I had a terrible move-in experience and ongoing issues with this management company that have yet to be resolved. Communication from the very beginning was extremely poor. The move-in process dragged on for over 30 days, leaving me without a home during that time. Despite this delay, they refused to refund my money, forcing me to wait and remain displaced for an entire month, which caused significant stress and hardship.
When I was finally able to move in, the home was left dirty and clearly not properly prepared for a new tenant. This was disappointing and unacceptable.
Even more concerning is an electrical issue in the master bedroom that I have reported multiple times over the past several months. Despite repeated maintenance requests, this issue has still not been resolved, showing a lack of urgency and concern for tenant safety.
To make matters worse, I was accused of having an unauthorized dog on the property. This accusation is false. My son, who attends college, visits occasionally and brings his dog for short stays. Rather than communicating professionally or verifying the situation, management made accusations that added unnecessary stress.
Overall, this company has shown a lack of professionalism, poor communication, and little accountability. Based on my experience, I would not recommend renting from them.

I am extremely disappointed with Progress Residential and their handling of a true plumbing emergency.
After a recent freeze, my water heater pan filled with water, water ran out of my garage door, the grass outside my garage became saturated, and the ceiling in my garage developed visible bubbles. Out of concern for safety and potential burst pipes, I was forced to shut my water completely off on Thursday and Friday (January 28 )and also shut off my gas.to the water heater. I have now been without water for days.
I immediately called and requested a licensed plumber to come out as an emergency, explaining that I work during the day and need service after 6 PM. I specifically requested a 24-hour plumber. Instead, Progress Residential attempted to send their in-house technicians, who historically do not fix the issue and end up making unnecessary trips before a vendor is finally hired. This causes delays while the problem worsens.
To make matters more concerning, my neighbors informed me that during the February 2021 freeze, the previous residents experienced burst pipes that flooded the entire house. This was never disclosed to us by haven brook who was the owner before progress when we signed the lease in September 2021Now, after another freeze, the same type of damage appears to be happening again.
I am a widow. My husband passed away last year, and he was a plumber. This situation would have been resolved immediately had he been here. Instead, I am left without water, unable to take off work, and forced to manage a dangerous situation alone while Progress Residential continues to delay proper repairs.
This company appears more focused on cost-saving than tenant safety and habitability. Leaving a tenant without water after a reported emergency, ignoring prior flood history, and refusing to promptly send a licensed plumber is unacceptable.
I would not recommend Progress Residential based on my experience.

I want to THANK everyone for the reviews. I wanted this property really bad and was excited cause I meet all the criteria for approval, but it's a voucher and the house is 4 bedroom and voucher says 3 even though it's more than enough for the property they said I could not apply for the home. But I spoke with 5 people before I almost paid security deposit and nobody told me that I wouldn't be able to get the property just cause voucher said 3 instead of 4. I am very disappointed in the situation but after seeing all these complaints I am so, happy cause I am a good tenant and want a good landlord.

I rented a home through Progress Residential for approximately 2.5 years. While the application process was quick and touring homes was easy, the experience after move-in was consistently problematic and poorly managed.
Within the first few weeks of occupancy, I experienced serious plumbing issues that left me unable to flush my toilet for 2–3 days. Although a credit was eventually issued, I had to repeatedly follow up to have it applied to my account.
Shortly after, the home was struck by a vehicle, trapping my car in the garage and rendering the garage unusable for weeks—possibly over a month. Despite this being a significant loss of use of the property, I received little to no communication and no compensation. The garage was a key feature in my decision to rent the home.
Homes owned by Progress in this neighborhood lack water softeners, resulting in severe sediment buildup. This caused repeated issues with restricted water flow, clogged faucets, showers, sinks, and damage to the washing machine. I was forced to regularly clean fixtures just to maintain basic functionality.
HOA handling was equally problematic. Initial HOA notices were warnings—not violations—yet Progress charged my account $45 as if a violation had occurred when those notices were sent to them. By the time notices were forwarded to me, I was often given only 24–48 hours to correct the issue, despite the HOA allowing up to 10 days for compliance.
Customer service is operated through a call center, making it nearly impossible to receive accurate or consistent support. Representatives routinely lacked knowledge, transferred me between departments, and failed to resolve issues. After submitting my 60-day notice to vacate, I lost access to my online tenant dashboard, even though required move-out tasks had to be completed there. Despite repeated calls, my access was never restored.
Upon move-out, I was charged $750 to paint all walls and baseboards—work that clearly falls under normal wear and tear after a 2.5-year tenancy. While I chose not to dispute the charge to avoid further delays and frustration, it further reflects Progress Residential’s approach to tenant accountability and fairness.
Progress Residential followed up on my review, reviewed the move-out charges, and issued a partial reimbursement for the painting fee. I appreciate the resolution and am satisfied with the outcome.
Progress Residential may make move-in convenient, but their lack of transparency, communication, and reasonable post-tenancy practices makes them difficult to recommend. Prospective renters should carefully evaluate the long-term management experience before signing a lease.

If I could give a 0 star I would. I have paid $19.99 a month for a smart hub that hasn’t worked in 9 months. A technician came out and installed a new one and left before it was working. I made several other appointments to have it fixed and one tech said he can’t do it and for me to call the number on the hub. They put me through to the Dallas office and the Dallas office closed the case each time as resolved and it never was. Another tech was supposed to come out and fix it and he never showed up. Just completed the job. The temp in my house changes automatically 2x a day. 78 in the summer and 62 in the winter. I had made several other attempts to have this problem resolved, and they just kept closing the case. I finally was able to talk to somebody about this problem and they refused to credit my account for the nine months. This feature was not working after nine months the issue was finally resolved with a refusal to credit my account. I have been a tenant for three years and have have always paid rent on time and never given Progress Residential any problems and this is how I am treated. I will NOT renew my lease!

I would never ever refer someone to use Progress Residential...they are not competent, they don't even keep up their own properties, (so that tells you they don't care about the property values even)...
The way they handled us and our information....doing everything online with NO guidance, no help....We actually thought we were being scammed! A company this big you would think would be more streamlined, more smooth processes, more help from Corporate trained individuals and their so-called Realtors?? our Realtor Janis made us feel unimportant and only concerned with her commission...She was rude, abrupt and never fully answered our questions...except in short brief sentences...it felt like she was saying....Just hurry up and fill out everything and let me get my commission! 🙁😐
they have people working for them called Maintenance technicians that don't even understand their scope of work or even how to go about repairing, or ordering replacement parts...they are NOT efficient...They say its the new tenants who are now paying high rent to manage the technicians job work orders??? They sent a large box for a repair,...dumped at the front door, but when we opened it, it was a wrong part ordered...and it sat in the living room for a week and when I called corporate....they said it was MY responsibility to create another work order for someone to come pick it up?...Sounds like to me...I now am an employee of Progress residential and they need to put me on the payroll as when I worked for Corporate companies...this is actually one of my duties I did and was paid for weekly! they don't even have their houses ready for new tenants...they like to wait until the new tenant gets in the house before doing any of their homeowner Responsibilities of keeping their own property up...they are hoping once you get in and are overwhelmed and dismayed at the shambles of your new residence...you will just throw your hands up and not say anything and just deal with it!! This is in the Clearwater/Tampa area

We were approved with an income over 8 times the minimum required income. We were put into a bidding war with another "applicant", but received absolutely no communication as to what was going on other than the website application status saying "pending". If it wasn't for me calling, no one would have reached out. When you call you get scripted answers. I was told that they were waiting to see if the other qualified applicant was going to default and was given the ultimatum to either wait it out or transfer my application to another Progess property. I put my application in on December 19th. After my 11 am phone call with them on the 26th, I miraculously received an email telling me I was approved 2 hours later. We signed our leased, put the down payment down on the 26th. By 8 am Monday the 29th, the property was back on the market and our application was canceled. Again, there was absolutely no communication. If it wasn't for me calling, I would not have known what happened. I was told there was no record of me paying my deposit even though after I made the payment, I received a 'Thank you for your payment" message. I even logged back in to Rent Cafe several times after making the payment and saw 0 balance. I was told that I could fill out the application for the property again -- as if I never was approved in the first place -- and of course pay another application fee. I don't know if there was an issue with the payment site, but I logged out and back in and saw 0 to pay. The payment did not come out of my. account, but we were not given another opportunity to make payment and move forward. It was not a declined payment. I was told there was no record of me even attempting to pay which was insane because they could see when I logged in multiple times. I could have easily gone back into the site and made a payment had I known. The property is still on the market.

The move out inspection felt like a deliberate attempt to keep our security deposit. The house was left in near perfect condition and professionally cleaned, yet we were charged for things that were either never required or completely fabricated. We were charged for cleaning behind the stove without being told it needed to be pulled out, blamed for a broken microwave handle that was not broken when we moved out, and falsely accused of smoking in the home just to add deodorizing fees. After three years of being excellent tenants, keeping half our deposit is indefensible. This was not an honest inspection it was a money grab. I would never rent from this company again and strongly warn others

I would rate them zero or negative stars if I could. My application was accepted for a house in Holiday. I received the rental lease agreement around 2pm on a Friday when they close at 4pm. I work a regular 9-5 like the rest of the working class. I was given 24 hours to sign this lease agreement and send the deposit money. I had questions regarding the fees being applied to my REGISTERED ESA (cat), I was still being charged for pet rent when it should have been waived due to him being REGISTERED and provided the paperwork to prove so. So, the pricing on the lease agreement was incorrect and I wanted it fixed BEFORE signing it, because once I sign an agreement I am legally bound to what I signed for. I called two different numbers multiple times trying to get a hold of the person in charge of my application, Adrian Cabrera, and then Progress Residential once I couldn't get through to Adrian. Each time I called the automated system told me to call during regular business hours and there was no way for me to leave a voicemail. I also sent in an email letting them know I had multiple questions about the incorrect fees on the lease, including a $20 charge per month for "smart home" with no explanation of what that is or means. I FINALLY got in contact with someone on Monday who told me they are open on weekends. I called the exact number the woman gave me and got no one, multiple times. She let me know my application was cancelled due to not signing the lease agreement. I then spent hours fighting my way trying to get in contact with Adrian. I spent 42 minutes on hold for one of the phone calls, forwarded to multiple different people that were not Adrian. When I finally got to Adrian, he was zero help what-so-ever. He spent the entire phone call talking over me not listening. The answer I got at the end of all of this was basically I was supposed to sign the incorrect agreement and once they received my $2k deposit they would change anything in the lease agreement..... Which i'm sure oif i did sign it and pay them money, I would be locked into that agreement because that is what a signature signifies...AN AGREEMENT. This company is a giant scam, don't waste your time, stress, or money. Not worth it in the slightest.

Well, luckily for me this company showed how unprofessional, shady and downright incompetent they were prior to me doing more business with them.
After applying for a property that wasn't even available (only disclosed AFTER the application fee of course) I began dealing with a maze of ineptitude on levels that shouldn't be possible. From the customer service representatives refusing to let me speak (legit getting hung up on when i asked if i could at least speak to a supervisor) to the reps trying to fabricate entire scenarios that never happened, to getting charged more than once for the same application, I don't even know how this company is in business.
I cant find more than a handful of reviews that state there was anything at all pleasant about dealing with Progress residential, that should be a clue for future potential customers.
I could deal with the incompetence, i could deal with the rude behavior by their representatives, I can not deal with outright lies when they were caught messing up a simple application. Luckily, I used my credit card so that i was able to dispute the charge, but still.
If you want further insight, go check out their reviews on the BBB, not the complaints, just the reviews. Not a single positive one can be found, and the problems from customers are all very similar- they dont fix maintenance issues, they have surprise fees and overcharge their customers often, and they cant seem to remain civil on the phone for more than two seconds.
Avoid this company at all costs.

My experience with Progress Residential has been overwhelmingly negative due to persistent miscommunication, poor management, and processes that make tenants pay for the company’s own errors.
My lease start date was set for November 12, and I paid my deposit in October. By policy, I was required to have renter’s insurance and all utilities in my name by November 12. Despite this, Progress did not send the actual lease for signature until 8:10 PM on November 11—after multiple phone calls from me asking for it.
Along with the lease, they finally provided the move-in cost sheet, which I had not been given until that moment. They require certified funds for any move-in payments made within three days of the move-in date. There is no way to obtain certified funds at 8:10 PM the night before move-in, yet by the next morning (November 12), they were already sending automated emails demanding immediate payment. To make matters worse, their "orientation" representative said she could "make an appointment" for me to drop off the certified check at their office (an hour drive from me) with no consideration for my work schedule or my time. To avoid further delays, I overnighted the check. Regardless, I am now paying utilities, insurance, and rent on a property I have yet to access. I have always been a homeowner, haven't leased since I was young. I am single and decided I no longer wanted the headaches associated with owning a home so I sold and decided to lease...needless to say, a huge regret now.
Overall, Progress Residential demonstrated poor communication, disorganization, and an unwillingness to take responsibility for their mistakes, while expecting tenants to jump through hoops to compensate for their inefficiency. I cannot recommend them based on this experience.
Update: The advocate that responded did nothing to help…that should be a red flag to anyone reading. Progress finally credited my account in December after repeated calls. However, they added the charges back to my account WITHOUT any notice. They have certainly lived up to my review.
