I had an extremely disappointing experience with Occu at Shanganagh Castle. After arriving early for my viewing, I waited over an hour, only to find the apartment was occupied by another man who had been instructed by Occu to temporarily move into my assigned unit due to flooding issues in his own apartment. What made matters worse is that he never introduced himself or explained; he hid behind a door both times we visited, which made the entire situation feel extremely suspicious and uncomfortable. After I emailed my concerns, one of their staff representative kindly responded with an update. However, I replied that I was no longer interested as I wasn't feeling safe, especially as a woman living by herself. Immediately, I received a call from her manager in Occu, Stephanie, who called me afterward. Stephanie initially apologized, but once I made it clear I was no longer interested due to lack of trust and safety, her tone immediately changed. She became very defensive, saying everyone makes human errors. In doing so, she revealed that the apartments have serious issues with water leaks and drainage and this confirmed all the bad reviews that they have with this complex, since the man was placed there due to flooding in his own unit. This lack of transparency left me with zero trust in their ability to manage quality or safety. Despite her initial apology, Stephanie remained dismissive, rude, and failed to take responsibility, making it clear she did not care about the rest of my concerns. If this is how they treat clients and handle trust, I strongly urge others to proceed with extreme caution.
Wrong place to live in, security zero, management don't care, just the money is what they care about, no parking space, everything is just wrong. Don't bother coming here
I deeply regret choosing to rent a property managed by this utterly unprofessional company. The staff are consistently unhelpful, dismissive, and quick to shift blame onto tenants for virtually any issue.
The most alarming problem is their complete lack of communication. Emails go unanswered unless they choose to respond, and any topic they find inconvenient is simply ignored. This selective and evasive approach is unacceptable and reflects a serious lack of integrity and accountability.
I strongly advise anyone to avoid this company at all costs.

Can’t describe how badly run OCCU is. We live in Shanganagh Castle Estate and they have been nothing short of useless. From miscommunication to no communication whatsoever, they do everything but what they are supposed to do. We have been waiting 9 months for a parking space which we were told on moving in we would get no problem as the place was only 3 building occupied at the time. We signed our lease in May 25 and were then told that we didn’t have one and would be put on a waiting list, fast forward to now Feb 26 and we have been given no waiting list number and everytime we email we are ignored. We got one reply telling us they would ADD us to waitlist despite the fact we were under the impression we were added in May and we have proof of the same. This is our own experience, but there are numerous issues with sewerage, leaks, doors not locking, overall safety which have been ignored and blame pushed on tenants. There is no cctv or any sort of security on site despite residents paying 120 euro a month for a space. There is a clear problem with parking that they love to ignore and provide no response or even a listening ear to residents concerns on any of the above matters. We are at loss as to what we are paying for as they refuse to speak to residents or help us in any way shape or form.

Very poor responce times when there are issues with the apartment. They seem to not know who to point the finger at. Multiple residents have had issues with little to no action.

My experience with Occu has been a nightmare of administrative incompetence and "ghosting." If you are a tenant who expects professional communication or a fair move-out process, look elsewhere.
1. Broken Finance Systems: I tried for over a week to pay my final pro rata rent before moving. Despite multiple emails, their app was never fixed. They expect you to "just trust them" while their own systems fail to work for months at a time.
2. Deposit Games: Once you give notice, communication stops until they want money. They will ignore your legal rights (like Section 186 of the RTB Act) and then try to hold your deposit hostage.
3. Dishonest Move-Out Process: After vacating an apartment in good condition (documented with video), the property manager suddenly claimed unclean only after I pushed for a transparent settlement. It feels like a standard tactic to keep as much of your deposit as possible.
4. Poor Management: I had issues from the day I moved in that took three months to resolve. They are quick to demand money but incredibly slow to provide service or follow the law.
On top of that, since day 1 I had issue with many things related to maintenance. A funny maintenance response I got from them after 3 months of reporting a missing drain plug that they won’t pay 150 euros to fix it.
Save yourself the stress and the legal battle. Dealing with Occu means you will likely end up in an RTB dispute just to get your own money back.
One of the worst management to ever handle anything! They take money quicker than give the rightful amount. We moved into one of the residents and asked for our deposit back, when we moved into a different building. We bad left a couple of wet marks that could have been easily rectified by us and by law we could have fixed before tenants came in, they charged us over 50% of our deposit as they claim that’s how much it was going to cost to fix the issue. I’ve created a ticket for a missing skirt board and no further update and many more I could write but can’t even be arsed to explain how terrible they treat tenants. I have no other way but to ask for my remaining deposit and process a complain to RTB. The thing is they won’t admit their fault and wasted 2+ months of terrible communication. There’s pages upon pages that people have a lot to express and complain but unless they make changes - there is a huge amount of issues building up on their end that people simply cannot comprehend how they run any property.
Terrible company, very poorly managed with extremely poor customer service.
Residents constantly suffer due to unresolved issues within their homes, lack of available parking, and a complete absence of responses to queries raised.
Overall, the experience has been extremely frustrating and disappointing.
No professional, unexpected changes in the lease without information, vary bad experience
Hard to reply enquiries.. worst company I’ve been dealing with so far

TBH it feels like a waste of time to even write how bad they are in management.

I came on here to check reviews to see if others had similar experiences to me in trying to let an apartment from Occu - and it seems like their lack of responses allowed me to dodge a bullet!
The advice I wanted to give to people:
Don't waste your time. Their team came across as unresponsive and incompetent. Having engaged with Occu at the end of 2025, I gave a significant level of documentation for the letting application. Since then, I've heard nothing and been unable to get through to anyone at Occu.
So, don't waste your time going to the trouble of giving them the documents through the online process as you'll likely not hear anything back. And judging by the other reviews, we've been lucky not to get all the way to letting an apartment.
We have had continuous problems from the 1st day we moved into our apartment.
1 - A large water stain was present on the kitchen ceiling when we moved in but we were reassured that the leak was fixed and it only needed a lick of paint. 3 months later, I am sitting in my kitchen looking up at a hole in the ceiling and a continuous drip of water falling into a bucket. I believe similar methods are used as torture. We have contacted all the involved parties numerous times but seem to be getting nowhere. I am sure they knew that this was an issue before we moved but they were still happy to say nothing and let us sign the contract.
2 - The boiler was also not functioning correctly from the very 1st day we moved in and after 3 weeks of highlighting the problem the boiler needed to be completely replaced. Again, an issue which I believe was present before we moved in.
3 - On another occasion we were without electricity for over 24hrs without any notification. I emailed OCCU (CC,d 8 people) explaining what was happening and the urgent need for us to get the electricity working because we work from home and soon our laptop batteries would run out. NO RESPONSE! With 5% battery left on my phone I called every number I could find and when I eventually managed to speak to someone they told me that they had provided me with the incorrect account details for my electricity provider and therefore I was topping up the wrong account 🤦🏼 Again the took no responsibility..
Please stay away from the company and all involved. The do not care about their tenants and are happy to move you into an apartment that is clearly not fit for purpose while still charge crazy prices.

An utterly appalling, inept, lazy, and just plain ride company. They consider tenants an inconvenience who should not be speaking to them on matters which they are explicitly employed to take care of.
They constantly pass the buck, they never do what they say they will do. They employ morons. They fail on every single metric possible. In fact if there was a Guinness World Record for utter uselessness they would win it hands down.
If by any chance you are looking for a company to manage your housing look at whatever direction is the opposite to these clowns.
EDIT: Additional information. The reply from Occu to me is ridiculous, it took 5 days to get hot water, no thanks to them.
Also - Occu contacted Trustpilot and asked for my review to be removed. Trustpilot refused.

Several tenants in the residential complex have reported random issues in their apartments: broken boilers, leaks from balconies... and OCCU fails to provide a solution. Some of these issues have been ongoing for months without resolution.
It's infuriating paying over 3k a month for an apartment without hot water for 6 months or even worse, having a waterfall in the room.
We have had constant issues in the apartment that Occu have either been slow to attend to or outright refused to investigate despite the possibility of a hazard. The previous management company were a dream by comparison. I would avoid at all costs, rather than helping their tenants they cause stress.
They don't even deserve a fraction of a star.
When we first moved to Ireland, we had such an amazing experience with Hali and even secured a rental before we left South Africa! Unfortunately we had to move to North Dublin and secured a rental with a private landlord.
Someone told us about Occu and because it is similar to Hali, we thought we would get the same professionalism and great service.
After applying for an apartment and sending numerous emails through their portal for information months ago, we have not even received an automated response.
I have never in my life experienced such utter unprofessionalism and lack of client service.
And blaming the volume of queries received is not an excuse for your incompetence!
Absolutely the worst rental experience I’ve ever had. If you’re considering renting through OCCU, think again — this company will happily take your money and leave you completely in the lurch when it comes time to return your deposit.
When we moved into the property, it was not clean — there were cleaning liquids in the bathroom cupboards, random items like notebooks and pens left behind, and the fridge wasn’t even properly cleaned. But we didn’t complain. We assumed that, as with any normal rental, minor things like this were part of the process. We even spent time and money cleaning the place ourselves just to make it livable.
The furniture was clearly used, the walls already had multiple marks, and nothing in the house was brand new — again, we let it go without complaint.
Fast forward to our move-out, and OCCU decides to withhold nearly the entire deposit (€1,740+), claiming “cleaning” and “damage” that we absolutely did not cause. The house was in no worse condition than when we moved in — if anything, better. We even left behind patio furniture worth €120 as a kind gesture for the next tenants.
To top it off, we never once asked them for maintenance support throughout the year. We replaced bulbs ourselves, including two large living room bulbs that went out just weeks after we moved in.
Their communication is robotic and unempathetic, and it feels like tenants are treated like a bank account to extract charges from rather than people. We were two working professionals trying to live peacefully and responsibly, and this is how we were treated in the end — with no fairness, no consideration, and absolutely no accountability from OCCU.
Avoid OCCU at all costs if you value your money and your peace of mind. I’m in the process of formally raising this case with the Residential Tenancies Board (RTB), and I strongly urge others to think twice before trusting this company with your home or your deposit.
Everything is perfect when you are moving in and paying them, when it comes to moving out and receiving your deposit, it becomes story after story.
I would rate their services poorly due to significant issues with transparency and communication regarding the handling of my security deposit. After vacating the property, I was refunded only €1,045.50, which was substantially less than expected. Initially, OCCU communicated that deductions would total €630 after making several calls and communicating with Nick and Tina. However, additional deductions were applied without prior notification, and these were only revealed after the refund was processed.
This lack of clear communication and failure to provide a detailed breakdown of deductions beforehand raises serious concerns about their adherence to the transparency requirements outlined in the Residential Tenancies Act 2004 (as amended). The Act, overseen by the Residential Tenancies Board (RTB), mandates that landlords handle security deposits with clarity and fairness, which was not my experience with OCCU.
While I am awaiting a response with a breakdown and evidence for the deductions, the handling of this matter has been disappointing and has eroded my trust in OCCU’s services similar to previous tenants reviews. I would caution potential tenants to approach with vigilance and ensure all terms regarding deposits are explicitly documented. If my concerns are not addressed satisfactorily, I will pursue resolution through the RTB’s dispute resolution service.
Rating: 1/5
Until OCCU improves their communication and transparency, I cannot recommend their services.
I had great experience with OCCU, specially with Nathan Johnston, he was really helpful, very prompt response from emails, every single question was answered promptly and explained everything when I was struggling.
When I have applied for OCCU, took a little long till I got approved but once I get approval, it was really smooth and easy
Really appreciate OCCU Team and I recommend 100%.
