Serious Issues with Noval Properties: Delays, Contract Manipulation, and Forced Terms

My experience with Noval Properties has been extremely negative and, more importantly, systemic rather than accidental.

I have fully paid for my apartment (100%), yet the company continues to withhold full control and access to the property. In practice, the handover of keys is being tied to the signing of the “Contrato Definitivo,” which significantly differs from the originally agreed “Promesa de Compraventa.”

The main issues are as follows:

Severe project delays
The property was delivered approximately 3 years later than promised. No compensation has been offered for this delay.

Unfinished corrections
Since May 2025, a list of required corrections for units has been pending. After more than 8 months, the majority of these issues remain unresolved, despite repeated assurances that everything was completed.

Contractual manipulation
The “Contrato Definitivo” introduces terms that were not part of the original agreement, including:
mandatory rental operator
exclusive management structure
long-term commitments (around 10 years)
restrictions that significantly limit the owner’s control over their own property

Additionally, the contract includes a clause that cancels all previous agreements, which appears to be a direct attempt to eliminate any liability for delays and prior obligations.

Pressure through key withholding
Despite full payment, access to the property is still restricted. The building operates with electronic access control, meaning that even receiving physical keys does not guarantee real access. This creates strong pressure to sign a contract that was never originally agreed upon.

Poor and evasive communication
Responses are slow, often arriving every few days, and frequently avoid addressing the actual questions. The overall impression is that the company says what the client wants to hear but ultimately acts only in its own interest.

Financial and time losses
Due to delays and lack of proper handover, I have incurred legal costs, lost time, and have been unable to proceed with renovation or use of the property.

At this stage, I am forced to pursue this matter through legal action. Based on my experience, this appears to be the only effective way to deal with the company.

Do not expect Noval to honor their commitments or act in the client’s best interest. In practice, their priority is clearly their own benefit, even at the expense of buyers.

From discussions with other owners, it is evident that these issues are not isolated. Many clients are facing similar situations, but most choose not to escalate or enforce their rights.

If you are considering buying from Noval, proceed with extreme caution. Carefully verify every clause and do not rely on initial promises or representations.

Noval Properties: Punta Cana & Santo Domingo Real Estate Buyers Beware

Serious Concerns and Deeply Disappointing Experience

I am posting this review to warn others who may be considering purchasing property with Noval Properties in the Dominican Republic, including Punta Cana and Santo Domingo.

My personal experience with this company was overwhelmingly negative and has left me with serious doubts about their professionalism, transparency, and commitment to their customers. From the very beginning, what was presented and promised did not align with how the process ultimately unfolded. Communication was poor, issues were handled in an unprofessional and dismissive manner, and my attempts to resolve concerns directly led nowhere.

The overall experience left me feeling misled, frustrated, and completely unsupported. The gap between expectations created at the start and the reality that followed was significant enough for me to lose all confidence in Noval Properties as a developer. This was not a minor inconvenience, it was a deeply stressful and financially impactful experience that I would not wish on anyone.

Based on what I went through, I strongly caution anyone even considering a purchase to slow down and protect themselves before committing any money. At an absolute minimum, prospective buyers should:

obtain independent legal advice,

insist on clear written guarantees for timelines and deliverables, and

carefully review a wide range of independent buyer reviews, not just promotional material.

In my view, this is not a company you should trust on assurances alone. Without rigorous independent protection, buyers risk finding themselves in a situation that is extremely difficult to unwind.

This review reflects my genuine experience. While I am not sharing private contractual details publicly, I can say that the process raised multiple red flags and resulted in an outcome that I found completely unacceptable. Personally, I would never purchase from Noval Properties again, and I urge others to think very carefully before doing so.

Publico esta reseña para advertir a quienes estén considerando comprar una propiedad con Noval Properties en la República Dominicana, incluyendo Punta Cana y Santo Domingo.

Mi experiencia personal con esta empresa fue abrumadoramente negativa y me dejó serias dudas sobre su profesionalismo, transparencia y compromiso con sus clientes. Desde el inicio, lo que se presentó y prometió no coincidió con cómo finalmente se desarrolló el proceso. La comunicación fue deficiente, los problemas se manejaron de manera poco profesional y evasiva, y mis intentos de resolver las preocupaciones directamente no condujeron a ninguna solución.

La experiencia general me hizo sentir engañado, frustrado y completamente desatendido. La diferencia entre las expectativas creadas al principio y la realidad posterior fue lo suficientemente grande como para que perdiera toda confianza en Noval Properties como desarrollador. No se trató de una molestia menor; fue una experiencia profundamente estresante y con un impacto financiero que no le desearía a nadie.

Con base en lo que viví, advierto firmemente a cualquiera que esté considerando una compra que se detenga y se proteja antes de comprometer cualquier dinero. Como mínimo, los compradores potenciales deberían:

Obtener asesoría legal independiente,

Exigir garantías claras y por escrito sobre plazos y entregables, y

Revisar cuidadosamente una amplia variedad de reseñas independientes de otros compradores, no solo material promocional.

En mi opinión, no es una empresa en la que se deba confiar únicamente por sus promesas. Sin una protección independiente rigurosa, los compradores corren el riesgo de verse atrapados en una situación extremadamente difícil de revertir.

Esta reseña refleja mi experiencia genuina. Aunque no comparto públicamente detalles contractuales privados, puedo afirmar que el proceso presentó múltiples señales de alerta y dio como resultado un desenlace que consideré totalmente inaceptable. Personalmente, nunca volvería a comprar con Noval Properties y insto a otros a pensarlo muy detenidamente antes de hacerlo.
