This was the most frustrating…

This was the most frustrating experience dealing with this firm acting for the purchasers of my property.
Long periods of non communication..saying things had been done when they hadn't. Solicitor only in the office 2 days a week.The sale dragged on for 7 months causing loss of income to me and the purchaser possibly loosing his mortgage offer.Avoid them at all costs

Truly appalling in service

Absolutely shocking service and poor in communications throughout the process. I wish I had read their reviews before appointing them as I can see many people have shared similar experiences as myself.

Throughout the purchase, they were unable to answer calls or return the many messages I left for the point of contact. As a first time buyer, we are already stressed about everything so all we require is an assurance that things are progressing well and we have a set date for the completion. But this firm will provide you with neither.

Furthermore the agent lied to me saying they can accept credit card payment for their legal fees and 2 days before completion changed the tune and said they cannot and will require their fees paid in full! Not a small amount either so luckily I'd made provisions otherwise my completion would have fallen through!

When I logged a complaint about the lying and the lack of responses with the firm, the senior partner responded in a patronising manner and was implying that I was lying. After sending proofs of the communication with the staff, he just ignored my complaint. It's been over 8 weeks since the complaint was logged so I will be reporting them to the ombudsman but I had to leave my experience here to warn others.

Avoid at all costs, mock your mental health and very unprofessional

Avoid at all costs, do not use!
Referred to my mental health problems as “stupid”,
The only response I got to a formal complaint was “we won’t take anymore of your calls and I should get another solicitor”
Had insulting and threatening emails from their senior manager.

Still considering if I should refer to them to the ombudsman and the review panel for their behaviour and breach of their code of practice

Avoid at all cost

Avoid at all cost. Our buyers have appointed them on recommendation from the estate agent.

Absolute nightmare. Ignoring emails from our buyers, our solicitors and estate agent. Delaying exchange of contracts for no reason. Everyone in the process have submitted official complain to legal ombudsman.

Do not use.

Absolutely appalled by the attitude of…

Absolutely appalled by the attitude of the staff at this solicitors. A staff member called Jill spoke down to me for asking a question about an email. A house purchase being such a massive decision and a paying client who is sending over their life savings, I wanted to check I was understanding step by step the process. I have a minor disability and the service I received has really upset me. I cried on the phone call after Jill made me feel stupid for not understanding how much needed to be paid. She is a disgrace to the company and I am devastated we used this solicitors. If you are debating using them please don’t I would never want anyone to be treated how I was!

Great solicitors

Great solicitors, kept me in the loop and were prompt and supportive . Diane and Emily were so helpful. I would highly reccomend this firm if you’re selling a property. Have absolutely no complaints just a positive experience. I have sold quite a few properties in my time and have negative experiences of other solicitors but can’t fault Diane and Emily and will not hesitate to use RAW Clark’s again

Joke of a firm!

As you can see from the majority of the reviews, this law firm is a joke! I have absolutely no idea why our buyer decided to instruct these bunch of amateurs. We were supposed to complete tomorrow and this was the 3rd completion date agreed and now it's been cancelled again!!! If you are still thinking of appointing this firm to act for you, you are simply a fool waiting to go through the most stressful period of your life. What they have put my family through has been absolutely disgraceful and frankly they should be shut down instantly. Pray your buyer or seller is not using this firm. Stay well away! They need reporting to the SRA for all the disservice they are doing to their clients. Thank you for ruining mine and my familys year!

AVOID

We used Raw Clark for our house move in July 2023 and I would never ever recommend them to anyone. The calamity of errors is too long to list and we ended up reporting them to the Ombudsman who said we definately had grounds for complaint and settled with £200 compensation. Could have pursued for more but just wanted to draw a line under it. They literally have no idea what they are doing yet have been doing conveyancing for so long that they should know better. At one point they even told us we were moving the next day only to find out at the last minute from our estate agent (thank god we rang them!) that it was a load of lies and we weren't moving for another 2 weeks. AVOID them at all costs.

PLEASE AVOID!!!!!!!!! If you are here before instructing them NO Positives

Negative: Lies,time waste,

In my last 5 months can not able to find one positive at least.


1.WE have agreed to sell a property on 23rd February 2022 and they took 5 months for the sale only reason went through them blindly because of the suggestion by Andrew Craig estate agents.

1.Email:Communication is like you are sending to an non-existing email just one way communication. Its like like lottery to get a reply back from them



2. Phone Communication: only time you can get a chance to speak to them is before you instruct them.
In 5 months approximately I have called them 100 times and never able to speak to my solicitor and feeling sorry for receptionist to take all our details for a call back and did not even get a call once in last 5 months.

after couple of months Liane was saying they can not reach leasing company for assignment pack which I had to call them and order.

if they got struct they won’t reach us just let our file aside no chasing or updating us whatsoever from their side



3.one of the email threads after 4 months Liane Hodgson is asking about property address which I was shocked its in the subject and previous email on the same thread.You can understand their concentration towards work.



4. Finally agreed a completion date 2 weeks before saying that waiting for some statements from management company and lease company



5.day before completion I asked for the update and got the reply back from Sophie Younger by saying that Katie Armstrong needs to review it ,really until last minute and after couple of hours got the email saying that they are still waiting for the statements from management company and from ground lease company.

I called the Management company and ground lease company they sent it immediately while I am on the phone and they said received those request on that day it self.

until day before completion they did not send the emails for required documents for completion and expecting answers from them on same day.

one funny thing is Lianne Hodgson dealing my case when she was on holiday for 2 weeks and when I sent an email got automated reply message saying that her inbox won’t be monitored for next 2weeks. I don’t understand if she really requested information before she was going on holiday and got the reply back while she is on holiday no one will pick it up.


because of all this we can not complete on agreed completion date.




I spoke to estate agents how did you refer them to your clients and they are saying that had the bad feedback recently and removed them which is at least good news for the new buyers/sellers.

DO NOT TOUCH WITH A BARGE POLE

Read all the one star reviews and you will see everyone would give them ZERO. Having bought and sold property for a long time I luckily have a lot of experience and a very good solicitor. Unfortunately my seller was recommended this firm by their estate agent for the usual kick back. Even they have dropped them now for the awful way they treat everyone. We were cash buyers and no chain at either end with both parties wanting a quick transaction. NINE MONTHS later we have just completed. RAWCLARKE have to be the most unprofessional, incompetent, rude, arrogant and ignorant firm I have ever had to deal with in any industry. They lied and sat on their hands throughout the process, through incompetence more than anything it seems. Myself and my solicitor had to do their job for them, creating documents, correcting their mistakes and much more, until our seller also got involved more and between us we got it over the line. The list of complaints I have about them is far too long for here ( I know the seller has more but they are too polite to complain ) but one example sums them up. Having asked for very relevant details relating to regulations stemming from the Grenfell disaster, involving cladding etc. they sat on the request for three months. When chased multiple times there eventual answer was..."You can look it up yourself on the internet!" We were never sure who actually did any work at this firm as staff kept coming and going ( leaving a sinking ship probably )The owner is obnoxious and gets admin staff to do the work he should be doing. I would not have paid him if he were my solicitor. He cost us as buyers several thousand pounds in additional rent because of his firms delay in processing a sale and purchase, NINE MONTHS. This industry needs regulating and RAWCLARKE need reporting to the law society otherwise this cowboy outfit will ruin more and more unsuspecting clients experience of trying to buy and sell property. DO NOT TOUCH WITH YOUR WORST ENEMIES BARGE POLE.

Absolutely Hopeless, Deeply Frustrated

We are the victims of our vendors selecting this hopeless bunch.
We were advised by our agents not to use this firm. So we didn’t and our solicitors are all over this but completely road blocked by this slow moving, uncommunicative business.
Everything bar some simple title enquiries is complete and yet there is no ability to get an update or any prospect of a very short chain of cash buyers getting a date to move from these people.
As a buyer we are seriously thinking about pulling out of the transaction and buying a different property as a direct result of this firms inability to progress matters in a timely fashion… the poor receptionist is on the front line and must be sick of the calls they must receive from disgruntled customers
Buyers/sellers there are significantly better and more focused conveyancers out there I would urge you to avoid this one

Terrible Conveyancing Experience

Through my recent personal experience of conveyancing my advice would be, “do not touch RAW Clark with a bargepole”! I wasn’t the client in this case, my seller was. If it wasn’t for my intervention and constant chasing up the house move would not have happened. There was a two-month gap at one point where nothing was actioned through my solicitor’s request. I have never seen such blame shifting and deceit as this company demonstrated. They lost documents which cased further delays and expense whilst completely denying. The Senior partner needs a lesson in customer service, as the tone of his replies to the client and obnoxiousness on calls to my solicitor were uncalled for and downright rude and unprofessional. Even on the day of the move "which they agreed to", there were unresolved actions that had to be completed. It was nothing short of a miracle we even moved on the day, I fully expected it all to fall through. It was without doubt the most stressful day of my life as so much was at stake and could have been avoided if they got their act together. I repeat, don’t use this company if you treasure your assets and sanity. Just look at the countless other 1* reviews, its not a coincidence.

If I could leave no stars I would

If I could leave no stars I would. The worst solicitors I have ever encountered. Held up my sale for over 5 months telling blatant lies and not responding to basic queries. Recommended to us by Pattison estate agent who ended up putting in their own complaint regarding their service, as did my buyers solicitor, who sent 17 unanswered emails in October alone. You will never get them on the phone and they will never call you back. In 5 months they returned one call and were rude and obstructive. I was left in the dark for months, relying heavily on my estate agent for updates. Submitted a complaint to the MD informing him I wanted to sort my issues in house without involving the ombudsman, never received a reply. Our mortage offer almost expired as a result of their incompetence. Absolutely disgusting, AVOID LIKE THE PLAGUE.

Absolutely incompetent firm

Absolutely incompetent firm, do not respond to enquiries and then tell blatant lies saying they have completed all work. They have held up my house purchase for months due to just not responding to quieres but then telling estate agents they have completed all work. Avoid this terrible terrible firm like the plague.

Awful company to deal with

Awful company to deal with. These Solictors are useless and cost me thousands due to their incompetence.
Do not use them under any circumstance. I was the seller and they were representing my buyers. Their own clients submitted numerous complaints as did my own Solictor .
