I received the Title Plan but still no answer to my question. The next day I received an answer to my third email telling me that the plan did not contain the information that I required and that would not refund my money because the order had been fulfilled - despite my cancelling it! Since then there have been no further emails from them and neither do they answer the telephone.
This operation is a SCAM, designed to swindle people out of their money.
If you need copies of Title Deeds and Title Plans go straight to HM Land Registry. They are very helpful and half the price of the above scammers. Yes, you have to use snail-mail but at least you get genuine information.
