Site unreliable.

Invested a small sum over the last year to experiment with before committing more funds. Have recently withdrawn funds from Funding Circle as i don't like their new model which gives the investors much less control over their investment choices.

Over recent weeks I have been unable to access the Property Moose website - it keeps timing out with the message "site unresponsive". In the past I've had no problem accessing the site but what use is it to me if I can't monitor the progress of my investment? I will call them after the New Year to find out what is going on but it doesn't inspire confidence.

Basically Honest but need to sort themselves out

I've been an investor through Property Moose since around March 2015, so coming up to three years. I invested a reasonable sum at the outset and my experience is not at suggested. Their initial estimates of rental income have not been met at all, though the returns are sort of OK. They do not match what I have received in investing in peer-to-peer lending platforms (ZOPA, Ratesetter and Funding Circle). However they do produce a return. They are inconsistent in their transparency in that they do give reports monthly why the rent collection is what it is but it will include reductions for , say, broadband costs but the amount is different from last month. They have a "secondary market" which has worked in the past but now no longer functions. Fortunately they seem to now have reverted to the idea of selling properties on the open market so there is a chance of recovering money.

They currently seem to be focused on selling loan notes on larger developments promising returns of 8% pa , I haven't been tempted so far and it may be that the management are more focused on this business. This is fine but they do need to extricate themselves form the buy to let business if they want to be credible

Unreliable, much room for improvement.

Unreliable rental returns and unlikely quoted figures regarding capital returns some up my experience so far. Projected 'Capital return' figures are probably especially unreliable, but this situation may soon improve if Property Moose deliver on a new initiative to sell off some properties. Treat all presented figures with caution. Overall an interesting place to invest in various properties, but tenant quality can be poor. A management shake-up may be required to improve investor confidence, and some other reviews here do not engender much confidence! Opportunities presently exist on the secondary market from discounted shares being sold by those wanting to exit, and 1 year fixed term investments of around 8% are often available.

Revised View

It is 6 months since my last review and I am losing both confidence and patience. I have invested in several properties which are either empty or only partially occupied, so rental income is minimal. Costs are higher than I expected so returns are low. The process of sale seems to be slow and I have concerns there will be little or no capital gain. Let's see what develops, but I am not optimistic.

Good to Bad

I wish I had invested my money somewhere else. I fear that I will barely break even if I finally get my investments back (whenever that may be)

Refused to honour promotion.

They sent out an incentive email where they claimed they'd add £10 if you invested £10.

Having invested £10, I waited a couple of days, and there was no sign of their £10. Upon forwarding the incentive email to them requesting they honour their side of the transaction, they refused to talk to me about it until I'd provided all my personal information over the insecure channel that is email.

When I pointed out how inappropriate email was for sending that sort of information they refused to contact me any further insisting that their system was 'secure.'

I'm still waiting for that £10 to be added, and in the meantime I've got £10 with them that I can't withdraw.

Needless to say I'm thankful that it was only £10...
