Horrendous experience. If there was an option to give less than one star I would! This agency is ridiculous, all the agents are incompetent and it’s impossible to get in touch with anyone. Every email takes weeks and minimum 10 follow ups to get half on an answer. Issues are never resolved, calls are never answered. I always hear: I will call you back, and this never ever ever happens. They don’t know how to handle contracts, or deposits. I still have not received mine back, and will probably have to go through legal action.
I had a query regarding energy charges at the start of my tenancy, and George handled it promptly and professionally. He resolved the issue quickly and kept me informed throughout.

I had a great experience with Lomond managing the apartment where I live. From the very beginning, when I signed the contract, the service was always professional, clear, and reliable.
Communication was excellent too. I was always contacted with all the necessary information by phone and email, and my questions were answered promptly.

Our experience with Lomond Group was extremely poor to say the least.
Communication throughout the tenancy was consistently bad — emails went unanswered, issues dragged on, and we were often left chasing for basic updates. The overall attitude felt dismissive and arrogant rather than supportive or professional.
When we moved out, they attempted to charge us cleaning fees despite us leaving the property spotless. They were unable to provide proper evidence and we had to go through the TDS dispute process to recover our full deposit. It was stressful, unnecessary, and completely avoidable.
Would not recommend.

My goodness what a terrible experience with these guys. Driving 3-hours to view property, being shown by someone who knew nothing about the houses, they take 3-days to read your offer, even though you are only allowed to make it on their weblink, by which time all the properties viewed have been reserved. Wasting everyone's time, no explanation, actually they couldn't care less! From reading all the reviews, I now feel I've had a very lucky escape.
We’ve fallen into a trap in the literal sense of the word — we can’t even move out because they won’t give us access to serve notice, they’re ignoring us, and the boiler at home has been broken for a year. On top of that, it’s still unclear how we’re supposed to get our deposit back.

So far so bad
Had nothing but issues with communication from the day the lease application was handed over to LIM. We quickly completed the application and references, pointlessly took time off work to drive to the nearest office to get our ID validated - despite having done so through the referencing company.
Then nothing. Had to chase and chase and finally got the tenancy sorted three days later than originally agreed, which lead us to having to pay a further month on our old property leaving us out of pocket.
Having moved in we have raised two issues, emailed a couple of times and a week later have had ZERO response or communication. There seems to be no way to get a problem registered or resolved. We were given a property manager name, but a generic email address. Have no idea where these complaints are, luckily not critical but now very worried about how they'd handle something more major.
We moved in a new property - yet no real handover, no manuals or instructions for any appliance, waterlogged garden, no TV signal (may be because it's a new build - but with no response from LIM we have no clarity).
Lomond has unfairly withheld my holding deposit, and my experience with them has been extremely disappointing.
I complied fully with every requirement throughout the application process, yet Lomond has continued to retain my holding deposit without providing any lawful, reasonable, or evidence‑based justification.
Under the Tenant Fees Act 2019, a holding deposit may only be withheld in very limited circumstances. None of these apply to my case. Despite this, Lomond has refused to return the money, which I consider unfair, disproportionate, and completely unjustified.
I have formally requested repayment, but unless the matter is resolved promptly, I will be escalating it through a formal complaint, the relevant redress scheme, and the Ombudsman.
Consumers deserve transparency and fair treatment neither of which I have received from Lomond. Until this issue is addressed, I cannot recommend them.

Lomond took over management of a property I was renting and since then, there has been nothing but issues. They do not respond to emails and it's an absolute nightmare to get anything resolved. The biggest issue has come from a disputed rental payment. Lomond started chasing us about a rent payment that was supposedly due. We sent proof, showing that we made a double payment when the previous company was in charge to align with salary pay dates. They just kept coming back with a statement that had no detail at all of when payments were received, simply where they had allocated payments to. It took FIVE months of us contacting them for them to finally confirm we were fully up to date. Two months later, they started chasing again. Once again, when we responded they went silent on us. We've since moved out of the property and heard nothing about our deposit. They have ignored both us and TDS, and it's now with an adjudicator. I imagine we will need to take Lomond to court. Avoid renting through this company at all costs.
Lomond are, without doubt, the worst property management company I have ever dealt with, and unfortunately they seem to manage most of the properties in the Wixams area. Every issue has to be reported through their portal, which would be fine if anyone actually bothered to respond. Instead, you end up repeatedly chasing them, only for them to deny receiving the reports — despite the fact that the system sends an automated confirmation email and a PDF copy of the issue. Even when you email them the PDFs directly, you still get no reply.
Last year, both my neighbour and I received rent increase notifications. We live in the same property type, paying the same rent, yet their increase was £45 and mine was £90. I spent months asking how two identical properties could have such different increases, especially when the higher figure didn’t align with market value. No response. More chasing. Eventually someone replied saying they would “follow up with the landlord”. That was the last I heard.
Given the complete lack of explanation, I informed them that I would pay the same increase as my neighbour — which was entirely reasonable and in line with what other neighbours were charged (even those in larger properties). From August to January, I paid this amount without issue.
Then, out of nowhere, I received a call yesterday claiming I was £270 in arrears. I explained the situation and forwarded all the communication. Whichever way you look at it, identical properties should have identical increases. It’s basic logic, yet Lomond can’t seem to grasp it.
Even the contractor who carries out the 6‑monthly inspections told me he has never come across such an incompetent organisation and refuses to take private work from them anymore.
If you want a managing agent who ignores you, denies receiving reports, can’t justify their own rent calculations, and leaves you constantly chasing them for the most basic responses, Lomond is the one for you. For everyone else — avoid at all costs.
