I have recently viewed 2 different properties that Paul Fox are selling with a view to purchasing.
After asking them a few simple questions about the properties they said they would find out the answers to my questions.
Unfortunately i am still waiting for the answers.
I have found them to be very unprofessional and uninterested in helping.
I personally would never use them to sell my house for me.
Fortunately I have not put my property up for sale with them.

***I nearly lost my house via repossession because of Paul Fox and through no fault of our own***
I have been let down by Paul Fox Epworth on two occasions. I can praise Jackie though for being professional and trying to help us resolve the issue.
We put our house up for sale back in November 2023 due to moving abroad permanently and sold the house in February 2024.
The offee came through and we didn't see no issues with the buyer and decided to sell our house to that particular buyer.
This meant we was in a chain and the chain stopped with us.
The sale was all progressing as it should with no issues. We was leaving the UK at the end of May 2024 and wanted to know the hold up.
We then found out that the buyers house that they was selling was a lease hold property and this was causing the slight delay.
I then questioned this why I wasn't informed about the property that the buyer was selling was a lease hold property. Paul Fox said to me don't worry as they deal with selling lease hold properties all the time. I then trusted them and hand no other option to continue with the sale of the house as we was leaving with a week to go.
I then went to Paul Fox Epworth on the day we were flying out to leave the country and sat in the office with a member of staff called Bev.
I sat in the office with Bev for around 20 to 30 minutes explaining the situation of us leaving the UK and gave her all the relevant information like what keys what and the Padlock code to our rear gate for access to our garage/rear garden just incase they needed access. I was also informed the same day that it shouldn't be long now until the completion date as all parties have signed the contracts and was waiting for exchange.
Me and my family then moved country and cracked on with our lives hoping the sale should be sorted any time now and trusting Paul Fox with the property and keys.
Two whole months passed taking us into July 2024 at which point we had settled down abroad. However we had some savings to make sure if the sale dragged on longer then needed to be we would still be able to pay the mortgage.
I kept ringing up Paul Fox and my solicitor during the duration of this two months asking why is it taking so long. No one could give me a definitive answer. This made me start to worry as we had run out of the savings to pay the mortgage.
I then received a phone call from Paul Fox stating that the sale is now going to take another 10 weeks for completion.
I couldn't believe this as this has been going on for so long and about to loose my property due to repossession as I couldn't afford to pay any more of the mortgage while living abroad.
I then informed Paul Fox I may need to look at rental of the property as I didn't want to be put in this situation of loosing the house.
Paul Fox then rang me later after they spoke with the buyer about this and informed me the buyer is now pulling out of the sale as I wasn't going to wait a further 10 weeks for completion.
A few days later due to the fall through of the sale Paul Fox needed to get access to our garden and garage. I then received a phone call from a rude and unprofessional staff member working for Paul Fox asking me for the code to the gate.
I then told the staff member I have already given Paul Fox all the details including the code when I sat down with Bev before I left. The staff member then said to me over the phone we haven't got the code and never received one.
At this point I was extremely unhappy and yet again stated to the staff member I gave it to Bev how can you not have it?
The staff member then said abruptly "WELL DO YOU HAVE IT OR NOT?" Astonished to what I had heard I hung the phone up and spoke to Jackie in relation to this situation of the code. I told Jackie that I definitely sat down with Bev and told her and even saw her write the code down on a bit of paper infront of me.
The reason to my negative review of Paul Fox Epworth is because I felt like I had been let down twice by the company.
I even spoke to several other estate agents like Grice and Hunter, Walshes, etc and asked them all the same question about if they know the situation when a buyer comes into store and wants to buy a property the following details:
1) mortgage in principle
2) If they are first time buyers or have a property to sell
3) if you have a property to sell or not and information on if it's a lease hold/Freehold.
All the independent estate agents all said to me that they all know if the property is either a lease or freehold property.
I questioned Paul Fox why wasn't I informed that the buyer property was a lease hold they was selling. If I would of known that they was selling a lease hold property We wouldn't of SOLD the house to them and would of gone with someone different or put our property on the rental market instead before we would of even left the country! And wouldn't of put our self in the situation we was in of nearly loosing our house.

I have never known any company to be so underhand and unprofessional. Their marketing materials make it seem how incredibly professional they are. The sad reality, for me at least, is that they are underhand, lie, make things up and show a blatant disregard for rules and regulations. I have considered reporting them to Trading Standards but a recent personal crisis has made that impossible. To conclude, I am disgusted with their lack of care and professionalism and their outright lies. Estate agents are some of the most disliked people, and much to my disappointment, I absolutely now know why that is so. Yes, this is a dig at them but it is more that justifiable. They are really not nice people as you may or may not find out the moment you run into a problem. Having read the review of RTV_Syrieprince here on Trustpilot, I can confirm they are liars and can certainly be the opposite of understanding, considerate and ethical. No lie, they have left me traumatised and everytime I see one of their for sale signs, I cannot help but feel triggered and angry. I only wish I could have given them zero stars here! A really vile company from my experience, that I cannot ever recommend.

Decided to try Paul Fox. A bit disappointed as had to chase for feedback, waited more than a month for valuations on properties and updates were rare. I am realistic in a changing market, but expected to receive feedback and not just the sting of exit fee after 12 weeks.
This is the tip of the iceberg…
1. Property was Marketed to the wrong market. - I was led by Paul Fox Estate Agents and trusted they their wealth of experience. The house was originally marketed to families owing to the fact it has 3 double bedrooms. However I figured out very quickly after showing a few people round and listening to the feedback that this was not the right market. Every person indicating the upstairs is great but the living downstairs is just too small. After a few of these feedbacks from Paul Fox I contacted them to discuss the advert where I told them that the property was being marketed to the wrong market and should be changed to be directed at first time buyers and investment emphasising on the energy efficiency and low council tax banding of the property. I had to tell them word for word what to write and even that took several attempts.
2. Potential buyers were not given required details when arranging viewings. - one afternoon I did 2 viewings on the property. The First Lady I had to retrieve wandering the street as Paul Fox had not given the house number to them. The second had also not been given a house number either. A week earlier an appointment failed to arrive and I had notice a car drive round several times but did not think anything of it. Now I think it is Likely they were never sent the house number either.
6. Lost all confidence in Paul Fox - having finally accepted an offer at the asking price following the the property being re-marketed only a few days earlier there was a flurry of offers generated. After 6 weeks and all the searches being done we received a call from Paul Fox stating that the property had been de-valued by £25,000 and the buyer wanted me to reduce to £135,000. No evidence was ever supplied by the seller and Paul Fox started advising that the property was only worth between £140,000 and £145,000. I had only a few days prior I acquired a valuation from a chartered surveyor who independently valued the property at £155,000. We spoke to them about the de-valuation and what Paul Fox had said and they were in disbelief and openly advised that it seemed the estate agent is not working in my interests. I would have to agree with this as although we were told the buyer was not going to appeal valuation the next day all of a sudden it was £140,000 that the buyer could achieve with the mortgage. I expected something like this to happen and it did. Again no evidence could be supplied. Following this the sale fell through.
7. Liam fox valuation evidence. - filling the issues I attended Paul Fox Estate agents in Scunthorpe and went through all of the issues we have had and requested they supply the evidence supporting the new advised valuation of the property. I had already done my research as well as obtained the evidence from our chartered surveyor and the house which Liam Fox was doing a direct comparison with which had sold earlier in the year for £140,000 was the wrong house. He was comparing it like for like even though this was a much smaller house so clearly the sale price would be less. He tried to say the lay out was the same and would not accept the difference even though the differences can clearly be seen for a start the downstairs is open plan kitchen and living area whereas mine is kitchen diner with separate living room and every single bedroom is sized smaller. Just ridiculous my 3 year old could see they were different houses.
I cannot believe that even though they themselves advised on original sale price that they would drop that so quickly and by so much and try and justify it. This has left me believing they would have said anything to keep the sale together at all costs was in no way in my best interest.
More went wrong but had to reduce due to character limit.
When our seller didn't want to wait more than 6-8 weeks to move (we never agreed to move this quick) they allowed her to relist the property with them with a higher price while still keeping insisting on keeping us a buyer, So that she could try and get more for her property - effectively allowing us to be gazumpted three quarters of the way through our purchase - losing us money.
No communication whatsoever with any of the solicitors - just bowed down to the buyers demands at every stage. Never known an agency to be so underhand and so unprofessional. We pulled out of the purchase in the end and they never contacted us again.
