I would give that reasonably…

I would give that reasonably okay....The one big displeasing thing that contributed to my downgrade was that during Covid times they got really opaque and you could not see what was going on...They have also underperformed the London market in the last 2 years..Plus side..I am up about 10 per cent in last 4 years thanks to dividends...So i am staying

Caveat emptor - YOU ARE WARNED DONT SIGN UP

Property partner is clearly a case of caveat emptor. And as a buyer I am warning anyone - NEVER BUY THIS. My depost was made in 2016 and i still can barely get a penny out of the platform.

Great idea as a product from the founders who much have made a killing having now sold to better.com. Fundamentally this is a case of misselling. Even with cladding and coronavirus I should expect some meaningful dividend - figures were quoted in their selling material of 5% annually when i first invested. I have received just under £700 in total over six years on over £5,000 invested cash. So annual return of 2% - but more than cancelled out by the realised capital losses as i try to get my money out. Already lost more than 40% on the sales i've made so far. I have been an investor for six years and my portfolio has returned about -12%. Much of this loss was pre-pandemic and whilst I am relatively heavily weighted to London I would still expect near to the average UK housing market return over that time. Get out if you can or don't invest at all.

Unfortunately my experience with…

Unfortunately my experience with property partners Is also one of success/failure, my investment failings are due to their purchasing/decision experience, which is essence can only be described as poor with some properties crashing in price shortly after purchase due to lack of due diligence (PBSA Southampton as one example). I also am a little tired of late information eg not knowing financials of properties until it’s too late or more importantly as clients we’re being sold, which may turn out to be down the river, by a non accountable board. Yes, had I have known the sale was going ahead I’d have stopped purchasing immediately until more was known about whom the knew owners of property partners are. This could quite possibly turn out to be the worst of all my investments without been giving a chance to voice my opinion!

Property Partner has proved a poor investment for me

I started investing with PP five years ago. Initially, I was getting a reasonable & regular dividends. However, since then the dividends have decreased until they are now non existent & most of the properties I'm invested in have gone down big time in value. Additionally, there is now a monthly charge administered which wasn't in their business terms when I signed up. Currently the monthly charge is greater than my monthly dividends. Thankfully, I only invested on a trial basis & stuck with my own buy to let business, which has been performing quite nicely & far better than PP.

The smart way to invest in UK buy to let.

Trouble free but not a very liquid investment so be prepared to lock your money away for up to 5 years. I have made multiple investments and got some great returns, a few not so good too but in line with the times.

I would go zero if I could

I would go zero if I could, after being a member for 5 years where average UK property prices have gone up 12.6% these experts shrunk my investment by more than 15%. Unbelievable how many poor purchase choices they make. I Invested in 6 properties and lost several thousand pounds. First time in my life where I have lost money investing in property. Don't waste your money keep it under the bed, you would get a better return.

If I could give minus I would

If I could give minus I would - I invested 6 years ago and at first I was getting small returns but since they have introduced AUM fees, any dividend you earn (if you're lucky), Property Partner take in fees so essentially you dont make any money but instead lose all of yours. Save your money and time and invest elsewhere.

Not sure they care for customer experience

I am not sure how to review this as I had very mixed experiences. I intended to invest personal savings as well as business savings into property using this channel. The personal account has been working perfectly fine and I would give it 4* for that. It is to be noted though that returns are diluted with all the overheads of Property Partner including AUM fees, I do not see an issue because it is a trade-off on risk vs. returns plus additional flexibility of selling shares early, though not always guaranteed to give you the best return. Most importantly, you are outsourcing the management of your property to someone else who in turn will be giving contract to someone else, so there is bound to be a cost associated with it. However, the process is transparent and it is what it is for everyone.
The main issue I have is with the business account that I have created for investing business savings. It has been nearly 4 months and they have not completed the account verification. So, I am unable to operate it at all. Considering that I paid an annual fees for getting LEI or Legal Entity Identifier for opening this account, this has been money down the drain as the staff are unable to provide any SLA or timeline to complete the account verification. The evasive nature of their response suggests they do not care enough of the customer experience.
If you have budget and desire to control all aspects of your property decision, go for your own property. If you would like to experience crowd funding approach with part ownership, this is a decent platform, but only through personal account. They need to put their house in order before they are able to attract business investments on their platform.

Simply the best

Simply the best! Been invested for over two years now.

Property Partner are a fantastic platform if, like me, you're a regular retail investor of modest means looking to access the benefits of the property market without the five figure up front costs. Purchase shares in residential, commercial, and my favourite - purpose built student accomodation - real estate. Tune your portfolio for capital gains, (monthly) dividend income, or a mixture of both.

The platform is intuitive and easy to use, and the product is A+++, I have already benefitted from hundreds of pounds of dividends in the time I have been on here. Plan to keep growing my money here for many years to come

I love property partner

I love property partner - I originally opened my account when saving to buy a house, the dividend yields were far better than any savings account, I wasn’t tempted to dip into it and it was more interesting than just a bank account.
You can literally start off with a few pounds which is appealing to people just getting interested in investing in crowd funded properties, you don’t need to start with a huge fund behind you.
I’m not a big investor but am building my portfolio back up now I’ve bought the house and love it - the platform is really easy to use and you don’t need to be experienced to understand how to invest etc. I’d recommend to beginners or sophisticated investors.

Good product dissapointing investment performance

Good product dissapointing performance.

I've been a user of property partner for just over 5 years. Platform is easy to use, clear to see the investment performance. I have made rental income but actually I have not made any capital gain on my properties held over that time frame. I'll continue to hold them but I'm glad that this is a small part of my portfolio because to be honest, performance has not been strong.

Easy to fund, difficult to withdraw

I've joined Property partners over 5 years ago.

The platform is easy to use and well laid out, nevertheless I have a massive issue here.

It's very easy to add funds but EXTREMELY complicated to withdraw.

For some reason, my withdrawal account (which is the same account I used to add funds) is not accepted on their platform and I can't withdraw any funds!

I've sent several emails to the support and payment teams. Waiting for 10 days now and still no response.

Also, the opening hours (11am - 3pm) of their phone support is ridiculous if you have a busy day at work (which is the case for me), you simply don't have any room to call!

I rarely write negative reviews but I feel mislead in many ways here.

Interesting concept

Interesting concept. Investing into SPV as opposed to just debt. Loads of shares trading at a healthy disount vs valuation at the moment. Inflation adjusted returns of at least 2% should be possible.
