A family run independent lettings agency (one of the last remaining non-chain agents in St Albans), we pride ourselves in delivering top quality service. As many landlords and tenants will know, there is a lot that requires careful attention and management when it comes to effectively managing properties and it's not always possible to keep everyone 100% happy all the time, however, we strive for this every time and we make it our goal to provide a service that is better than the rest. There are other companies out there who are infringing on our trademark (Let Me) and who trade using similar names to us, please don't confuse us with them. We generally only operate in St Albans, Hertfordshire and the surrounding areas and we are in no way associated with these other companies. Our trademark attorneys are working hard to close them down or to rebrand to avoid these instances of confusion.

Absolutely awful landlords

Constantly harassing and invading privacy! Ask not to be disturbed then proceeds to get shitty at tennants when they ask to be left alone! Absolutely unprofessional!

Not happy with the service of this…

Not happy with the service of this company. They don’t call or keep you informed with what’s is going on. They reduce the property to a ridiculous price without telling you devalueing the property. Really awful experience. I have cancelled my agreement and yet no response from them.

Nasty pieces of work

The owners - man and wife - Caroline and Phil Buckley (I think the names are) refused to fix a hole in my roof for 4 months and fixed it the day I undercut the rent. Then Caroline blamed the hole on me stating that I had ripped a piece of the ceiling off. The hot water turns off all the time and I had to go to the gym to shower and take flat mates. I complained 5 times and they never got to the bottom of it. I said I would undercut rent again as they were pathetic at addressing the problem and they served me with an eviction letter under section 2 or 21 - not sure - which effectively means they don’t need a reason to get rid of you. They tried to make me homeless but I’ll be living here rent free until the council help me find somewhere. Nast pieces of work these two - Rebecca Creed also.

I rented a room from this agency for…

I rented a room from this agency for about a year and things went well for the most part, they were always quick to respond and deal with issues. Unfortunately it all sort of fell apart around late November where without consulting any residents they raised the rent and removed our thermostat - replacing it with a remote one so we can't turn the heat up. When questioned about this they were rude and refused to show us our bills or any evidence that we are using too much (we were always trying to use as little energy as possible). We contacted the council about this and they said what they are doing (removing our thermostat) is illegal. To make things worse the ceiling started leaking and looked like it was about to collapse, when I informed them about it they ignored it, I was forced to move out. As far as I'm aware the ceiling is still like that and they're trying to rent the room out again; good luck to anyone that moves in there.

DON'T RECOMMEND FOR TENANTS

First of all, I’d like to start this by saying that I am really upset to be writing this review in the first place. Throughout our entire tenancy we were flawless occupants of the property. Not a single negative inspection.

We left the house in better condition than we received it in, with photo evidence of mouldy carpets (which we replaced) dust/hair everywhere and a filthy/broken toilet. The owner of Let Me Properties (feel free to do your own research as I can’t include names) “claims” that the property was in a professionally cleaned state. It wasn’t.

I was the head tenant and responsible for paying rent and signing documents, unfortunately, my housemate was told to sign paperwork saying that the house was “professionally cleaned” which I had evidence that it wasn’t the very next day.

Again, I’d like to say that we always kept the house in flawless condition. As for moving out, Let Me Properties throw so many legal documents and warnings at you to only use their “specified cleaning company” which they most likely have an agreement to earn money on.. (they also charge extortionate rates) this means if we were to get the house professionally cleaned by another company, and they deem it as bad (by finding dust on top of lampshades which they found our house) they demand that you pay £350 to get the entire house cleaned again which is absolutely ridiculous considering it was cleaned to a professional standard. (I have been a professional house cleaner myself for years.. I know how to clean) As for “professional carpet cleaning” which Let Me Business Owner claimed was done prior to us moving in, I doubt having mouldy edges to the carpet and extreme amounts of dust and hair along the skirting boards is very good professional cleaning. Also, I must say it is extremely odd that they demand that you tell them which cleaning company you will use prior to you even moving out? This means if they find a tiny bit of dust anywhere and you haven’t used their “approved cleaning company” they can charge you £350 regardless.

Long story short, and as other reviewers state, the Let Me Business Owner throws a lot of legal terms constantly throughout the entire tenancy. I was actually forced into having to agree on a ridiculous £450 loss of our deposit (the owner literally said he is asking “one final time” before his own “deductions” will be made regardless) with threats that suggesting anything less than that, he would not deem it fair and take deduct whatever he wanted.. bearing in mind our landlord would visit the property to fix things himself to save money, the Let Me Business Owner demanded that we pay an extra £100 for a literal light bulb. Again, I would get it if they were sending someone else out to fix these things, but the landlord does it himself as he always did. I even had another employee on the phone who suggested that I select £0 deductions from our deposit as she visited us monthly and saw the condition that we left the house in and it was “totally fine” to do so. When I then called her back after the Let Me Business Owner demanded £450 deductions, she then refused to make any further comment, causing me a lot of anxiety in regards to our money.

To be honest, I could write an entire dissertation on how distressing using Let Me Properties was. But it caused so much grief when I was on holiday that I just accepted the £450 loss to get it done. These kind of threatening tactics, not giving the landlords details when I requested them 3 separate times, not telling us the timeframe in which to settle the deposit as a means of intimidation (it’s 1 month by the way) and literally telling me that “if I refuse the £450 deduction, further deductions will be made from the deposit“ was just not worth it. I’m so disappointed with how the Let Me Business Owner runs his “family business which pride themselves on delivering the best quality service possible and always treating everyone with respect”

If I can, I will attach pictures below, so feel free as a tenant to make your own decision but I strongly suggest that it’s not even worth it. Sure enough the Let Me Business Owner will ignore most of this and reply to this with his own legalities about how they hire independent inspectors and whatever else he wants to say to defend himself ect. Strategically leaving out the part where he is probably earning money from others (otherwise why would we have to specifically tell him we won’t be using his company?) wrapping tenants up in so many legal documents that he can dictate whatever he wants to look good to the landlord. (See my review on Google for pictures of the property when we moved in and our email thread where he literally forces me to accept to a £450 deduction.) Reviews are for customers to share their experiences, this is ours, feel free to make your own judgement, many thanks!

Nicole, I'm happy to share the independent professional AIIC inventory clerk's findings showing that the property was professionally cleaned before you moved in and it was not cleaned properly when you moved out. I can also share the section of your tenancy agreement where you agreed to return the property at the end of your tenancy in the same "Professionally Cleaned" condition you received it in.

Dear Nicole and James, I am very disappointed to see that you have spent the bank holiday weekend leaving negative and false testimonials all over the internet about our business. Firstly, Nicole, you agreed to offer the landlord £450 in total deposit deductions "without dispute". However, now it appears that you are unhappy with your decision. As was made plainly clear to you throughout our communications regarding your deposit deductions, you were contractually liable for the cost of returning the property back to the landlord in the same condition it was in when you received it (minus fair wear and tear). According to the 3rd party professional inventory clerk, you received the property in a professionally cleaned condition and you did not return it to us in a professionally cleaned condition. Therefore, you were liable for the cost of the professional cleaning which amounted to £350 (as already explained to you, this cost is paid in full to the contractor and neither the landlord nor we receive any share of it - please do not make false accusations without evidence). The final £100 that you offered the landlord has been paid to the landlord to cover all other matters that you were responsible for, as identified by the inventory clerk. We did not keep a single penny of your deposit. We provided you with tonnes of support and guidance before your check-out appointment, explaining your responsibilities and asking you to ensure that the property was properly returned to the correct condition before you moved out. The vast majority of our tenants follow this guidance and we have very few issues with deposit deductions because of this. I'm sorry that you failed to follow this guidance and therefore had to have money deducted from your deposit (with your full agreement).

Properties are not located as where they are advertised on RightMove.

Just seen the reply so updating my comment, to be clear they know exactly what they are doing here. The property location was almost a mile away from where it stated it was on Rightmove, a mile away further out of town and away from the train stations and points of interest.

Ok so it has now been updated after all the viewings have happened, congratulations, and Rightmove is somehow to blame even though Rightmove is using Googlemaps?

Hi Fergus, as my colleague explained to you at the property on Saturday, the map position on Rightmove was not something we could control. Rightmove automatically place the map marker based on the Post Code of the property. On our website, the map marker was in the correct position. I have addressed this issue with Rightmove and they have updated their map position for this property.

EDIT AFTER FURTHER REPLY:
Fergus, our website always showed the property in the correct location on the map. We add the property to a 3rd party IT system and that system feeds the property to Rightmove automatically, we don't go onto Rightmove and manually set the map position, Rightmove sets the position automatically using the post code of the property. The advert on our website has always had the correct map position, this proves that the issue was with the Rightmove website, not with the data we have provided. I'm sorry that you were disappointed with the map position shown on Rightmove, however, I can assure you that this was outside of our control.

The St Albans lettings market is extremely hot right now, we do not need to give false information to let any properties (and we would never). We received 6+ offers on this property after people viewed the property in person.

I was a tenant in a house managed for…

I was a tenant in a house managed for let me properties and the experience was great. Very professionals and quick turn around in all the queries I had, always listened to my proposals when I had any for the landlord and quick response. No problems getting back my deposit when I left. Also they were so kind to send a letter abroad for me after more than a year I left the property.

Very Good

My experience with the agency was very good.
Due to covid situation, it wasn't possible for me to come back to England.
I could just give 12 days leaving notice for the flat i was staying in, instead 2 months agreed on my contract.

Let me property did help me out with this matter in very professional manner.

It has been fantastic to be a tenant and rent a house that was managed by Let Me Properties. I felt they take really good care of the tenants and properties they look after, being very fast at replying and taking action when needed. Highly Recommend

LetMe properties have been the managing agents for my St Albans property for about 6 years now. As a Landlord who lives 200 miles from the property it has been essential for me to fully trust the letting agent who manages my property. LetMe have provided excellent service. They are proactive in finding tenants and dealing with issues. The always get back to me quickly through mail on any queries and have great system and processes that give me the information I need to manage my tax affairs. Having dealt with other agencies for my other uk properties I would say they are by far the best I have come across!

Highly recommend in St Albans!

My partner and I were trying to move in together and it was her first time moving so a good experience was key. LetMeProperties were really a fantastic choice. After some shocking viewings through different agencies, we had a very friendly, professional and thorough service that made our move in really easy and stress-free. They went the extra mile and particular thanks to Greg and Emma who were just amazing with us, from the show around to the paperwork to even any minor issues with the property.
