WORSE COMPANY EVER!!!

I have dealt with this company for the last 10 months. They are the worse.
I have allot of issues with them fixing, or lack of, broken items/devices in this rental house. It even took them 3 1/2 months to fix my flameless fireplace .I currently have ants coming from the foundation, on the inside and outside. I have treated the outside yard as stipulated in my lease, however, They tell me i have a section 10.5 in my contract i need to read. It doesnt exist in my lease.
I do NOT have that section anywhere in my signed lease.
They are saying its MY responsibility for the ants in the broken foundation inside and outside the home. They pointed the small section which states the yard and surrounding area, which i addressed and took care of. My issue is, the foundation where the ants have resided. They are coming from the gaps of the tiles on the floor, it does not have caulk. So, the ants are entering the home from there. When i received the “closing your case” email, the woman who replied, told me about HER own experience with her rental company. Im thinking, this has no bearing on my lease and i shouldnt have to read her personal issues. They want me to renew my lease. And they want a 60 day notice to vacate. According the lease, im ok with that, just dont highlight my lease showing only a partial section of the responsibility i have towards getting rid of the ants. How it is up to me, and not them? Its even stipulated in the lease the foundation is on them. But they wont answer my request. They will turn every wrong doing of the properties broken down items on you!
I would give a negative review if i could.
Do not rent from Progress Residential Company. They even throw in fees which dont make sense. Fees upon fees. They do NOT put the amount up front. You will Find out later, and what a surprise.
Takes allot of headaches to get information on the utilities. You cant request any service for gas, water or trash because its not in your name. Its a fight. Beware of this company.

I have been without heat since last…

I have been without heat since last night. They are making us wait until tomorrow to send someone out. They could care less. They just want to send out one of their people instead of sending a professional company. It's already 59 degrees in our house and it's supposed to get down to 30 tonight. Do you think they care? If you are considering renting from Progress please take a moment and read some of the of the mess they put people through.

I rented a condo from progress…

I rented a condo from progress residential in Apollo Beach FL. If I could give this company a zero I would. They waited until I notified them that I was not renewing my lease to say I missed a month of rent 6 months prior. I sent them bank verification for that month in questions, then they said it was for another month, so I sent another bank verification for that month in question again it was another month. I emailed them bank verification for every month that year and requested a letter verification for month or months in question that rent was not paid, returned check etc. Nothing they stop responding. I sent several email request they finally send a email stating the case has been closed and that they will no longer be responding to my request. They send me a bill that included a month of rent that had been paid and verified. As a property owner I have tenants and I know the rules that have been violated and this management company should not be in business in any state.

Bad experience with this company

Bad experience with this company, bad service, no information even though you have paid the deposit and fees, signed contract, and release of the HOA, you can not have the clearance to enter the rented house. Don't be fooled by this company. I intend to report them to the federal police for investigations.
And I think all deceived families should do the same.

Listen to me!

Listen to me, DO NOT RENT WITH PROGRESS RESIDENTIAL. I challenge you to check their BBC reviews, check their social media, read the trust pilot reviews look at it all! The company is terrible and only terrible people work there. There are many renting options, DO NOT CHOOSE THEM. I’ve been waiting MONTHS to speak with a super
visor or even one manager and have not been contacted. I dare you to call customer service line so you can see for yourself the kind of people they hire. Absolutely terrible. The customer service, the technicians, the lack of communication from managers it’s all terrible. From bottom up. REPEAT: DO NOT RENT WITH PROGRESS. Just look at how they handle negative reviews. They don’t respond, don’t acknowledge as if that’s going to help their situation. My prediction is that the company will degrade over time or be taken over and renamed in the future. But for now it’s just trash.

Progress Residential should be shut down

I transferred to this property on March 3rd, 2023. I began emailing them regarding mold on March 4th, 2023. I continued to find such negligence it was inexplainable: extensive water damage from a leak in the AC pan in the attic so severe that it flooded almost the entire second floor. To this day, the floors still slope toward the middle of the upstairs. Their remedy? Repairing the ceiling damage in the garage and painting over water damage on the baseboards, swelling ceilings, walls, and vacuuming the carpet. They didn't even replace the carpet. After months of emails, calls, more emails and calls, they had my family and I move as much of our furniture as we could into bathrooms and we had to live through them ripping up the floors, shoring up the floors and putting down new floors. Dust, mold all through the air for weeks. The main bath drain was pooling water and germinated worms in the shower that turned into dark black flies all through the bathroom. They sent out a company whose workers I couldn't even communicate with because they didn't speak English. They dug up the river rock in the shower, never addressed the mold in the corners, and installed river rock on top of the mold. My children and I still sleep with the windows open upstairs because Progress has told my NOW attorney that they have remediated all the mold when they have done nothing of the sort. It sickens me and I hope to God my attorney shuts this company down. I have sent emails to six investigative reporters in the Atanta area. My doctor took me off work due to the stress and anxiety of dealing with them. There is no telling what type of long term damage my family may encounter due to five months of mold exposure.

Do not Rent with this company. They Should get a Zero.

Said needed to come and replace fire extinguishers BUT took pictures of our personal items and now also have LIED and trying to evict. Stating we have more people here. Well, I have been here since I left my wife a few months ago but the two other kids they are saying and the other adult they are saying Is a straight-up Lie. They never asked any questions just Straight-up lied!

No Worries We already contacted a Lawyer and hopefully, we can get away from this Worthless Company and the untrusted agent they sent to the house. FYI never missed a payment and well I guess I'm not going back to my wife so my daughter, Grandkids and I need a bigger home and I assure you it will not be managed by Progress Residential.

If I could give a negative  -10 I…

If I could give a negative  -10 I would. I moved to 1468 Evanston Lane January 2020. There problems from the beginning. A big hole in the front door. Everytime it rained, it flooded the dining area. The appliances were old and out dated. The communication with staff was horrible. I would fill out a maintenance orders, and they would send out a guy for the wrong reason. Meanwhile, 2 week in February and dining area still flooding. I am now starting to get sick, and my doctor can't seem to figure out what's going on with me. I'm thinking it's all the stress from the move. Nothing really working in the house. Getting gas Bill's for $200 and $300 but the house is still freezing cold. No one never comes out to read the gas meter, but I'm getting theses astronomical gas bill. Now March. So sick, I am taking time off work. Headaches, difficulty breathing, itchy eyes, hair loss, irritability, sneezing, and the list goes on. Doctor after doctor. Finally a doctor asks me what has changed in the past couple of months of my life. I start from January 2020. Tells me he thinks he have a idea he know exactly what it is. Gives me meds and gives me a follow up appointment in 2 weeks. Now March. Not doing any better. Diagnosed with  constricted airway disease due to mold poisoning. I say it's not possible because I just moved to a new house not even ten weeks ago. Week later had a mold text done at the resident. 1468 Evanston Lane, Marietta, Ga. House was totally infested with mold. I took a mold test and my doctor told me I had to get out of there immediately. I was getting  sicker, and sicker. I tried  everything I could to get the landlord to clean up, but they denied that there was mold there. By now it April, Covid19 is closing everything down. I'm sick, trying to work full time, trying to find a new place was taking a toll on my body. I spoke to several attorneys but was given the same answer over and no one really like to take these case because the hard to prove and there is no medical evidence that the mold cause Asthma, Lung problems, cancer, or any other illness. Well, I can say for sure. My life has been a living hell since I rented from Progress Residential the home on 1468 Evanston Lane, Marietta Ga.30064. I am still recovering from it. I was shocked find out that only a week after I moved out the house, it was back on the market for rent. The mold was never cleaned up.  Do your home work before renting from this company. SCAM. If the house smells like mildew. RUN. OR MAKE SURE YOU GET A MOLD TEST DONE. God Blessed me with a brand new house, and I am now on a healing journey. Not 100% healed yet, but, I am make progress. Slowly. There should be tougher laws against landlords who intentionally rent homes with mold, but because low income family and middle working class are affected, the government and powers that be could care less. Unless it comes knocking on their doors, and their children are affected, there will be no laws governing mold poisoning. The law don't support the renters, the law support the landlords. Just think about how many child are show up at doctor office with Asthma. More than often, the culprit is going to be the family is living in a MOLD INFESTED HOUSE.
