As a landlord just starting out it is…

As a landlord just starting out it is always difficult, Andy, Lee and the team at the Stockton-on-Tees branch assisted me with all the processes and trade persons needed to get my first property over the line.
Andy then gave me the heads up on a property that was priced well that was coming on the market in an area that was in demand for letting. I went forward to buy the property, completion was on Friday 13th March, we had viewings on Wednesday the 18th March. The team found a tenant on that day :) . the heat was then on to get the flat passed off for the safety checks and a handyman to prepare it for the tenant to proceed their tenancy from Thursday 26th March.

Unapologetically incompetent

I dealt with Nelson and Chantelle in the Hartlepool office and what can I say but how astounded I am by their unapologetic incompetence. My old landlord told them a month ago to give me my full bond back and considering there were no disputes this should have been a straightforward process, but no, I still don’t have it and they won’t answer the phone. I can only hope that other people avoid them like the plague so they don’t receive the same rude, lazy and ignorant treatment as me.

What a lovely soul!


Buying first home in the UK is often described as stressful and exhausting, but our experience was completely different thanks to Leane at Manners and Harrison, Stockton-on-Tees.
From the very beginning to completion, Leane made the entire journey smooth, engaging, and reassuring. She was always available to answer our calls, never once making us feel like a burden. She patiently arranged multiple viewings, giving us the time and confidence to make the right decision without any pressure to choose a particular property.
Her professionalism, warmth, and deep knowledge of the UK property process truly stood out. She took the stress away and replaced it with clarity and peace of mind.

Unacceptable handling of my property viewing and lack of communication

I currently live in South Wales and contacted Manners & Harrison at the beginning of December regarding property viewing at Middlesbrough.
An appointment was arranged for 20/12, and I was assured that the time slot would be confirmed closer to the date. After calling again a few days before the appointment, I was told the booking was confirmed and that I would receive the time by text.
On 19/12, I received a text confirming the viewing time as 1:30 pm on 20/12. Based on this confirmation, I travelled approximately 275 miles (a journey of over 5.5 hours) from South Wales to Middlesbrough.
Upon arriving in Middlesbrough—around one hour before the scheduled viewing—I received a call from your agent informing me that the viewing could not take place because the landlord had refused access on the day. I was told the appointment could be rescheduled in January.
This situation is completely unacceptable. If the landlord changed their mind, it was the agency’s responsibility to inform me well in advance—not at the last minute after I had already travelled such a long distance and incurred significant costs.
I even explained that I was already in Middlesbrough and requested a rescheduled viewing on the following Monday so I could avoid making another long journey. This request was declined, and I was instead offered a new date of 14/01, which was not reasonable under the circumstances.
An apology alone does not compensate for the time, expense, and inconvenience caused by this failure in communication and service

Booked an appointment with Manners…

Booked an appointment with Manners Harrison to value a property for sale never turned up at the allocated time.

Asked for details for selling costs etc but was never advised total waste of time.

Having purchased several properties from them to be treated in this manner is atrocious look elsewhere lots of proper estate agents in Stockton

The Stockton team went above and beyond…

The Stockton team went above and beyond to negotiate the sale, they created lots of interest and were very professional. The Manager over saw the team through a tricky sale due to a buyer pulling out, they immediately found another buyer and negotiated a slightly higher offer that actually covered the increase in my legal fees. they kept me updated throughout, so much so I have engaged them again for another sale.

Very good agents

Very good agents. I used the Marton office and they were brilliant. I got fed back from every viewing and property sold for very close to their valuation. I used to call them as they knew way more about what was going on compared to the Solicitore.

Manners and Harrison Marton.
Made selling our home a very positive experience. The staff in branch were fantastic especially Ruth who was always on hand to answer any questions and guide us through the selling process.
Would highly recommend.

Would not recommend Manners & Harrison…

Would not recommend Manners & Harrison in Hartlepool, they were useless from start to finish. Showed people round who couldn’t afford it. When asked questions about the house when showing clients round, they had no clue about the house. They left the back door unlocked and the heating on in the back room, absolutely disgusting. The staff in the office are useless. Wasn’t informed on many occasions that they were showing people round. Don’t use!

Disgusting service

Disgusting service. Renting our property fully managed. Mannors couldn’t care less that the family with 3 young kids plus a newborn are without heating for 5 working days now. Happy to renew the boiler waiting for a quote, only supplier on leave so zero response. Not acceptable in these temperatures. DO NOT USE this company. Chasing up on behalf of our poor tenants, absolute embarrassment. No temporary heating offered, nothing waiting since Monday with us constantly chasing. Applauding. Housing ombudsman and local MP will be informed. There are enough disgraceful issues with housing without Mannors adding to this!!!

Gave potential buyers the key to my property without going with them, went to my property to find a male who had let himself in, to have a look around!! Disgusting service if you are selling, be careful, do not leave your key with them, happened a few times as witnessed by my neighbour

Be aware as you won't get important…

Be aware as you won't get important information. After putting an offer in on a property in Hartlepool. I was contacted by one of the agents saying that my cash offer had been accepted and I needed to pay £350 for searches, even though I was a cash buyer. I asked for a refund after the sale fell through 3 weeks later. I was then told that I would only get a refund if i used their services again to buy another property and only if it was completed within 6 months and paid for the searches again and try and claim them back before 6 months. I made a complaint to their complaints department and received an email from their area manager Sharon Richards. In the email, it was stated that I had asked for searches when i only asked if i could arrange a survey (Proof of the email was sent to them). I was also told that it was not the estate agents responsibility to help me with information about searches and surveys, yet they told me that i needed to pay for searches! It was also mentioned in the email that I agreed to conveyance searches two days prior to my offer being accepted. I don't know how that works lol. So, just to enlighten people who are buying a property for the first time through Manners and Harrison and maybe some other estate agents. As it is not their responsibility to give you this information, according to an area manager. This is my experience with Manners and Harrison only. Other estate agents might do the same, but my new property purchase estate agents, gave me the information about searches. Manners didn't as it wasn't their responsibility.
1: If you are buying a property and are a cash buyer. You do not have to pay for searches. It is your choice. Don't feel pressured into it.
2: If you pay for searches at Manners and Harrison. (Not sure if other agents are the same) They will not give you the below information until after it goes wrong.
You will not get a refund unless you continue to use their services when buying another house and it needs to be completed in 6 months. You then need to pay for searches again and try and claim the old payment back after completion.
3: If you are purchasing a property. You don't have to get the searches done by the estate agent and can search for your own (Surveys as well)
4: If the seller of the property has not found a property. I would suggest holding off doing searches and surveys until they have got a property (Another thing you won't be told by the agent) Don't feel pressured into paying out any money until you have had time to think and had time to research.

Fantastic Service, definitely recommend

First time buyers, we knew absolutely nothing about the process and how complicated it is to apply for a mortgage and buy a property. Jordan was our Mortgage Advisor, did an absolutely fantastic job, always willing to help, always willing to answer our questions and always by our side. We are very happy with the process and very happy that we chose Manners & Harrison and Sequence.

Avoid using this agency

Avoid using this agency. We had a viewing booked which got cancelled the day we were supposed to see the property, we were then told over the phone that we could view a property nearby later the same day, so we obliged. We drove 40 minutes and they didn’t even bother showing up to the viewing, when we rang them they said they were “on their way” (sounded like they were in an office) and also told us they got it mixed up and the property is no longer available. They did offer to show us round the adjacent property, but it wasn’t remotely similar to what we were looking for and would’ve required a 10-15 minute wait for them to actually show up. So two cancelled viewings, 80 minute round trip, and nothing to show for it.
