Horrific organisation. Simply a get out clause for builders to held accountable for the terrible standards they build and leave properties in.
The ruling of 'not visible within 2m of natural daylight' is the aspect of the guidance that is the go to get out comment when it comes to resolving any problems addressed by the owner.
So where does this supposed guidance fall when you have a place in the property that doesn't see an ounce of sunlight, yet has a defect? I'm guessing it doesn't exist according to them.
Our floors were completely out of tolerance they stood there in silence when they realised, and yet they sided with the builder. On top of this they even pretended to not know one another which was awkward to witness.
This is what most refer to as your typical government endorsed scheme that they sell as the dream cover on new builds...but in reality its probably there to just ensure profits are kept by both the builder and principle contract holders in meeting their financial forecast and targets to the government. The problems are then lumped with the property owner. Absolutely Useless!
NHBC are meant to protect new home owners but from my experience they do not ! I have had several issues with my property and the inspector from the NHBC was useless had no idea what he was doing and seemed support the builder then when I complained their complaint system didn’t listen all it was they agreed with the inspector- no discussion or explanation- DO NOT BUY A PROPERTY WITH A NHBC CERTIFICATE IT IS WORTHLESS!!!!
NHBC areca corrupt organisation and the FCA needs to shut them down IMMEDIATELY!
They are rude, useless and incompetent. Even if the build has not been built to required building regulations standard, they refuse the claims.

My experience with NHBC has been incredibly frustrating and has left me questioning what purpose this institution actually serves. I sent dozens of emails describing the trauma my family and I are going through due to the loud noises and vibrations coming from the roof of our building during windy weather. It’s blatantly obvious that there is a major issue with the roof, especially since the building is new and still under warranty.
After a long period of waiting and stress, they finally decided to send a “specialist” to inspect the issue. To our shock, the conclusion was that “everything is fine” and that they can’t do anything about it at this moment. What was even more disturbing was hearing that the only solution would be to wait until the roof is blown off by the wind or, even worse, collapses on me and my family. That was their final response, and the case was closed.
How is it possible that an institution that is supposed to ensure the quality and safety of buildings can have such an indifferent attitude towards such an obvious and dangerous problem? I genuinely have to ask: What is the role of NHBC if they can’t take preventive action to avoid a potential disaster?
If you are considering relying on NHBC for your home warranty, I strongly advise you to think twice. In my case, their help was nonexistent when I truly needed it.

Although the damage was caused by a defect, the cost of repairs would
not exceed the minimum claim value. Therefore, this is not covered by
Section 3 of the Buildmark policy.

A team full of non-knowledgeable egotists who abuse their power on the hard working subcontractors, driving labourers out of the industry. They only exist to make as much money out of the housing industry as they can. Some of their employees flag items on housing sites that have nothing wrong with them, with their mannerisms quite clearly showing they only do it as it they get a kick out of power and bullying the hardworking people that are the backbone of new builds.
There are MUCH better methods to ensuring quality control; NHBC the recurring headache of creating problems, not fixing them.
Pick and chose when their own policies apply. An actually useless organisation funded by the builders.

NHBC = A way dodgy new build firms fast track you into their inferior builds. I will never buy a new build again. Compensation is offered at the lowest possible level. If they had ethics and morals they would refuse to cover certain builders houses to ensure builders meet the correct standards before their victims move in. I followed up claim and their email no longer works (cant even be bothered to forward their claims email) it shows how much they care. Says a lot they haven't claimed their profile. (very angry as water is coming into the bedrooms via the shoddy roof yet again - built by cowboys but dont worry the house has an NHBC warranty yey !
External wall cracks reported it to NHBC they blamed sun and shrinkage.

I had hoped that NHBC would fulfill its role as a mediator and protector of homeowners’ rights, but my experience has been nothing short of a nightmare. Over the past six months, I have provided NHBC with every document, photo, and video they requested, followed up tirelessly with the Property Managing company (RMG) and the builders (Miller Homes), and cooperated fully at every stage.
The result? Nothing. NHBC deferred responsibility, claimed their hands were tied by uncooperative third parties, and ultimately advised me to seek legal action myself. This advice came after months of back-and-forth communication, during which I repeatedly asked NHBC to intervene meaningfully.
Homeowners rely on NHBC to hold builders and managing agents accountable for defects. Instead, I was left to navigate the process alone, with NHBC offering little more than polite emails and vague reassurances.
If you’re a homeowner expecting NHBC to fight for you, prepare for disappointment. This organization is ineffective, toothless, and ultimately a waste of time.

I would advise anyone purchasing a home not to buy a new build especially if your insurance policy after is with the NHBC. Their tolerance measurements and what they class as a quality product are mind blowing! I had an investigator come to my home who was the most unprofessional person I have met in my life, it is clear when they arrive that they are all for the builder. They have already made their mind up before they even inspect the property. When you raise a formal complaint which is meant to be “impartial” that department also back the investigators . Corruption at the highest level .

They said they're not liable wtf. And I don't even own a vehicle. I brought this property because it had two years left and can't afford to do this due to sick health and that means I'm on a limited budget
NHBC will not accept a claim of breach of building regulations under my warranty.
I went to the financial onbudsman who did absolutely nothing and was in cohoots with the NHBC.
This was evidenced by NHBC telling me the name of the financial ombudsman who handled the case.
Alleged fraud and am considering legal action
NHBC seem to work to a system of sub-standards in assessing the current poor levels of building design and construction. Seriously the body is rubber stamping works that people would have been sacked for not too many years ago. Which questions whether their warranty is credible and fit for purpose.
Having approved a building design which has a significant flaw. Their decision no more than rubber stamped the flawed design and construction of the builder. Rather than reviewing their own building control decision in approving the flawed design?
