Oyster lodge Loch Tay Kenmore

Emailed direct. Ignored. Customer service needs to be employed as "to ignore policy and they will go away" does not work in 2026.....

Very poor internal levels of cleanliness for a property of this level and standard.

Upstairs first:
Bathroom had dead flies on the window sill, toilet seat and floor. The bedding bottom sheet has a red stain. The blinds stained with spots. All blinds need a good clean. Pic enclosed.

Utility room:

Wet towel left in washing machine.

Kitchen:
Toaster had lots of bits in it. As picture. Top of extractor fan sticky greasy top.

Lounge:
Glass in the fire had not been cleaned. Pic enclosed.
Flies and bits over the floor in the lounge area. Not been hoovered or brushed properly. Pic enclosed.
Under the settee cushions had not been cleaned for some time and are very dirty and in a poor state of cleanliness and down side of arms. Pic enclosed. Cob webs top of fire flue as well.

Outside recommendation:
Due to the weather all year round In Scotland, it would have been beneficial to have had a canopy over the hot tub. Also no easy walkway to the sauna other that muddy grass. Stepping stones or extending canopy perhaps.

On the whole we where very disappointed at the presentation of the property to guests at the high level and standard you are advertising at.

We have stayed at many locations in Scotland, in fact we lived there for a year and we feel the high price we paid does not reflect the stay we had.

The lane to the lodge is appalling! Very poor and not good for the car, as you state in your small print for low bearing cars. It's very off putting with no visible sign or lighting to the Oyster cottage.

When we take a well earned break we do not expect to be in a "ground hog day" situation of a poor cleanliness presented property.
The only good thing about it is the view over the Loch.

Extremely cold!

We booked 4 nights away at the Osprey boathouse in December at a cost of £1040 and expected the ‘luxury’ that they advertise, sadly, this wasn’t the case. Although the road down to the boathouse is advertised as a dirt track, I was honestly not prepared for just how bad it was. Unfortunately, the only sign for the boathouses is at a very low level and as we arrived in the dark, we missed it completely. We arrived to the front door being unlocked, which I reported straight away. The boathouse has a lovely layout, all in one room, although it was a surprise to find the fridge in another room, which was a pain when making a cuppa, having to walk back and fore with the milk.
The duvet was completely the wrong tog/warmth for winter in Scotland, we completely froze every day & night. The wood burning fire is wonderful, plenty of logs in the shed, which is a short walk away, but once the logs had burned, it was back to freezing again as we couldn’t keep putting logs on through the night. There was a plug in radiator available, but was completely inadequate and gave off little heat. I wouldn’t bother putting the ‘dressing gowns’ on as they were hard and starchy.
Plenty of cutlery and crockery, with a welcome pack of wine and chocolate……we’re tee-total, but it was a nice gesture.
On our last morning, we stripped the bed, as instructed, to find stains on the pillows!
We, stupidly, left a jacket there, which was returned to us within 10 days.
The views were spectacular, completely romantic and slightly different everyday. If we ever came back to the boathouses, it would be in the Summer and definitely NOT in the Winter!

Do not stay at Lochtay or Almond cottage

Our recent stay at Almond Cottage was extremely disappointing and fell well below expectations. The property is in need of additional maintenance and care.

On arrival the oven door fell off something that according to the caretaker had happened twice before. It should have been properly repaired or replaced before any new guests arrival.

The hot tub was also in poor condition with debris stuck in the filter and a line of scum around the water edge showing that the hot tub had not been cleaned from previous guest use. The jets were also not functioning properly meaning that it was nothing better than sitting in a dirty chlorinated bath!

As we had to make them aware multiple times about the hot tub and due to the lack of blinds in the property, the multiple unannounced attendances meant no privacy.

The appliances are dated within the cottage and the lack of utensils and crockery meant you are having to wash / put on the dishwasher after every meal.

The cottage is also not dog friendly as advertised.

We have sent multiple communications to Nina and have had unsatisfactory responses to our complaints. Our weekend away was anything but relaxing and I would not recommend Almond cottage or Lochtay cottages.

Booked Osprey Boathouse months in…

Booked Osprey Boathouse months in advance for 3 nights over my 50th birthday at a cost of over £760. Arrived and the immediate thing that hit on opening the door was the smell and the cold. My husband went to get a fire started to find a box with 2 matches and at 5pm in a rural setting with nowhere close to get more the only other heating was a small oil radiator for a large high roofed space. I started to get our bags in and began to see just how dirty the place was - not only the prevailing smell of a non aired accommodation, but also hairs all over the place of varying colours and types, including on the bedding and the other soft furnishing. The cushions had filthy marks as did the sofa, not just one of two, but so many it made me not want to sit on them. The floor had crumbs all over it, the walls and doors had brown marks and flicks of dirt, the pictures had dirt and drips on them, the door to the main hallway had dropped and was dragging, wouldn’t shut and was gouging the floor, the fridge door had to be lifted to close - and too many other things to list. I later discovered the hot tub water was cloudy and the water felt slimy/oily and smelt strongly of chemicals. I contacted the Lochtay company by email and they came back fairly quickly saying they would send a cleaner the next day. I explained it was my 50th birthday the next day and I didn’t want a cleaner in - to be honest cleaning the floor and giving a wipe round wouldn’t have been enough, the sofa covers needed removing, the cushions replacing and the whole place needed the doors open for a good few hours to be freshened - it was beyond a quick spruce up. After a sleepless cold night with the hot tub droning on and off all night and waking up to our nightclothes smelling of the boathouse we decided to leave. Not the birthday I had planned and so upsetting. I have been given £100 back of the £760. We stayed 14 hours- they said they tried to relet our 2 nights but couldn’t so therefore that was all they’d give. They said it was put back on their website and Airbnb but when I checked their website on the Saturday I couldn’t see it, and can’t understand why they would put it on a social media if wanting to relet quickly? Also it is not my issue that the accommodation was so unclean and not as described. This is not the luxury experience promised - the location and outlook are stunning, the accommodation is not. So, so disappointed and upset and that is now my 50th birthday memory. It is tired and not well kept - I have so many photos. Booker beware.

They will ignore your emails and cancel your booking

Company will ignore your emails and cancel your booking, will make sure to never recommend to anyone

Emailed in the same day i made the booking to clarify if the refundable deposit was to be cash on arrival or included in the transfer no one responded to me and i sent the full payment minus the deposit (it looks like my bank put a hold on this payment as spam) still no response from the company and 2 days later i get an email IN RESPONSE to my question saying confirmation of cancellation of booking (conveniently the same day my bank released the money to their bank account) called the company to ask what was going on to be told thats a pity someone else has now booked it

Stayed in killin and had a fantastic…

Stayed in killin and had a fantastic stay. Beautiful spot by the river, opened the main doors onto the deck to listen to the water bubbling along. Sat in the hot tub under the stars. House is modern, but really feels like a cosy luxury getaway. Great to walk into the town too. Definitely be back.

Almond Cottage Killin

This will sound a little petty as we had a lovely stay at one of their "luxury" properties but had a few little issues that added up to us feeling the need to give them some negative feedback.
The bedroom and bathroom were beautiful. Very clean and comfortable (apart from the man's razor down the side of the bath).
The hot tub and balcony were very private and have amazing views.
Unfortunately the lack of gate means it's not "dog friendly". Our inquisitive westie got out to the busy main road twice despite us watching him carefully.

Our main issue was the main open plan living space. The furniture is very basic and plain. The TV is old, there was no hi-fi, books or games as advertised. The WiFi was actually excellent.

Surprisingly the cooking utensils were almost non existent, no egg cups, no pizza cutter or suitable oven tray etc. The kettle and toaster were very worn but were working.
No washing up bowl or wash sponges but had washing up liquid. I could go on but the real kicker was the 3 teabags and 3 sachets of coffee on the worktop in a wee plastic bag. No tea or coffee caddy! No milk in the fridge!
A luxury price and luxury advertised but not delivered.

Gave them feedback on our return that they ignored for 2 weeks until I chased them up.

Such a shame as everything else about the company was excellent.
As this was a big birthday celebration we were expecting a little wow factor based on website.
In reality it was very average.

Be very wary of this company

Be very wary of this company. They ask for all money up front via bank transfer. We arrived expecting a lodge and got tub. Unfortunately when we tried to get into the hot tub it was cold. We were told via the extremely unhelpful person on the contact number that we should try to throw 5 kettles of water into it and it should only be at 32 degrees. Following a phone call between him and the cleaner he told us that the last guests had left it in a 'disgusting state' and that we should wait until the next day to use it. Cleaner then turned up and stuck her hand in then told us the same. Customer service is awful. Requested a partial refund as a goodwill gesture and were told that wasn't available as it was a health and safety issue, despite no-one calling us about it.

Be very wary of this company

Be very wary of this company. I booked Osprey lodge, situated on Loch Tay, for my husbands 40th birthday surprise. I planned many activities around it and arranged for his family to come and meet us in Scotland as a surprise. 2 weeks before, I randomly picked up an email to say that due to a glitch in their system they had double booked and they therefore couldn’t honour the booking, despite me having paid in full and had a rental agreement with them. I had to tell my husband about the whole thing and everything got cancelled. Luckily, the nice people at Highland Safaris (the local adventure company) gave me a full refund for all of our booked activities out of respect. But I hold lochtay.co.uk responsible for ruining an extremely special time for us. And also to note that the manager wouldn’t speak to me on the phone. Would only communicate by email. She felt it was enough to offer me a larger property elsewhere.. a property that wasn’t on the loch and wasn’t secluded. I never leave bad reviews but the error was inexcusable and caused a lot of upset. Added to by the arrogant customer service we received. Truly awful experience. I’d highly recommend to spend your money elsewhere, and would strongly advise against booking any special occasion with them.

Poor Run Down Place

We have stayed in many beautiful holiday rentals and have never had to complain about anything as they have all been as advertised ! BUT please be aware that this place"Oak Cottage,Loch Tay" is very run down. I would like to say staff did sort some things out that we alerted them too but as the days unfolded so did lots more other faults too which we did not mention to them as to be honest we were meant to be relaxing on our holiday and not meant to be spending all our holiday reporting all these problems ! Why ALL these problems have gone unnoticed is anyones guess! We were greeted with a Bed sheet which had big URINE stains on it which staff came and changed when we rang them about this YUK (why was it put on the bed in that state in the first place!!) We had to wash all glasses/crockery / cutlery / utensils /pans & place matts before we could even use them all as they had got other guests food on them . There was Dried food stuck to one of the dining table chairs, Curtains hung off rails in lounge and twin bedroom, curtain hems all hung down on lounge and bedroom curtains (staff came and sew some of them up by hand ) filthy bedroom curtains and patio door curtains (staff removed the patio door curtains to wash but when returned they had shrunk a few inches so looked terrible ) Kitchen unit kick boards fell down each time the dishwasher was opened, they came and fixed clips to them and fastened them back up! Wooden work top around sink had black mould on it . No hot tub head rests as they had been removed. We actually returned home 2 days early as we could not face staying in this place any longer. I have emailed the owners who basically have said that staff fixed the problems that we told them about which is true as we actually emailed to say a thank you to the lovely staff at the time but this was before all the other stuff that we found ! But this still does not deter from the fact of the poor state and condition & cleanliness that we found this place in ! You don't pay £1100 for a week to walk in the door and have to spend nearly 2 hrs cleaning it and ringing for the maintenance man to come and fix a list of problems ! But according to the reply of the owner we should be grateful that we were ONLY paying £1100 per week and not £2000 per week like some of their other rentals!!!! VERY VERY POOR run downplace! Covid safe !!!!! NOT IN THE SLIGHTEST. Cannot recommend this place at all !
