I am a Right to Manage Practitioner. We were introduced to Andrew when one of our blocks chose Paladin as the managing agent last year. All possible difficulties were put in Paladin's way by the freeholders and former managers. Andrew dealt with them and a very adversarial leaseholder with dignity and precision. It's important to me that when we free a block through Right to Manage that the new manager works as a team with the leaseholders to their satisfaction. Andrew Wright is just that team player.

Paladin have made a very strong and positive impact as our property management agent. From the outset, they carried out a thorough review of every aspect of the building, including a detailed assessment of available funds and a proper, comprehensive health and safety review.
They have significantly improved building security, installing and upgrading CCTV and ensuring the front entrance is secure. Long-standing parking issues have been resolved, and they’ve built a strong and effective working relationship with local authorities, particularly in areas such as fire safety and waste management.
All existing contracts have been comprehensively reviewed, with clear progress being made towards a more streamlined and transparent service charge budget. Importantly, they’ve also resolved the long-running heating issues with the communal boilers, a problem that had persisted for years.
A special mention to Andrew, who has done an amazing job, professional, proactive, and clearly committed to improving the building for residents.

I am unsure where the sudden influx of positive reviews have come from because it does not reflect ours or many other tenants experience of dealing with Paladin. From the start of our tenancy, we experienced many issues with our flat & building that took months to resolve (and only after we had to continuously chase for updates and escalate to the local council). One of the first issues we experienced was a foul smell coming from the bathroom drains, no amount of bathroom cleaner or drain unblocker would fix the issue. The smell was even worse in the warmer months and we couldn't leave the bathroom doors open because the smell would fill the flat and bedroom. When a plumber was finally sent to investigate, we were told it was due to the length of the pipe and the trap not sitting correctly, we were told the pipe needed to be replaced and that somebody would follow up. We never heard back and the issue persisted until the day we moved out. Our oven also had an issue and would trip the electricity in the entire flat with a loud bang. We were without an oven entirely for 2 months (Oct-December) and had no way of preparing hot food, we had chased Paladin on this for weeks and weeks via whatsapp, calls and emails with no response or resolution until we escalated it to the local council. We ended up having to spend a lot of our own money ordering hot food during those cold months because we couldn't cook at home for 2 months, and when we asked to be reimbursed for this cost we were ignored.
The lock on our mailbox had also fallen out so any confidential mail was accessible by anybody. We had raised this issue to Paladin on 16th October and were ignored for months again until December.
In addition to all of this, the lift in our building had also broken multiple times, taking weeks and months at a time for it to be repaired. Multiple tenants would contact Paladin and receive no response. Being without a working lift was also a health and safety issue for many tenants living on upper floors, particularly those of us who were pregnant or had small children or those who were moving out of the building as they had to carry their things down the stairs. Paladin have a reputation for being extremely unresponsive, ignoring tenants on issues relating to boilers, lift, mail boxes, appliances etc and as a result, many of them including ourselves have got fed up and moved out. Deal with them at your peril.

As a property maintenance contractor I have worked with Andrew for a number of years. Think long and hard before using any property managed by this company. They are slow to respond, have no concept of preventive maintenance and will not bother to get involved until long after something breaks. They are cheap, slow and ineffectual. Avoid.

Very poor, lots of delay tactics and hardly any results for our block. Andrew talks a good game and comes across well but his company is deeply ineffectual. We had to employ a solicitor to fight our corner, says it all. Avoid
I have been renting for over 14 years and this is the worst building management company I have dealt with.
If Malika was still working for the company I would have rated 5 stars. Since she left, it went rapidly downhill.
Paladin take weeks to respond to any communications (with prompting). It takes ages to get any maintenance done on the flats/communal areas. The only time they bother you is when they want you to help them with their job.
I honestly would avoid renting a property that is managed by them.

I don't know where these 4 and 5 star reviews come from, Malika is the same as everyone else at the company, you will get ignored.
Multiple times I have emailed, called and text this company to be ignored and disregarded. Weeks later i am still trying to speak to someone about an important issue. They often ignore your whatsapp messages even though you can see they are online.
They definitely hire the cheapest "handyman" around. My place screamed off "the landlord special" when it came to the paint job. My sink was detached on day 1, sockets not stuck to the wall correctly.
Can summarise them as cheap, greedy and detached. Trust me when I say, ignore those fake 4/5 star reviews and spend your money elsewhere
