The team at property genius are very… helpful, polite and friendly!

The team at property genius are very helpful and friendly. I was met at the door by Graham, who proceeded to walk me through the property explaining all the changes that had been made and describing the benefits of such a property to which i agreed. He had an incredibly polite and friendly manner which allowed me to feel at ease during the viewing. I would definitely recommend - very knowledgeable about the property.

Unacceptable experience which led to starting a legal dispute

AWFUL AWFUL AWFUL!!! Very rude, unresponsive and unhelpful employees. Never known a company quite like it, 1 star is way too generous to give to them. Had an awful experience with Graeme in particular, would not recommend these people to anyone! Quite possibly the worst customer service I've ever experienced and the communication from PG is horrendous, slow and rude. Legal action even had to be instigated to get our deposit back. Do not rent with these guys, it's not worth the hassle.

Hello Jessica. I'm genuinely sorry you feel that way - I remember carrying out your initial viewing and how excited you were about the property. I know you disagreed with us withholding £34 from your deposit to cover the cost of cleaning the oven, but the evidence by way of the inventory does show it was justified. We had explained that your deposit cannot be returned as soon as you vacate, as if works are required (such as cleaning) we have to wait for that work to be carried out, and then receive the invoice form the contractor. In this case, it took 27 days for your deposit to be returned, and as we have your agreement in writing you were eventually satisfied the £34 needed to be deducted, there is no dispute here. I do acknowledge it took me 5 days to respond to your email through and understand that is why you contact the Tenancy Deposit Scheme, who fairly quickly determined there was no dispute there.

Awful service

Awful service, charging unreasonable charges for agency listing fees to the tennant and general wear and tear. Refusing to return deposit even when property was vacated when they agreed and property left in acceptable state. Be aware not to use them! Rude, arrogant owners.

In response to the reply which is a complete lie! The agreement ended 3 weeks BEFORE the new agreement was due to start and considering it wasn’t due to start until 22nd jan and it is now March, your information is clear evidence of the lies and manipulation your company displays. The company have failed to provide receipts for anything even though it has been requested more than once.
All rent has been paid and up to date, I have not disputed any rent.
The landlord agreed for the new contract to end and YOU gave me a date to move out (no abandonment) which was adhered to! I was asked to leave the wardrobes and then you charged me for leaving them, clear manipulation again.
Finally, since the contract ended I have not contacted the deposit scheme yet so I fail to see how you came to the conclusion that they dismissed the claim!
The response you have made has demonstrated the behaviour of the company.

I'm sorry you feel that way. We've tried to work with you but you've been quite hostile towards us.

As had been explained, you abanded the property three months into a new 12-month agreement. The fee of £225 was agreed between the landlord and yourself to remarket the property and find new tenants to reduce your otherwise 9 months rent liability.

However, once new tenants had moved in, you left with £452.05 rent arrears, a £60 cleaning bill including removal of several stickers from the wall and we had to arrange for the large items of furniture that you had abandoned to be collected by a local charity.

In addition, the cost of replacing an otherwise beautiful solid block-wood kitchen worktop had been totally destroyed by water damage through your misuse and neglect. The total cost for replacement was £375 but this we apportioned to take into account current wear and lifespan to £186.64.

You filed a claim with the Tenancy Deposit Scheme to claim your deposit back and arbitrate the dispute, however THEY dismissed your claim in full.

I'm sorry again you feel you've been unfairly treated, but the evidence shows the contrary​.

Well worth 5 stars

I have used Property Genius for almost 2 years and I'm well impressed with the service, the IT systems and the following up on various issues with tenants, maintenance, rapports etc. Everything runs very smooth and I would happily recommend PG for any landlord.

Highly recommended!

Been using PG for 7+ years now and they have always got me good tenants who look after my property and pay the rent on time. PG are quick to deal with any maintenance issues even during the Weekends & Bank Holidays.

Viewing with Graeme

Hi.
Viewed a property with Graeme. The property didn’t look like the images posted on Right Move.
The overall decoration & fittings were very tired & worn.
The kitchen looks like it needs a really good clean or possible replacement as the shelves inside the units were poor. The fridge freezer was rusty inside too.
There was a tile missing in the hallway under the rad cover and the carpets throughout were either threadbare or torn.
All of the paintwork looked like it needed a good soap scrub & lick of paint.
The Best room was the loft!
