Absolutely terrible experience

Absolutely terrible experience with Philip James — I would strongly advise others to stay away.

At the end of our tenancy, they attempted to make unfair deductions from our deposit for reasons that are simply not justified. The flat was properly cleaned before we moved out, yet they still tried to claim cleaning costs with no reasonable evidence.

On top of that, they charged us for “missing” chairs that were never actually lost. We had temporarily left them outside the flat while moving our belongings, and the building management removed them without any notice. This was communicated to the landlord, but he failed to inform us — which is clearly not our fault. Despite this, the agent still tried to hold us responsible.

Even more concerning, they attempted to charge £400 for four old, worn-out chairs, which is completely unreasonable and far beyond their actual value. It honestly feels like an attempt to inflate deductions rather than resolve things fairly. Besides that they tried to take almost all our deposit around £800 for infiltrated claims that something is not cleaned or damaged.

This situation made it very clear where their priorities lie. Despite tenants also paying fees and trusting them to act professionally, they sided entirely with the landlord and showed no interest in being fair or balanced.

Overall, the whole process felt dishonest and opportunistic. I will not be dealing with this agency again and would strongly recommend others to be cautious.

I viewed 2 properties which were…

I viewed 2 properties which were absolutely shocking.

First one was water damaged. The main reason the current tenant was leaving was due to this ongoing issue which started 2 years ago. Says a lot about the landlord. Even more so, the fact that a well established agency like PJ were even allowing viewings on behalf of a slum landlord just shows that it's all about the money.

The feelings and smell of damp was bad enough, let alone the actual state of the place.

2nd property I viewed was advertised poorly. Because the LL and PJ both knew that a 2 up 2 down terraced house converted into pathetic studio 'apartments' will only appeal to people who literally have no choice.

Disgusted with PJ. Keep up the bad work.

Do not trust this company!!!! Humans clearly won't be treated like humans.

Rubbish avoid .

Rubbish avoid .. I have been renting since 2019 they are all fakes only helpful when it comes to money but when we have a issue with property and they say ohh it's all on line ok ,on line done ,email done ,phoned them and no one called you back ,all goes on deaf ears. They not good and rent increase when my neighbour whose place is similar size to mine is paying £200 less wtf !!!. So I wouldn't ever want to rent from them again .

Good experience during property search

Although I didn't end up renting from James Philip, I had a good experience with them during my property search. Titu was really friendly and helpful, answering all my questions while showing me around the properties and suggesting others that might be of interest.

Happy Landlord

I am a landlord. I have had a number of properties with Philip James for over 10 years. I have never had any cause for complaint. I am extremely happy with the service they provide. They are proactive, timely and offer excellent market advice.

Avoid at all costs

Avoid at all costs

I have been renting since 2018 with other agencies and this is by far the worst.

Horrible experience. Very poorly maintained property which I rented for 6 months. And they want to charge me 470 pounds on moving out for bulps and stains that had been there from the beggining.

Let alone it is very hard to get through to any of them and they very rarely reply to their emails.

Never again renting with them.

I would give them no starts if possible

I would give them no starts if possible. Moved out of a property after 2 years that was "managed" by this company.

Its been a whole month now and they are refusing to release my deposit. They have tried to retain near half of my deposit for things that are "wrong" with the property, except they werent wrong.

They were all agreed in emails between myself and this company and the landlord who they were keeping informed. Ive sent these emails several times to them as proof and have only just received 1 reply email in 32 days, asking for proof, you couldnt make this level of ineptitude up.

I am emailing them every few days with no replies, you cant call them as they dont discuss deposit issues over the phone.

Im having to exercise my protections and report them to the ombudsman along with reclaiming my deposit from the independent deposit scheme.

Absolutley atrocious way to run a company and deal with your customers.

AVOID AVOID AVOID.
