Attempted to buy a house. Made an offer. I thought purchase was going well. There were some fundamental issues with the saleability of the house. No information, no communication. Arrogant agent who kept saying basically that they could get away with whatever they wanted because “this is stoneygate”. Avoid. I wouldn’t look at a house they were selling
Rented a property through this company. Poor communications from the start. Poor attitude from the staff and generally a very bad experience. Avoid at all costs.
Left the property in May and still haven’t had any updates with regards to the deposit, I’ve had to put a claim through the dps, only to find the landlords are also trying to penny pinch where they can.
I wouldn’t recommend this company if you’re looking to let a property
Had a issue and Emma & the rest of the team were great, responded in a professional, timely manner.
They are very good at serving some of the paperwork and charging you for things.
I have lived in the property for a few years now and every time there was an issue they were useless. Two of my previous housemates lost their jobs due to COVID - they did absolutely nothing to help me find a replacement. No advertisement, no viewings offered - I did it all, as if I worked for them. They were helpful however in reminding me that I am liable and must pay everything myself.
Same situation repeated when the contract ended with a third housemate. Even though the contract has officially ended, they did nothing to secure a tenant.
Scammers: When my first housemate had to move since she lost her pilot job, they tried to scam her of roughly £500. It was not until she got legal advice from Citizens Advice Bureau and had legal proof to back her, that they 'realised' what they were doing is wrong and retracted the demand.
Instead of helping they will tell you to vacate. All estate agent stereotypes are valid for this so called company.
Currently in the process of looking for a property and have had several viewings with different estate agents, the experience with Phillip from Oliver Rayns stood out. He was polite, friendly, professional and engaging. There's a balance between engaging with clients and allowing space and time to explore which Phillip was very attuned to. An exemplary experience, thank you!

We have just exchanged contracts to sell our house through Oliver Rayns and from start to finish they have been thoroughly professional. All the staff we dealt with were honest, realistic, polite and very patient with all our frustrations. They were always very transparent in their communications with us. We cannot recommend them highly enough.

I don’t normally like to write bad reviews but unfortunately I had an incredibly poor experience with Oliver Rayns last year. The staff had been very friendly when we were looking around and then moving in but sadly that was the only positive of our stay. Despite asking for the alleyway light (leading up to our front door) to be fixed within the first week we moved in, it remained broken for the entire year. Additionally, our oven broke almost immediately after our tenancy started and we weren’t able to use it for the month it took for Oliver Rayns to arrange for it to be fixed. There were other minor issues throughout the tenancy, such as the agents holding viewings in our home without telling us, but the biggest disappointment was our end of tenancy experience. Even though we had deep cleaned the house thoroughly before leaving, Oliver Rayns/the landlord:
-double charged us for cleaning of certain rooms
-charged us for damage to walls that had already been there when we moved in (noted in the inventory)
-charged for bedroom cleaning even after they’d been rated ‘good’ in the checkout report
Upon contesting the charges, we appealed to TDS requesting the return of £445 and received £180.
Overall, my advice to anyone who does decide to rent with Oliver Rayns would be to check absolutely every detail of the inventory and take photos of everything possible when both moving in and moving out.
Whilst we did not end up buying through Oliver Rayns in the end I wanted to write and say how impressed I have been with their service of showing and general responsiveness during COVID. I have found their staff polite, measured and professional which is not something always present in this sector. I know who I will be calling first when it is time to sell in this area. Thank you
Oliver Rayns recently helped sell our house in Stoneygate. From start to finish a first class service across the team. Oliver's approach to marketing the house was refreshingly honest and transparent. Charlotte was outstandingly professional when it came to organising the supervised viewings whilst adhering to Covid guidelines. And Harry stepped up to help resolve a glitch in the process.

Probably the worst agent I have ever had the unfortunate pleasure of trying to deal with... arrogant, poorly managed, treat people with such disrespect, you may think it’s a one off, unfortunately I have had the experience twice with them, if I was a developer I would never list any properties with this company.. stay clear and find a more deserving agent to deal with for both buying and selling.
