This is my third refi with Lending Buddy. The process continues to be swift and error free. Steve Arniotes and I spoke on September 16, 2025 and the loan was finalized on September 26, 2025.

Ten days...now that is the full process for a 2 percent reduction in my interest rate for a 15 year term. I have been completely spoiled by straightforward dedication from a company with constant contact throughout the 10 day process. All the finance jargon was explained and I now consider myself an informed confident consumer. It will take a whale of a deal to cut my loyalty to Lending Buddy.

I was courted by another outstanding company, but they fell short on many of the loan terms and costs associated with my particular situation. They just could not or should I say would not match the deal Lending Buddy put forward.

I am completely satisfied with all aspects of my new loan from Lending Buddy; I can see the light at the end of the debt tunnel and it is clearly bright.

I have a deed convenant that had same deed restrictions process. I was trying to get HELOC with different lenders and they denied me due to deed convenant until I found Lending Buddy. We were able make it happen. The people involved in my process were great knowledgeable people. Great communication every step of the way. 100 percent recommend

You expect your loan officer to be professional and knowledgeable of his company and the market in which it operates. What you cannot expect is Shawn D.

Professional and knowledgeable doesn’t even scratch the surface. He listens. He understands. He pursues your best interest relentlessly and without deterrence. Whatever comes up, he has an answer to deal with it. I had a very complicated circumstance. Shawn conquered every obstacle as it appeared. I could speak to him any time I wanted and he was always at the ready with options. I just can’t say enough about Shawn. If you’re lucky enough to get him as your loan officer, you are very lucky indeed.

Steven S. Was our main loan officer after taking over for our first loan officer. Steven did his absolute best to make sure my wife and i were satisfied throughout the whole process. His communication was top tier and the team he was working with was just as great. I can't imagine the time they spent when off the phone with us, but they definitely put in work and jumped through hoops to satisfy our requests. We will 1000% be working with them in the future and would recommend them to any and everyone looking to refinance or access equity. Thank you Steven and the whole team involved.

DIFFICULT AND FRUSTRATING!

But to our agent's credit, he would not let this go until he had pursued every twist and turn and obstacle that the Underwriters threw at him! I was in the Real Estate business for over 10 years myself and I have worked with a lot of Mortgage Brokers for my customers and for myself and STEVEN SINGOTIKO stands heads above them all! He just would not quit! I just knew this loan was never going to close and he kept reassuring me that he "would get this over the finish line" and he did! He is the only broker in my adult life that cared enough to check out my VA status and find out that my loan privileges had been fully restored. And right at the end of this difficult and frustrating process, he was able to sweeten the deal with a 1/4 point reduction in the quoted rate. My wife and I were able to clear up a large amount in accumulated CC debt that was costing us a ton of money every year and get some cash out besides!

Let me first say, if you are even just thinking about or considering refinancing as a financial option for you and your family's needs, I would ask for you to please contact LendingBuddy LLC and just introduce yourself, explain your situation in the detail you feel comfortable with at first, and allow LendingBuddy LLC, and their team of professionals to go to work and first earn your trust and then earn your refinancing business.
I was fortunate to link up with Steven, a Senior Mortgage Banker, and my goodness, Steven listened to my situation with all the unique parts, asked about my goals and needs, and just took me and my wife under his wing and went to work developing a strategic plan to refinance my home which would address my current situation, fit my budget goals, and set me in place for future financial success and stability for the future. Steven is the absolute and consummate professional who knows all the ends and outs of the mortgage industry. You know what impressed me most of all about Steven, along with his wonderful business traits, was his ability to keep me "in the loop" or communicate with me constantly on the process I could expect moving forward. Steven called me at the weekend and during the evening if he thought there was a bit of information, I would need to feel comfortable under his care. This is important to me, probably more than the actual numbers, rates, etc. that make up the refinance process. With very little discussion, my wife and I decided to put our trust and faith in Steven and his team. We were never disappointed. Let me also highlight this, from initial information disclosures and underwriting, we closed our loan in just over three weeks. That is just unheard of. Closing documents were completed/reviewed, the notary was dispatched to my home, appropriate signatures captured, and previous mortgages paid off by lender wire immediately, and other proceeds checks overnighted to me through a major carrier. Done! Just incredible. I have focused mainly on Steven here, but Steven was directly supported by Khue Luu, LendingBuddy LLC Operations Officer, and after Steven performed his professional magic developing the plan, Khue Luu went into action, putting together a precise list of required documents and evidence needed to support Steven's/LendingBuddy's refinance plan. Her simple straightforward listing and how to get her the documents uploaded that she needed for her review and forwarding to the underwriter was just nothing short of flawless and meticulous. Khue Luu caught anything that would slow down the process and worked directly with the underwriters to ensure our refinance passed their scrutiny and inspection. We had no issues with all the financial documents requirements and flew through underwriting with efficient approval. Like Steven, Khue Luu, kept in constant contact, and they both were just so warm and pleasing to work with. Steven and I will be in contact every few months until LendingBuddy LLC can work on another refinance plan to hopefully gain even greater financial success. In closing, my wife and I could not have made a better choice and were just fortunate to be blessed with Steven and Khue Luu. I’m close to totally blind & have issues since I almost died from a brain tumor.

Jeanpaul was rude & inconsiderate he
• Told me all the costs were close to nothing, they were about $3,000 which would take 5 years to break even
• Told me he was doing a soft hit on my credit scores it was hard that dropped my FICA scores 4 points
• Was going to call me back that day to go over options, never did
• He sent me a form to sign but he knew because of my vision I need to know everything to know if it is what I wanted

If you use them, you say it’s ok to take advantage of the blind

Steve Singtiko Is very professional and knowledgeable. Very easy to talk to. And he gets the job done. Very trustworthy person. And I highly recommend he and his team. So far so good. Everything I see is good, I am in the process for HELOC and may close the deal sometimes next week. Steve Richard is amazing, it is becoming very rare to find people that know the profession they are in very well, and for sure Steve exceeded my expectation. Will come back and update final review after closing.

He took the time to listen to what I wanted to do and asked questions to ensure he had a complete understanding. He then explained all my options, including some I was not even aware of.
