As we make clear on our website, we use Geographic Information System (GIS) data with aerial imagery to create our site plans.
GIS accuracy can vary depending on a number of factors. These can include but are not limited to: the quality of the input data, the accuracy of the spatial reference system used and the precision of the analysis methods. Therefore, the results obtained from GIS should be used with caution. This is also, typically, the property line data found of county parcel maps. GIS property line data should not be solely relied upon for critical decision-making without verifying their accuracy through other means. Clients should always verify the dimensions.
If 100% accuracy is required by the client, the client should hire a Land Surveyor, who is licensed in their state, to survey the property, take all the measurements and create the site plan.
We are a drafting company and, working remotely, we create non-certified site plans (site plans that are not signed, stamped or sealed). Any discrepancies the client may find in a first-draft should be marked on the plan and sent back to the designer, and we will update the plan free of charge. Because we are reliant on third-party data, we do not make any representations regarding accuracy.

I had purchased from a different company. They did not do everything that was needed, My Site Plane pick up where they dropped the ball and did a great job for me. I was able to obtain my permit from Maricopa County in AZ with no issues one this site plan. I highly recommend them if you never done a site plan before.

Hi Sterling -- Thanks for your feedback. We're so sorry your experience with our service was less than 5-star. As you know, we use GIS data for property lines, unless the client provides survey data. Since you didn't upload a survey with your order, we used GIS data. We pull this data from a portal we lease from ESRI (the market leader, globally, for GIS data and often the supplier of GIS data to county parcel maps). That said, if you feel the property line data is wrong, we are more than happy to revise your plan. As part of our service, we make any changes that are within the scope of the order, free of charge, for 90 days. All you have to do is reply to the drafter who created your plan, Dejan@mysiteplan.com, with the changes you need. If you have survey data, just forward that to Dejan and he'll revise the plan ASAP. This particular Survey particular survey worked for our purposes, but in certain counties / municipalities, they require the "boundary" lines etc, Easements etc.,, I have been referring many of my customers to your site, but some are being denied. -Jerry Fournier - The Generator Supercenter of Tampa Bay (I helped this customer by ordering from you their site plan) overall, I'm very happy with your services, just need more complete to satisfy certain counties etc.,

We have a banner across the top of every page on our website that states "OUR SITE PLANS ARE NOT A SURVEY, NOR ARE THEY INTENDED TO REPLACE ONE. LEARN MORE ABOUT NON-CERTIFIED SITE PLANS HERE." And we explain the different between Non-Certified and Certified Site Plans (see below also).
Every permitting office determines what is required for each and every permit type, so it's important to understand what the permitting office will accept for the specific permit you're pulling, prior to ordering a plan from our servicer or any other service. What Is a Non-Certified Site Plan?
A non-certified site plan is one that can be created by a homeowner, unlicensed individual, or a company like My Site Plan.
We use GIS (Geographical Information System) lot lines, satellite imagery, and client provided information to create the first draft which is sent to the client to verify dimensions. If you need any dimensions adjusted just mark them onto the draft and send back to us. We take care of those free of charge. We make no representation regarding the accuracy of our sources.
As long as a certified plan isn't required for your project, we stand by our work with a money-back guarantee.
What Is a Certified Site Plan?
A certified site plan is a site plan that is prepared by and stamped by an architect, engineer, or surveyor and requires a high level of accuracy. This will require a visit to your site, along with a stamp, seal and/or signature.
Often, permit authorities will require a certified site plan for building additions or lot subdivisions where having dead-on measurements is a must. Every city is different, so it is always best to call to verify requirements before ordering a plan.
It looks cheap and it added trees that I didn’t want. It should’ve ask if I wanted to add trees because there’s more trees on plans than exist. They tell you you have 90 days to make any changes. I told them I didn’t want any trees on the plot, but then a couple days and never received a new plot without the trees.

There is a section in the order form called "Additional Information". That's a great place to let us know if you do not want us to include something that would normally be included in that particular plan package. And even if we aren't alerted in advance, we make any changes that are within the scope of the plan ordered, free of charge, for 90 days, so you can always let us know once you receive the first-draft. While we strive to provide every client with 5-star service every time, we understand there are times that doesn't happen.
