17 years of poor and woefully inadequate service from PFP

Have lived in a property purchased from these Clowns back in 2008. Year upon year the service is at best chaotic, and at worst non existent. The people at PFP are shambolic, have no idea how to run a company, have no clue about customer service and empathy, and have now, 1 week before Xmas, have served possession orders on nearly everyone in the block that I live in for unbilled service charges that they are unable to quantify or provide evidence of, and their Housing Manger states that " the figures are incorrect, for reasons I cannot explain". As a Housing professional, this is a totally unacceptable statement to make, and shows this individual has no concept of the pain and anguish these notices have caused to so many tenants at a time when people are trying to budget for Xmas. The Housing Ombudsman will hopefully be intervening in this matter, sooner rather than later.

No Win No Fee lawyers is the only solution

P4P is clearly an appalling Landlord. No idea why they got good reviews from the Govt. Unless its because killing off elderly tenants with stress is all part of the service with this new Totalitarian regime we live under.
I can only recommend to all those Tenants struggling away trying to get P4P to take you seriously - call a NoWin NoFee lawyer such as First4Lawyers......unlike P4P they have a top class Trustpilot rating, answer your calls, do everything to help and put you in touch with No Win No fee solicitor (if you have a case). After watching an elderly friend struggling to get them to do anything with a burgeoning mold and damp story we just wish we'd done this sooner. I think bringing in lawyers is the only way to get P4P to take meaningful action.

Leak in the ceiling

Leak in the ceiling, on the first evening I reported it as an emergency the plumber & joiner attended , plumber recommended the roofer be sent out. I called yesterday morning after taking a day off work sick for the roofer to come as an emergency and yesterday he was a no show so I rang yesterday evening and was told that he’d be out by 8am this morning. Still waiting so rang after 8 told very little apart from definitely be out still no sign so 10:30 ish I call them and I’m told he’s en route 11:30 a second plumber turns up not a roofer only for the plumber to tell me what I already know. I call in again for the roofer to come for emergency as he was supposed to and I’m told by the end of today, still no roofer and plus they said they will call me to tell me they’re coming but had no contact at all , negligence is the word and zero comfort for us as tenants , broken promises , contractors that don’t turn up I have wasted 48 hours sat in waiting a roofer that isn’t coming

I am 72 years old and have serious…

I am 72 years old and have serious health issues, my toilets became blocked and there phoo coming over the top of the toilet and all over the floor. Their answer to this was use a bucket, three days later I am still doing this and no one as arrived, I have spent more time and money on hold to them that I could have paid a private Plummer.

This has been the worst housing company…

This has been the worst housing company we have ever dealt with, and I want others to be aware of how badly they treat their tenants.

We have spent almost two years trying to get a simple repair done — the kitchen upstand/worktop next to the sink. It is a basic repair that should take 15–30 minutes, yet Places for People turned it into a nightmare.

Here is the REAL experience:

Multiple appointments were booked and on many occasions no one showed up

Every time, I called in the morning and was told “someone is definitely coming”

No one came, with no explanation at all

Later excuses were given such as “weather conditions” when weather was perfectly fine

Several fitters came, looked at the job, and said they were going to get the part

They later phoned saying the part was out of stock

Another fitter came later and said no part had ever been ordered and no notes were left

This process repeated for almost TWO YEARS

I had to take days off work every time, losing money for their failures

There is visible mould in the kitchen, which can cause health issues, and still nothing was done

We even escalated the issue in June 2024 to Teresa Bolton, Senior Customer Resolution Coordinator in the Chief Executive’s Office. Even that achieved nothing.

Most recently, I received an email from Janet Strickland asking for feedback — despite the repair STILL not being done. I replied explaining everything in detail and received no response at all.

This company completely ignores tenants, lies about appointments, marks repairs as completed when they are not, and leaves families with mould and damaged fittings for years.

Absolutely unacceptable, unprofessional, and untrustworthy.

If you are thinking of renting from Places for People — avoid them if you value your time, money, and health.

Service we pay for is terrible

Service we pay for is terrible, book in repairs expect you to take the day off work and then no one turns up.
Repairs cancelled more often than completed.
There contractors cant even say good things about them when they do arrive.

Ian Spencer accounts manager for Places…

Ian Spencer accounts manager for Places for people is amazing, he is so attentive, thorough caring and kind. He explained the account in good detail, gave me hope and compassion when I had given up hope, he made time to talk to me, he isn't just a manager for the company he is a genuine man with a kind heart and you don't come across people like that often. Thankyou Ian Spencer you have made me see that the future I want is possible.

Do not use places for people

Do not use places for people. I moved in in September with my currently 8 month old daughter and within a week of being here I noticed excessive mould and damp all over the property. With calls and emails daily, I’ve still not had any response. They throw the houses up, charge extreme rent prices and then ignore all the issues and complains from everyone. It’s not worth you’re time effort or energy. Do not use this company

absolutely disgusted by pfp

absolutely disgusted by pfp. let’s be real, you guys do not care about ur customers! when i first moved here from being homeless and having no choice the place was a horrific mess. blue office type carpet, weird windows that are so old they’re falling apart, damaged bathroom with pipes showing, stains on the paint, cracks everywhere, an extra wall in the wall which is so unnecessary like why is that even there? messy flooring. the list goes on and on with a weird bathroom layout and wha not. if that wasn’t enough i’ve had to deal w a weed smoker and neighbours opposite slamming doors and what not at hours off the day and night and it’s constant and ever ends. i have tried absolutely everything from complaining multiple times, to keeping logs, reporting everything, recording everything and nothing has come out of it. i’ve just had to put up with it all instead because there is no help. I’ve had so much happen from living here to the point it’s affected my daily living tremendously and nobody cares. you just get ignored and told ur concerns aren’t valid. there’s so much more i could say about how when workers were here they left cracks in the wall only to say those were always there which is a lie. or now currently i’ve had no hot water for two months and they changed my appointment to the end of december and did it without telling me. oh and how one of the door handles in my living room broke from opening it and i got locked in and got told that i need to sort it out like what?????????? it’s there effin door!!! they are the ones that installed so who’s responsible for that now huh ??????? i’m just so so mad. we’re just numbers to these ppl they don’t give a damn. i can go on and on about how many times i’ve felt invalidated and ignored.. it’s not fair

Bad dream home

We moved into our brand new dream home in May 2023 after a last minute delay which left us in limbo for two month. A few weeks after we moved in, the house builder, Ilke Homes, went into administration. All went quiet on the site which at that stage, included 10 'finished' properties. The snagging list grew arms and legs, communication with the developer, Places for People, was somewhat lacking. New 'cracks' appeared day by day and the few of use who were resident on the site grew frustrated and angry. Two and a half years later, Places for People have still failed to resolved the water leaks that we all have. Nobody reponds in a timely manner or at all. Our houses are not fit for purpose. We need legal action.

Great work

It was great to see the eyesore of a tree stump that was a dumping ground for all sorts of things being removed by 2 hardworking members of staff. The burnt out stump was located near Saunders close Huntingdon. The grass edges were also tidied up. Well done .

Terrible service

Terrible service, I’ve been without heating for 4 weeks now said they was coming yesterday to put new heating in, even had text to say they was on way and they didn’t turn up, list a whole day pay at work because I had to book time off…. And I’ve tried to phone them no end of times and all I get is we will get back and still no heating as I’ve……..

0 stars if I could. Pfp do nothing in our properties 26yr old kitchens. A lot still have old gas heating . Vans are on estate alot but mostly the unhappy workers are sat on phones in them.Only seem to do anything if a property becomes vacant Meanwhile other housing groups get new kitchens etc. Queried extra charges for gardening etc waste disposal. as I maintain my garden fobbed off with a terrible excuse. Dread reporting repairs due to the hassle you get. So I've reported one of the 27 year old cupboard doors hanging off again , was given a date ,but low and behold rescheduled to an unknown date probably next year . If I could get out I would the amount of rent I pay and extra charges. Ive even asked to buy my property could get more done but unable to due to some law on dates they were built.Quick to take your money and contact you when you fall behind. Pfp policies need looked into as its all lies. They certainly do not care. And obviously not reading all these reviews on here and addressing the issues. Re update cupboard door i emailed them in new portal to raise a case about this last week . I went on to pay rent today and my case has vanished. So I've tried again and took screenshot this time . I'm paying ridiculous rent and various charges to get in return a boiler service each year basically. Shocking PFP. RE UPDATE January 17th have got a date for repair. End of this month so let's see if repair goes ahead or delayed yet again. REUPDATE 23rd February. This is date which repair for cupboard supposed to be completed. Sat in all day even rang lunchtime to see if tradespeople were coming. Call centre said yes . Well guess what nobody has turned up. Now on phone again been on hold for 30 minutes. Listening to a dire tune repeating itself. No communication whatsoever. Job now next week only found out as i rang .To top it all of rent increasing soon approx £8 per week . Amazing pfp. Thanks ...update new cupboard after months of waiting got told wasn't getting one when repairs man came (apparently it was never ordered) fixed door and back of cupboard to my dismay. All reviews are correct on here especially a review further down here off a sense of snobbery towards us Tennants .We pay a lot of rent, I think these repairs however trivial it may seem to places for people mean a lot to us tenants who are living in some very dated properties and only trying to make them nice

Superquick to take more of your money, deadly slow to provide ethical service

Ignore all complaints until you cc in the CEO. Then prevaricate and obfuscate. Provide bare bones information when pressured. Ignore requests for detailed accounts. 42% increase in service charge this year. Very little work is done and the maintenance crews spend most of their time sitting in vans googling. MP's involved, Ombudsman investigation ongoing. They put ethics and listening at the forefront of all promotion. I see no evidence of either. Massive wages to upper management plus bonuses - supposedly Housing Association. They need to realign their priorities to customer service and efficient management on behalf of paying tenants. They also need to bear tenants in mind when arranging insurance deals.

Should be band from renting

Been complaining about the damp caused by the render since it was put on They denied the issue but now we all know!!
Also been complaining about rats living in the walls now inside our home. Said it isn't there problem and now after years of phoning and fake promises they denie any communication about the problem.
Back handers and selling off the housing stock Inc houses in good condition is all they are interested in.
SHOULDN'T BE ALLOWED TO RUN SUCH BUSINESSES if they can't provide the service.
I gave one star as can't leave the deserving zero.

so called charges ,hedges,grass,litter etc rip off

yet again pfp have set out to scam people on their estates for what they claim communal charges for administration charges when nothing is done by the two lazy git gardeners who cut the grass in the next road in summer 6 times a year ,go round with the blower when they have not cut anything and no leaves have dropped charging for hedge cutting.grass,litter picking,alarm,alarm maintenance a joke,salt provision when we dont get any.i have to buy a bag every second year,tree surveys which they have never done.and the charges rocketed up from £140 last year 2024 to a wopping £531.96 this year...that is a TOTAL SCAM these two gardeners do absolutely NOTHING ,so bad the other gardeners from pfp other estates came down for a day did an immaculate job and called the too lazy ,unless its a backhander,fit to burn ,calling them lazy ,skiving good for nothing,even a manager asked why arent they doing anything ,answer they are too busy skiving and when they cut the grass on the estate they do a poor cowboy job.and pfp want me and the estate to pay £531.96 each a year for all this when sod all is done.thats over £20,000 a year to the tenants on this estate alone for just cutting grass 6 times a year.these two so called landscapers lie about not being allowed to use a chainsaw when I have seen martin or dom as I call him using one,when they cut the hedge once a year a poor job is done of that.in short you thinking of renting from pfp...dont nextyear all this so called charges will be wapped up to £700 a year per tenant and most of us dont have grass,trees.the council use a road sweeper.i reported this landlord two years running to the ombudsman and pfp dont like it..again DONT RENT FROM THESE

Wouldn't give any stars if I could I agree wirh the previous reviewers they tell you lies been with out hotwater scince the middle of August was told 21st October they changed the date till 14 November, took time of work for this repair, at 2.45 they rang to say the electrician is on his way but the electrician came in August and said we needed a plumber,needless to say nobody turned up at all. I am seeking advice from a solicitor as this can not be right. I am willing to fight it all the way.
