Some experiences feel straightforward.

Working with James fell into that last category.

From the very first conversation, there was a sense of timing that’s hard to explain. Things aligned quickly, decisions landed easily, and what should have been a long, drawn-out process somehow moved with quiet precision.

Now, anyone who’s ever dealt with property knows that kind of timeline doesn’t just “happen.” And yet… it did.

There was no chaos. No chasing. No unnecessary noise. Just steady progress, clear communication, and an almost uncanny ability to be exactly where things needed to be, at exactly the right moment — like the quiet rhythm of a music box, everything turning exactly as it should.

At one point I actually stopped and thought, this is moving faster than it should… but somehow it’s all working perfectly.

James is an absolute hero.

Although it was a hard property (flat) to sell. I was extremely worried because I wanted a quick cash sale due to the nature of the property. His solicitor finished the initial paperwork in 3 days. Which was super impressive, only to find we needed a Landlord Certificate. But James was ok by that. He was trustworthy and a true professional. He didn’t bargain on the price we agreed on and let the guaranteed sale proceed.

It was and still an unmortgageable flat in a Tower Block. I think James paid cash more than a fair price for it.

I hope James goes places with his company. His Companies House data is impressive as he is. I wish I had met him before to sell my property. I would have sold it years ago. He is not like the rest of the sharks on the market. No regrets, a true hero

James is an absolute hero. One week ago I didn’t know how I was going to complete on a house in a few weeks. I was oscillating between a bridging loan and selling for cash. James made the whole process so easy and sincere. I really felt that James was a person to be trusted. He is not like the rest of the sharks on the market. I inherited my father's flat, and seven years later was still struggling to sell it. I'd had two proper sales fall through plus a number of very keen potential buyers run away because their solicitors told them the legal situation was too complicated. Luckily it was easy to rent out so I was not losing money on council tax, insurance etc

The flat was in a listed building and there were a number of other flats. It was an extremely complex legal arrangement which despite best efforts I had failed to resolve.

The other flat owners were difficult to work with and I despaired of ever getting rid of the property.

January 2023 - I made a new year's resolution to sell even if it meant dropping the price to a fraction of what estate agents had previously valued it at.

I contacted James Thacker online, extremely suspicious because of what I'd read about similar companies. The many 5* reviews helped and I was able to talk to someone who had recently completed with him.

We agreed a price, James came and viewed the property ( I was convinced at that point he'd change the price agreed, but he didn't) and the sale was confirmed.

We quickly ran into legal issues but James remained chilled throughout ( I had been completely honest about all the problems and history of failed sales). He never seemed to be flustered about anything, just extremely patient and reassuring. There continued to be hiccups throughout the entire process as more and more solicitors ( of the other owners) became involved. It was a total nightmare and I was convinced right until we completed that James would walk away.

We eventually completed at the price we initially agreed. The delays were entirely down to the solicitors and the legal process cost me far more than anticipated. However, this was nothing to do with James. If ever I find myself needing to sell again, I would have no hesitation in contacting James and have no hesitation in recommending him to anyone else. The man is a saint!!

I remain extremely grateful to him for saving me from a situation which was having such a detrimental effect on my mental health.
