Failed to answer 3 phone calls with messages left for a return call, they never did. Failed to reply to 2 emails. Then sent an email at 3.57pm to cancel the 4 pm viewing ... 6 groups here waiting. Disgraceful company.

I hired MOD to manage a rental property for me.

MOD was very difficult to work with. They were slow to respond to all kinds of communication and the boss, Jason was often unavailable for a week or more at a time.

MOD failed to perform maintenance they said they would perform (swamp cooler seasonal maintenance). MOD failed to inspect and clean the property upon tenant move out; the house was left filthy and MOD was showing it to potential tenants in this condition. When, predictably, it failed to rent MOD repeatedly asked me to lower the rent.

And just to put a bow on this terrible experience, I've spent the last 4 months going back and forth with MOD about what should be covered by the tenant's security deposit. Should the deposit cover the unauthorized plumbing mods the tenant made to the house? I think so.

Do yourself a favor and steer clear of this shady company.

we had moved out of our property on the 10 Nov 2024 and was jackson came back with list of damages and things that needed to be repaired. We had agreed to some of the cleaning costs and fixes as we just couldn't be bothered to deal with frauds anymore. It is now 19/12/2024 and Jackson & Sangay have been avoiding calls and emails and refuse to give us an update of the bond money that we had paid. We have called, emailed and it's all sent to either voicemail or they take weeks to reply to us.

Save yourself the trouble, don't ever lease with Mod property. UNFAIR, UNPROFESSIONAL AND CUNNING LOT

Unfortunately, I read this thread too late. We have just moved into a property and they are so, for that of a better word, pathetic. I can see we will have a horrific 12 months ahead of us

We have rented a family home, with no parking other than the dual garage. We have been provided 1 key and 1 garage key fob and will not get the landlord to stump for another one.

The new place also has an ant infestation, and even clear evidence of a nest is getting seen as 'dust'.

Being a landlord myself, if you have to stump and pay for something you have to pay, its not a choice you get to make when you are renting a house that requires to be fit for purpose. Its the responsibility of the agent to make that happen not just to accept no because they don't want to.

They will never reply to an email because they never have any plans on actually following up on anything and want no paper trail.

Mod property group/jackson loh - frauds
I would strongly recommend owners, tenants and contractors avoid any dealings with "Mod Property Group" and "Jackson Loh". The company operates entirely fraudulently and the director Jackson is an unprofessional coward - intentionally ignoring emails and phone calls and hiding from any issues rather than trying to address them.

Jackson has established the business whilst pretending it has staff, offices, a receptionist, an accounts department etc. In actual fact it has a 'Virtual Office' (not real), the accounts department is a 'Virtual Assistance/Receptionist' in Asia who is paid to lie to any callers/mislead them to keep them from reaching Jackson.

The owner/director has then also gone to great lengths to remove the ability to leave any Google reviews, Facebook reviews etc meaning the only accurate reviews can be found on this random page.

Jackson, and Mod Property Group (one and the same) have been reported to REIWA as well as DMIRS for fraud, theft and dishonesty and I would strongly encourage anybody else unfortunate enough to have dealt with him to do the same.
