amazed they are still in business

It has been 6 months since my (first-time-buyer) offer was accepted on an empty flat and these cowboys still have not closed the sale. I have been flagging up a simple documentation issue that is PMPL's responsibility to fix (with one phone call) since mid October; it is now February and it is clear they have no intention of doing it.

On top of an abysmal service, the lack of communication has been downright insulting. I appreciate that when you have a high staff turnover that things slip through the cracks, but my file has been passed from Sophie O'Shea to Ambia Khatun, to Hannah Speller, to Melissa Edwards, to Stephen Milne - nobody has been remotely reachable or cooperative aside from some basic lip service.

I have held off on finding another solicitor because this transaction has been so close to completion since November. I have also held back on leaving a public review because these people have been so unprofessional that I was honestly concerned about retaliation.

I have submitted a complaint to the Legal Ombudsman as I cannot see any other recourse to hold them accountable to the work I have paid them to do. Needless to say, do not subject yourself to PM Property Lawyers, even if your Estate Agent recommends them!

I noticed the automated reply they are leaving - what a bad joke, inviting clients to contact them knowing full well they are unreachable!

Won't use again

Slow, understaffed and liars. Estate agents and other law firms actually hate working with this company. I was told this as soon as I made people aware who I was using. Unfortunately at that point it would have cost me more money to switch firms. In hindsight I should have just paid the extra money to avoid them.

AVOID

Unbelievably slow moving. Poor communication. Repetitiveness when communication is made. Going round and round in circles. We are ignored constantly. It's hard to believe that we will ever get to the end of this nightmare if there is 0 communication. Awful experience, and it continues.

Jennifer Turton was great

Jennifer Turton took my case on and was superb answered emails and phone calls immediately but the 7 months prior had some joker named Jack Tennant my sale was a cash buyer no chain involved and he still couldn't make it happen in 7 months poor reception must of been sick of him thereselves never at his desk working from home on leave the excuses were every week the company should sort there staff out too many bad apples

AVOID AT ALL COSTS

I very rarely feel compelled to write a formal complaint, but your service has been nothing short of appalling and far beyond anyone’s expectations of poor professionalism.

Where to even begin? The documents provided were riddled with errors, communication has been non-existent, and call-backs are seemingly not part of your service offering. It appears that everything that could possibly go wrong has indeed gone wrong.

The mortgage calculations have been incorrect, the pricing model was misleading and miscommunicated, and emails - when they eventually arrive - often contain inaccurate details. What was supposed to be a straightforward transaction taking 2–3 weeks has now dragged on for 8–9 weeks and remains unresolved.

This level of service is, quite frankly, unacceptable and unprofessional. Your firm has proven itself to be entirely unreliable, leaving your clients frustrated and disillusioned.

I remain hopeful that you can salvage this situation by resolving all outstanding issues and ensuring the completion is finalised within the timeframes originally agreed upon. Should that happen, I would be willing to reconsider my opinion.

Never again

I have just recently sold my property with PM property Lawyers, it has took just over 7 months for what really should have been a simple sale. The communication was completely unacceptable. Letting me know on the day that completion would not take place. This happened about 3 times. The lack of care resulted in me losing the property I was due to purchase due to the stress and no communication when we tried to contact them on numerous occasions. I put a complaint in and was offered £50. Even on the day of completion they never confirmed it. Luckily I was in direct contact with the buyer so they were able to confirm everything with me. Emails were unanswered, calls unanswered. When trying to call them you could be on hold for an hour at least. It has been the most stressful 7 months of my whole life and they could not have cared less about my situation. You are just a number unfortunately. The solicitors I was using to buy my new property could not believe how unprofessional they were. Do not use this firm. Team Rusian to be specific. They came recommended from Purple Bricks, when I spoke with them about how bad my situation was they could not have cared less either. As I said I lost my house because of the lack of communication. DO NOT USE!

Provided a review of pm property lawyers.. yesterday re returning my Trust documents.

Response received ‘please contact us if u wish us to investigate ‘ seems to be your standard reply… how do you suggest I contact you.. I email Team Owen regularly no response. If you phone main number leave a message no one gets back to you !!! I have emailed your complaints department no response. Looks like it’s omnibus or law society next..

AVOID AT ALL COST

AVOID AT ALL COST! THIS IS A SCAM! This business is wired in the way that they take the initial fee from a number a clients that they could not realistically handle and then they do bare minimum or nothing at all. It is completely unorganised, useless and constantly lying bunch, my case has been moved 3-4 times to a new person and every time they request for the same documents and then disappear. Also, I have learnt on several occasions that my case have left for weeks without anyone even looking at it. The communication is also barely existent, they usually do not respond to the emails and if you want to call them you can spend 1.5h waiting until they hang-up. Currently my case is allocated to Stephen Milne who for the past month ,every time that when I call and wait minimum 30min, is telling me that he will provide me with an update "today or tomorrow" and I still have not heard anything! I am sure with this pace of work at PMPL I going to lose the property that I am trying to buy because I have already had to ask for mortgage extension! Today was the last straw and I am going to start looking for a new solicitor and hope that I will manage to buy my property in time. I will be contacting legal ombudsman to get the fee back I have originally paid, and I advice everyone to do the same. Business like this should not have right to exist.

I wouldn't use this company again even if you paid me

I am lost for words on how bad this whole experience has been. For what should have been a simple transfer of equity, taking around 4-6 weeks on average, the process has been dragged out to over 3 months.
Solicitors don't seem to have a clue what they are doing, constantly lie to you, and don't seem to have any sort of urgency. Things constantly had to be re-done as they did them incorrectly. Excuses are given all the time as to why they haven't been able to get things done e.g. the printer is broken, computer has crashed, and it is virtually impossible to get a reply to any email. A family member (for the onward chain) nearly ended up losing her house as they took so long to get everything done.
Unfortunately we didn't actually choose to go with this company, we went through another online Solicitors who outsourced to PM Property, I would never have gone with PM Property if I had seen the reviews.
EVENTUALLY, after a whole lot of hassling and complaining, and an escalation to the original company we went through, we have finally managed to get our case Complete. But it was a very long and painful process, full of stress, and a situation I would never like to repeat. I will NEVER again go with an online solicitors, instead use someone local and with good reviews.
I would not touch PM Property again with a barge pole, not even if you paid me to use them.

This company should be shut down

This company should be shut down. Iv been waiting nearly 8 months now to complete a simple, no problems house purchase. Awful communication, constantly lied too and it really does seem they don't know what they are doing.

Caused Unnecessary Stress During a Difficult Time

We have had an extremely disappointing experience with PM Property Lawyers, the conveyancers acting on behalf of the buyer of my late grandmother's property. Their lack of proactivity and poor communication has caused significant delays, adding unnecessary stress to an already difficult time for my family.

Despite our own conveyancers doing everything possible to move the process along, PM Property Lawyers have been slow to respond, failed to meet deadlines, and shown no urgency or consideration for the circumstances. We’ve had to chase repeatedly for updates, and their inefficiency has made an already emotional process much harder than it needed to be.

If you’re considering them, I would strongly urge you to look elsewhere. Their lack of professionalism and disregard for the impact of their delays has been incredibly frustrating.

I predict the company will respond to say it’s not a genuine review like they have done to another family member. These reviews are genuine and we only wish we didn’t have to write them. They wouldn’t have been written had the company done what they were being paid to do.

Please think twice about using this company

Pm lawyers have come back and said it is not a genuine experience of course it is a genuine experience , your poor service affected the sale of our house we were selling. What a ridiculous statement . I reiterate ….. Please think twice about using this unprofessional shower of a company , how they stay in business is beyond me. I wish the ombudsman would look into this awful firm . We didn’t employ them , but our buyer did so if you don’t use them ( why would you) check that your buyer / seller is not using them and advise them not to if you want a timely sale . We accepted our buyers offer at the beginning of July 2024 , 2 parties in the chain with no mortgage involved. Our solicitors were ready to exchange and complete at the end of September , despite numerous attempts to find out the hold up , neither our solicitors or estate agent could get an answer or any timelines from PM property lawyers We have therefore on December 18th withdrew the house and pulled out of the sale , we are assuming our buyer will have to pay this firm costs for absolutely nothing. Our estate agents have said they will not engage with anyone who wants to use them in the future. Says it all really !

 if you value your time, money, and peace of mind, I strongly advise steering clear of this firm. My experience with them was nothing short of shocking: missed deadlines, two failed completion attempts, unresponsiveness, and unprofessionalism at every turn. Frankly, I would use stronger words, but PM Lawyers have left us so drained that it’s hard to fully convey how bad they are.

They missed one deadline after another, leaving everyone in the chain sitting in vans packed with belongings, waiting for keys to be released—only to be told, at the very last second, that PM Lawyers hadn’t signed something off. This happened repeatedly, with mistakes piling on top of one another, creating unnecessary risks, additional costs, and immense stress for everyone involved.
Their inefficiency became an embarrassment. At one point, it took a combined effort from other conveyancers and agents just to get PM Lawyers to complete the simplest of tasks. For instance, they failed to sign off on the source of funds until after the exchange deadline had passed, and even then, they took weeks to respond.

Attempts to contact them are a nightmare. By the second failed completion date, our conveyancers and agents had collectively spent over 8 hours on hold in one day. Calls were frequently cut off, and on the rare occasions anyone managed to speak to someone, it was clear the person handling the case lacked the expertise or authority to progress the transaction or resolve issues. They offered little more than vague excuses.

The worst part is that PM Lawyers’ role in this process should have been straightforward. They had more time than anyone else in the chain and far less work to do. Yet their repeated response was that they were "too busy." Staff turnover was cited as a reason, but the underlying issue seemed to be that they simply didn’t care. Every delay created significant uncertainty, putting the entire chain at risk of collapsing due to their inefficiency.

It takes a special kind of commitment to mess up as spectacularly as PM Lawyers have. Don’t make the same mistake everyone else on here has—find a different firm.

I know my review will be responded to with the standard “we are sorry, please contact us” or similar, well, I wish we, our agents or conveyancers could contact you, we can’t, it’s clear no one can.

Update:

PM Lawyers have now missed a 4th deadline for exchange, leaving all other conveyancers in disbelief and actively trying to help them. Despite numerous assurances from PM representatives the day before it woould happen, today has been marked by repeated attempts by our conveyancers to contact PM—only to be met with silence. They indicate over 12 hours collectively spent trying to reach PM just today.

As a result, we are now facing mounting financial consequences, including paying interest on a mortgage to hold funds, repeated removal costs exceeding £2k, storage fees, and significant financial losses for all parties involved in the chain.

PM Property Lawyers’ failures appear to breach obligations under the General Terms of Conduct for Conveyancers. We can clearly demonstrate causation linking their actions to financial losses across the chain.

This entire situation was entirely avoidable, and we implore PM to act responsibly and simply do their job to avoid everyone losing more.

DO NOT USE - pushy sales tactics

If there pre-sales service is anything to go by, then I wonder how good their service would actually.

I requested a quote on their website, but after reading reviews here, I decided not to instruct them.

However this has not stopped them trying. I have now told them 3x times to delete my data but they continue to contact.

I have been contacted 13x by email and 5 times by text.

I am very dissapointed with PMPL.

I am very disappointed with PMPL.

What started as a positive experience became a nightmare as we came closer to exchange.

Exchange was targeted for 6 December 2024, and I was informed all documents had been received and we were on schedule for exchange.

Friday was missed and communication was limited from my solicitor until Thursday 12 December when they informed me that they would no longer be working for PMPL from the 13th onwards, effectively giving me 6 hours notice.

I was then handed over to the manager of my first solicitor who informed me on the 13th of December that in fact there were some items outstanding before exchange could be done, this was the first time I heard about these outstanding items.

I got these items delivered to PMPL on 16 December and they acknowledged receipt, I also transferred my deposit proactively on the advice of my new case handler. On the evening of the 16th I was informed that my case would be handed over to yet another person.

It is now approaching the end of Tuesday the 17th of December 2024 and I have not heard from my new case handler despite several emails being sent. I have also not received any updates regarding exchange since last week.

It is mind boggling that all outstanding items can be satisfied and PMPL still find a way to drag their feet and delay the exchange. I am hoping this does not cause the deal to fall through and I am writing this review to encourage PMPL to do something about it before it is too late.

The worst experience

I really regret going with this firm. I have spent 20+ hours in total on hold trying to get through to my case handler (my purchase hasn't gone through yet so I expect this number to rise significantly). When you are on hold for for 90 mins the line just goes dead and you have to call again and wait at the back of the queue. When you call the main office line all they tell you is to call the direct line of the case handler. I called around 2 weeks ago to make a complaint and they said someone will get back to me but no one has as of yet. Not a single one of my emails have been replied to. I would give 0 stars if I could, it has truly been one of my worst experiences. Would not recommend.
