Foreign Buyers Beware!

Our experience with Property Organiser, U.K. (Stefania Russo, owner) was deeply disappointing and ended up costing us significant additional money, stress, and delays.

We hired them specifically because we were purchasing property in Italy and needed knowledgeable professional guidance. Instead, we encountered repeated mismanagement, poor oversight, misinformation, and a lack of accountability throughout the process.

One of the most serious examples involved the kitchen installation they coordinated. After completion, we discovered that only a single countertop wall outlet had been installed, despite Italian kitchen electrical standards requiring multiple outlets for a compliant installation. Correcting this mistake now requires additional electrical and masonry work at our expense.

There were also repeated instances where fees and responsibilities were shifted onto us that should not have been ours to handle or pay. When we raised legitimate concerns, the response was defensive and unprofessional rather than solution-oriented.

Most troubling was the withdrawal of support during a critical stage of the transaction, despite the organizer having already received compensation for assisting with the sale. This created unnecessary delays, additional costs, and avoidable complications during an already stressful international property purchase.

AVOID — Their involvement damaged my purchase process

I am sharing my experience to warn other international buyers. Property Organiser did not simplify my purchase in Italy — their involvement created delays, confusion, unexpected fees, and tension with the local listing agency. In my case, their presence made my offer weaker, not stronger.



Minimal support and pressure to buy extra services

During viewings, the assigned “property finder” offered almost no practical support. When I instructed her to submit my full-price cash offer immediately, the first thing I received was pressure to purchase an additional €1,500 service just to rewrite the offer email. This did not match the “no extra cost” promises I was originally given.



Delayed offer and sudden introduction of new fees

I was told my offer would be sent right away — it wasn’t.
Nearly a week later, I was asked to sign a revised version that included, for the first time, several thousand euros in fees payable to their UK account. The delay and late introduction of costs created a serious lack of trust.



Conflict of interest with the local agent

Information later shared with me suggested that the local listing agency was hesitant to proceed because involving Property Organiser meant splitting their buyer-side commission. As a result, despite my full-price, all-cash offer, the local agent slowed communication and kept showing the property to other buyers.

In practice, my offer became less attractive simply because Property Organiser was in the middle.
This is a built-in conflict in their service model, and buyers should be aware of it.



Unprofessional comments after ending the collaboration

After I formally terminated the relationship, another representative called me and made remarks about my background and my ability to make a cash offer. I found these comments inappropriate and unprofessional.



Bottom line

In my experience, Property Organiser did not provide clarity or efficiency. Instead, their involvement:
• delayed my offer,
• introduced unexpected fees,
• created tension with the local agency,
• and ultimately harmed my position as a buyer.

Based on my experience, I cannot recommend this service. Proceed with caution.
