The Traditional Way The Traditional method of selling a home works like this. You hire an agent to sell your property. You agree to pay that agent and their firm a fee to sell your home and complete the transaction. That agent, in agreement with their local board, agrees to share that commission with any agent that brings in a buyer and completes the transaction. Your agent markets your property by using the Multiple Listing Service (MLS). The MLS is a Board which acts as a meeting place where buyer and seller agents meet to conduct business and trade buying and selling sources. Once your property is listed in the MLS, your selling agent has agreed to share their commission with anyone who will bring a buyer to the table and complete the transaction. However, as a home buyer, it is unlikely you would ever be asked to pay any portion of a real estate commission. Since it is doubtful your Buyer’s Agent is working for free, how and by whom does this Realtor get compensated? In almost every home sale, the entire commission payable to both the Listing Agent and the Buyer’s Agent is paid by the seller. How this works, is that through the MLS, the Listing Brokerage offers a percentage, usually around half (2.5% to 3%), of the total commission to the Buyer’s Brokerage. The two agents involved share credit and commissions in the sale of the home. The majority of all home sales are transacted this way. As a home seller, therefore, you will be called upon to pay commission for both sides of the transaction. While this may not seem fair, it is fact. For this reason, it is essential to secure the best possible commission rate with your Listing Agent when selling your home. Paying a high rate of commission, such as 7% on $100,000, will not make it sell any faster. There is absolutely no correlation between the total amount of real estate fees you pay and the time it takes to sell your home or the price you get for it. Paying more simply means paying more. “Paying a high rate of commission, such as 7% / $100,000, will not make it sell any faster.” The good news is that real estate commissions seem to be falling. The monopoly that Realtors have held over the MLS system is weakening as a result of comprehensive Web Sites that enable the public to access this information. Web services are creating new competition to the industry which will ultimately lower commissions rates. More specifically, it is the listing side of the commission that is feeling the downward pressure. The role of the Listing Agent in the sale of a home is more like that of a property manager than a salesperson. Speculation suggests that one day the Listing Agent will be completely replaced by the Web in that the public will pay a flat fee to place their home on a national MLS site. The emergence of “buyers only” brokerages throughout the United States certainly lends credence to this theory. Easy way to reach more buyers

Easy way to reach more buyers, although it isn’t just the flat fee you pay. If you sell the place then they will also ask for like a 0.1% commission, so be aware when discussing buyer’s agent fee.

Great service to use if you’ve sold a few homes before. Knowing what listing a home and being prepared to stage and show your home are big parts of making a quick sale.

Wow! After posting our home on a free posting service (like Z-l-ow) we found that only Buyers without realtors found our listing. We knew we needed Buyer’s agents if we wanted views on our property. After a month on the free listing service site (Z), we decided to try List with Freedom. Within 24 hrs we had two Buyer’s agents bring their clients through and received an offer $10K over asking within 24 hrs! We’re so happy our home has the perfect new family to enjoy living in it like we did! Thank you List With Freedom!

I think this is a great service

I think this is a great service, but I could not give more than 3 stars because I feeling like there wasn’t enough information up front. Also the amount of emails saying you need this or that. There should be an email that goes out that says everything you need instead of an email every other day saying you need this document then a few days later saying you need another document.

Pleased with the experience

I would easily give 4 1/2 stars if it was an option. I felt the staff members were courteous, responsive and timely. The MLS publication was accurate and very quick. The chat option of communication worked well/efficiently. Had a minor miscommunication on one issue but it was resolved quickly & pleasantly. They helped save me a significant amount and I would definitely utilize their services again.

3rd home closing and 4th getting a lot…

3rd home closing and 4th getting a lot of attention !
I am preparing to close on my 3rd home sold with the help of LWF! VERY easy to use their MLS assistance for greater reach than simply By Owner ~ and our own local attorney in NC. It takes a few minutes to fill out paperwork and become familiar with the website and their process. Then you're off and all along the way - Their online CHAT and direct customer service staff are ALWAYS prompt and helpful when I have a question !

The World is changing in sooo many ways. In a State like NC, where Real Estate Transactions are handled by Attorneys, and List with Freedom can place a listing in the MLS for a small fee, (compared to a 4,5,6% commission to a Broker) A spec builder and home flipper like myself, can really save a lot of money! And so can everyone else if they choose to ! All the best to all the home sellers and buyers!

Awesome experience

Awesome experience, you control buyers correspondence and not rely of agent to do it for you. Youbsave tons of money of you can do few things yourself. I saved $15K. Amazing.

Mixed Review

I realize home sale is a very complicated process, and we are novices so that is not a good combination. So I should make that statement up front. Our experience was very mixed. List with Freedom was great on all the details of set-up. I was very impressed. However, as the date of final sale approached plus on date of closing, I was inundated with repeated requests for copies of documents, often multiple times for same documents even if they were not signed until the actual closing. It has been very confusing. My questions that I sent to List with Freedom during this time were poorly answered or not answered at all. It has been quite frustrating. I would be a bit reluctant to use this service again.
