Peaceful Break

Recently stayed at Malton Grange and had a great stay. Very peaceful and relaxing! Was a bit worried after reading some reviews but was pleased we went! Will definitely be returning

Having arrived at the lodge we booked…

Having arrived at the lodge we booked and then reading the bad reviews I was a little but worried

However what an amazing place this is, the lodge was spotless and clean

The park was so quiet and peaceful last night.

The hot tub was just what me and the wife needed after a long week at work.

Already re booked for another break here next month and we haven't even checked out yet

Don't listen to these bad reviews Malton Grange is absolutely amazing 🤩

Utter shambles - avoid!

I feel sorry for the people who appear to have been mis-led and/or ripped off by Prestige.
We're actually on "holiday" (and use that term loosely) at Malton Grange - Yorkshire's Finest Country Park (yeah, right!l) and it's worse than an Air B&B in Toxteth. We rightly expected to come on holiday to a "Prestige" park for some well deserved rest and relaxation. The reality is our lodge is stuck in a triangle of three other lodges infested with rude, ignorant and overly loud Scousers, all with their own offspring creating even more noise and disruption to what should be tranquil settings.
The site office never seems to be open, there's only a straight-to-answerphone number to call.
If you were considering holidaying here then I strongly suggest you go elsewhere if you're a decent and considerate person. If you were thinking of buying a holiday let lodge then I dread to think of the clientele that's being allowed to use your accommodation.

Prestige York has ripped off a couple…

Prestige York has ripped off a couple who bought a lodge for £66,000 a few years ago. After site fee increases they asked prestige to buy it back. They said it was worth £23,000. The eventually took the deal. Prestige then resold their lodge for over £100 00. Rip off merchants. Don't trust them

Holiday Lodge Purchase Guidance/Advice

Before buying anything on a Prestige holiday park other than a steak in JJ's, Allerthorpes' franchised on site restaurant, which is actually okay. Look up Holiday Park Action Group on Facebook and put Prestige in the search box. You will find testimony from lots of decent people, who will tell you that engaging with them in their main enterprise and purchasing a holiday lodge is a sure fire way to lose your inheritance/savings/pension/divorce settlement/house sale proceeds/house (Delete as applicable).

In case you are still tempted and decide to think about buying, remember, whatever they tell you:

You cannot live in it.

You cannot stay in it for long periods.

It depreciates like a new electric Vauxall.

It's difficult to sell it privately and there's a 10-15% plus VAT charge in the unlikely event you do. Think Hotel California by the Eagles rather than Seasons in the Sun.

Site fees are expensive and go up.

Renting it out via Prestige is a nightmare worse than Elm Street.

For an idea of their invoicing/charging strategy think Les Miserables Master of the House. But in comparing Prestige to Thenardier, the character singing it, he actually, despite robbing people on the street and selling a child had more good points than them.

If this post saves a single person from the fate of many, it was worth the risk of writing it.

I am trapped I want to sell my lodge…

I am trapped I want to sell my lodge but feel I am totally stuck , I went on rightmove to look at what prices this company are selling lodges for so I can accurately price mine , it’s not good! I bought my lodge last year and in my contract I have to pay 15% back to the company out of my sale fund but…… the lodge has depreciated so much more than I ever could have imagined ! I came to buy this but I totally regret it now and for a few reasons which I will list here: the site fees have gone from £3,500 to £4,600 last year so goodness knows what they will increase by this year ,I was told from the sales guy Lloyd that Gas and Electric are so much cheaper (no it’s not ) it’s been an awful in the lodge as I was led to believe it’s residential spec but the cold comes up from the floor in such a way I never could have imagined even my clothes in my drawers and wardrobe were damp/wet I had to buy insulation stuff and a dehumidifier to try and remedy this , I did email Prestige and ask if this was normal last Oct and I’m still waiting on a reply ! The utility bills are so high in the winter because you just can’t heat the place it’s awful being wrapped in blankets all the time . I was also presented with a bill totally out of the blue something to do with none domestic rates I had to source what this bill was for as I again emailed prestige because the invoice was just well not saying what it was for , I am so unhappy here and thought ok I will sell and move on but I am stuck in a bad situation that god only knows how I will get out of . I was sent an email a couple of months ago asking me to give a 5 star ⭐ review to get £25 off my gas bill but unfortunately I don’t feel I can do this , if you have an issue they either don’t respond or they just say this is how it is and we have to suck it up . All I can say is do your research look at your options look at reviews I have been directed to an action group on FB too and after seeing the tonight programme on this matter it’s happening all over the country because it’s an unregulated market and they can do with you what they want , I personally feel I am stuck unless I sell back to the park for what £20,000 at best and they will sell on for what £60,000 it happens and is happening all over the country . I totally regret buying this lodge please do not be in the same position as me and have your money taken , they definitely saw me coming. Please research well I wish I had . I have read other reviews recently and listened to podcasts too on this subject and people have been evicted and lost their lodges for speaking up! I was also told in the sales patter the lodges hold their value because we have a list of people wanting them well looking at the dramatic price drop on right move looks to me no one is queuing up for those lodges .

They can charge what they want. And will.

We moved off their park at Brickyard Lakes October 2024 to another much better park due to their terrible management and excessive bills. They increased their annual fees from £3.4k to £5.9k in a single year!! They charge what they want for gas and electric. Gas bill was through the roof. And they're happy for you to leave so they can just resell your space to the next unlucky person. They apparently have no park manager currently on site as they constantly leave due to the management. There was no facilities. Security barrier is up constantly letting anyone in. They're now apparently (reading the latest review) offering £25 off to people who own there to give fake 5 star reviews on facebook and google!!! DO NOT BUY FROM THIS COMPANY

DO NOT TRUST PRESTIGE COUNTRY PARKS OR SERENE - THEY ARE ONE & THE SAME!

Can this company sink any lower?
They are now trying to entice their current lodge owners into giving 5☆ reviews & offering to give them £25 off their gas bills.

Thanks to Mr Smalls 1☆ rating of Prestige Country Parks on here I saved £160k. He also steered me to the Holiday Park Action Group on Facebook. Thank goodness & thank you Mr Small.

Anyone thinking of buying into this corrupt & unregulated industry, DON'T!! If you do fall for the sales pitches of buying into 'the dream' at least educate yourself first. It isn't your dream they are selling you. They are robbing you of your wages, pensions, savings & inheritance. They will bleed you dry. You are actually funding their lifestyles. Read the contracts very carefully. In reality you are renting a plot of land. Ask yourselves why then, do you need to sign a non disclosure agreement (NDA). You are not about to be told state secrets!! It is to stop you talking about the corrupt actions & inconsistencies. This is why this company Prestige is trying to entice & bully owners into giving them 5☆ reviews. Think twice. If it sounds too good to be true then it is. BRICKS & MOTAR is safer. Educate yourselves: HOLIDAY PARK ACTION GROUP.

DO NOT under any circumstances buy a…

DO NOT under any circumstances buy a caravan/lodge from this company, DONT listen to any spleen the sales man/woman tell you it’s all lies ! My parents bought a van for 90k, was advised could stay on the park for 12 months as both were receiving care my mum had cancer with months to live, every year had to get a letter from doctor so could reside which wasn’t a problem until those year told had to leave and had no where to go (my house has stairs to which my father cannot manage at all) I asked why for past 2 years could stay with medical letters to be told ‘it’s a holiday park and not allowed to stay 12 months’ I asked again to be told the exact same, they never answer any reasonable questions ever and showed NO empathy to my father at all, they also sent a letter out saying ground rent had to be paid 12 months upfront to which I replied the contract we signed states monthly so if could bare with us (my father has to move into different accommodation as his health deteriorated massively and the stress this park put on him made him a massive safeguarding issue) as he now is paying rent on his new “rented” property but until it sells we would pay monthly, we received an email telling us we are breaching our signed contract and would stop access, I kindly reminded them the signed contract was for monthly payments which I have agreed to they are actually breaching the contract!!!!
My father’s health since all this has deteriorated and he was struggling to keep his head above water paying both rents he’s a pensioner and disabled so agreed to their offer of 35k for a van he paid 90k for 2 years ago!!! This company do not care they have taken all my parents money (my mum passed 4 months after buying it) and the staff at moor valley are absolutely horrendous and give incorrect information and NEVER answer anything you ask I had to give one star as only option they don’t deserve any stars they need shutting down DONT let them rip any more people out of their savings it’s heart breaking

Before buying from Prestige do your…

Before buying from Prestige do your home work, don’t listen to what the sales guys tell you, they will tell you what you want to hear, Brickyard country park and others around North Yorkshire are owned by them, this industry is unregulated and they can do what they want, even the site license isn’t worth the paper it’s written on, they have kicked people off for made up reasons, at the time of writing this the week before they had kicked 7 couples off, wouldn’t buy the vans of them they just got told to move and take their vans with them. You own the van but rent the plot, and if they want you off you’re gone, one guy in his 80’s got bullied and told he had to go, he was in tears as he didn’t want to leave but they gave him no choice. All Prestige are interested in is your money, they charge you twice as much for gas and electricity than they are allowed to, in 2 years site fees have gone from £3200 to nearly £6000. Look on Facebook for holiday park action group, a lot of people have been ripped of by not just these people but other companies. They allow people to live on the site which is in violation of their site licence, these will be the next people to get kicked off, it also looks like they have setup another company, serene country parks, Malton Grange and Vale of York are already part of the new company, they are all owned by the Knowles family, perhaps moving parks to the new company will void the current site licence, and get people off that way. It’s a good earner for them, sell you a van for £100k, buy it back off you for £20k two years later and put it back up for sale for £80k. And the reason why you don’t see more negative reviews is because if you sell back to them you have to sign an NDA before they pay you out.
