Build Quality Not As Expected

We had a real mare with Mala rooms. After having build date moved time and time again we finally started o 19th September 2022.
It was a substantial build, 5M x 3M office, and a 2M x 3M storage area attached with a concealed cladded door. Bi-folding doors and rooflight in office area. I went with them as their site showed modern sleek looking design and ensuring quality built structures.

However from day 1 we had problem after problem. Day 1 apparently they had to collect the frame from Essex, and when they finally got to us they told us some of the frame had been broken down to get on van. Then their electrician apparently let them down, so I arranged my own to run first fix and also my security guy ran cables for alarm, cameras, and networking points 27th September 2023.

They then boarded over all the cables and back boxes without cutting round them. I ended up doing myself, prior to the boards being skimmed. Then next apparently one of the guys had a stroke and wasn't able to work for a period of time, then one of the Directors quit so build slowed right down.

Actually it was the 13th of December 2022 before we got close to finishing, however there was loads of snags to be resolved, including the so called concealed cladded door which apparently wasn't possible.

I agreed to pay the final installment, as it was Christmas and I felt moraly it was not right to withhold money at that time of year. Agreement was as long as they came back in new year to sort the snagging and also the concealed cladded door.

Mala finally come back to look at the snags and door 22nd of February 2023. On the 30th of March I suggest to them to have a standard door on the storage area to match the bi-folds, as there was no solution offered to provide the concealed door as promised. They finally came back in April to sort the cladding issues, however the fixing, gaps were poor. Then it became apparent that they had just use weatherproof glued to stick the cladding. On 24th April 2023 with bits falling off, enough was enough. I threatened legal action due to the poor build quality, apparently the guy was then sacked......again I was assured that issues would be put right. We had a visit from Mala, and a date was set for 30th May 2023.

On the 30th May 2023, I get a message saying that the cladding is on a 4 week lead time. On 20th June 2023, I'm told the cladding will be another 3 weeks. They finally start the process of removing the old cladding and replacing with new cladding on 5th of July 2023. Works completed including the new door on storage area first week of August.

Even with all this the finishing of the cladding is poor, lots of gaps etc. Also on the 2nd November 2023, we had a roof leak in the office area around the rooflight. We were told that someone from Mala would come and inspect in two weeks, its now 18th of December and still waiting.

It is unfortunate that a product that promises so much is actually in reality a big con. So many internal company issues, and quality of finish is nowhere near what it should be considering how much it costs.

Overall we are very disappointed and would encourage others to avoid or at least do more research on other suppliers of this type of build. Especially considering over one year from start date and is noway perfect.

Kept my deposit, lies and poor communication

I had a really disappointing experience with Mala Rooms which cost me almost £4k.
I ordered a building and paid a deposit. No definite date for installation was given, it was ‘pencilled in’ but I was told on the phone more than once that the date would be confirmed later.
I run an online shop and didn’t have my stock when I ordered the room. I got my stock back and realised there was no way it would fit in the room I’d ordered, which was the maximum size option. So I called Robert and explained and he told me it would be fine, I could have a full refund and they’d cancel my order.
A few days later he told me that I couldn’t, because they’d already built the frame. I was pretty suspicious of this. I said I’d try to sell the frame and the slot to someone else, and asked several times for plans / mock ups of the building so that I could do that. My requests were ignored. I asked for the CAD drawings of the frame, because I didn’t believe it had been made. I was told they’d be sent to me. Nothing.
I said I’d buy the frame. Robert had to check the price. Hang on, it was already made, shouldn’t he know the price?! Of course, it was more than the deposit I’d paid. No way I was handing over any more money. Still no CAD drawings had materialised. No proof it had been made.
I have given up now, clearly Robert / Mala rooms have spent my deposit elsewhere and have no intention of giving it back. I desperately need the money, but my family needs my full attention right now, and I don’t have the energy to fight for it.
Please be extremely careful if you use this company.
