Simply negligent and has no compunction about breaking the Law.

Since RHP took over from Moat our estate has simply deteriorated and we can only deduce that RHP wish it to become a sink estate. Fences falling apart, shoddy cheap occasional repairs, Garden paths left to rack and ruin, and complete disreagdrd for basic Health & Safety issues.One of our elderly residents was without heating for 7 months!!, another single mother with 8 year old daughter was aithout hot water for 3 weeks, before she finally went ahead and paid a privat plumber to fix the issue, because RHP never did a thing !!.. These are examples of how RHP have broken basic laws!!..

Last November we has a TV cable fall from its supporting cable between our 2 bocks. RHP merely tied the cable to keep it off the road and gardens. This dangerously hanging cable has since then falled back onto the road three times !!!.. and most recently ( Last Thursday ) severed all TV signals to one of our ocks, thereby depriving all the residents of any TV, which is especially serious for our elderly rresidents, that rely on TV. Notwithstanding the regular and constant communication from residents to RHP's costomer 'no service' teams, this is now 3 months that they have done NOTHING to fix this very dangerous issue !!.. Clearly they want someone to be hurt before they might consider stepping up to the mark and deal with this Health and Safety issue.. Its like Grenfell.. Pure neglect.

We have even alerted the CEO directly ( Mr Done OBE ), but not only has he not had even the courtesy to acknowledge our concerns, he clearly is ignoring the obvious danger to us residents !!..

An astoundingly inept and neglectful Housing Association, which should be taken to court, over its negligence.

I have never dealt with such a bad…

I have never dealt with such a bad housing association. Tv areal loose reported to them in November 2021 and in Feb 2022 still not seen to and it got taken out by a council rubbish cart. Cable been lying on floor for more then 5 days and people without tv. You call up and they cant find the job number and left on hold for more then 10 minutes. They have had email after email and call after call.
Electricity box lock changed and unable to give a meter reading to the electricity board.
Broken fence since before covid and I was informed they thought I owned the fence when its communal land.
As a lease holder day by day they are devaluing my property and also in breach of the lease.
Do not take a property which is being managed by them!
I am now in legal discussions about their poor management.

Really disappointed with RHP !

Really disappointed with RHP !! again lack of communication !!! Came home from work to find my fuse box cover had been removed and replaced with no warning ,? Not only that the box had been locked and left with no key and no access to it . So if something had tripped I wouldn’t of been able to access the fuse box . I also store shoes and keys there which I would of removed if I had warning of someone coming . I have a child with needs living with me at the property , if there was to be an electrical fault/ problem that would of caused a issue … how hard is it? To give us warning of outside contractors coming/working on/in your property .

I would say these are late be the worst…

I would say these are late be the worst group of people looking after the elderly I’ve ever experienced in my life they are full of promises they carry out nothing except all they’re interested in is their bonuses pay rises and anything else that they can get for themselves I’m not saying they’re all like it there is one or two ski manageress it is the very nice but where I am I’m afraid to say she is a hopeless case and one cannot get rid of they will not listen and you and one is paying for this and that’s what’s so wrong I’m actually paying with 20 other people for the abuse of this particular woman thank you

The usual rubbish from RHP

The usual rubbish from RHP. Our communal satellite needs a new part and they have left us without channels for the last two months . The usual rubbish of we will get a manager to call you and believe it or not in 10 years of living here they have never called back. The usual rubbish of we will let the managers know and get this sorted and guess what? Two months later and still not fixed. The contract for the company assigned to fix it are waiting on payment which RHP don’t want to pay . So I guess it’s Netflix for the next 6 months if I am lucky. I guess they will have the time to answer my review that’s for certain .Great priorities . It’s come to the point where the staff have started to hang up on my calls . Lovely .

IAM so sad and disappointed to find out…

IAM so sad and disappointed to find out that after ten years of having such a great kind helpful caretaker who went above and beyond for his Tennant's and proud of the estate he kept spotlist ,RHP have sacked him,

I'm a resident for 22 years since then
And now rhp are no longer a family run business they sack a hard worker cos he lost his mum last year cos of covid but they keep employed a acholic caretaker who is rude

Where is the sense in that I know who iwant as a caretaker I wonder what Mr David Dunn CEO of rhp would say or agree with this man been unfairly sacked

If it was me I would go to my union and the papers

RHP mismanagement

I’ve owned my property for 10 years and RHP are the managing agents. The other 3 owners in the block and I pay a monthly service charge in good faith every month but see very little return for what we’re being charged. We have a mountain of correspondence over the years regarding a long list of maintenance issues (some that are health and safety issues), had numerous meetings with RHP, countless promises have been made but not followed through. They have a policy of not being able to contact employees directly so each time we try and contact the representatives supposedly dealing with the issues, we have to go through the call centre to leave a message - I’ve been left holding for up to 45 mins - it’s infuriating. A representative admitted to us last year that there has been as issue at RHP and our properties had been neglected. Again, promises made and an action plan drawn up that resulted in substandard contractors making things worse. They proudly display “employee of the year” awards outside their swanky new offices on Waldegrave road, and it’s questionable why an organisation providing social housing can compete with companies such as google etc as employee of the year but unfortunately this doesn’t correlate to the service they provide. The contractors they employ are not managed and leaseholders service charges and money from the council/government for social housing in the borough is haemorrhaged on such things as “employee of the year” applications and unmanaged contractors taking advantage of the situation.

RHP misses on equality of service and communication

RHP, say they know which of their residents do not have access to the internet and that they stay connected with them, so they receive equality of service. This is not the case.
1. No one I have spoken with received advice about the customer service hours over the Christmas/New Year period. If personal letters were too much trouble, surely, they could have put a notice on the noticeboard.
2. There are two blocks of one-bedroom flats here, some of which are still occupied by residents who moved here when it was exclusively for older people. Despite their additional vulnerability, RHP made no attempt to communicate or support these individuals during the pandemic.
3. Some residents formed a group with the aim of improving the physical and social environment, starting with 'walkabouts' to address long-standing communal repairs/environmental decline. RHP have been unwilling to fully engage with this group in writing. A substantial number of the issues communicated in writing remain unanswered.
RHP have a poor attitude towards their residents compared with other social housing providers I have experienced, and attitude is a culture set at the top of an organisation. Though one thing RHP excels at is self-promotion and giving themselves a pat on the back. Where I come from, we call it marking your own homework!

Sam is an absolute, certified legend

I make it clear from the start that my review is for Sam only, if it was based on the organisation as a whole this would read very different. However, Sam is an exception to the rule and truly went out of her way to end a very, very long 7 year battle that no one else could handle. She took it upon herself to finally resolve the issue and I am forever grateful to her as I would 100 percent be stuck in the same position if it were not for her intervention. She understood the severity of the situation and could see the devastation it had caused my life. I am not sure I should elaborate on exactly what she achieved on my behalf, as everyone will be asking for her and the poor girl will be run into the ground. What I will say though, is I was the case no one at RHP wanted and every single one of them in that office knew about it. Yet she went above and beyond to take it on, she didn’t have to. A true angel with a big heart, I honestly can say without dramatic effect that she saved lives.

Excellent feedback for RHP

Very timely service, polite and friendly. Feel the person I have been dealing with has gone ‘above and beyond. Furthermore on ringing your offices today I also found the person I spoke with to be helpful and courteous. I am most impressed.

Why am I not surprised!

Why am I not surprised!! I wrote a review in November 2020 regarding a job that was initiated in March 2020, that job still has not been done!
I have since booked another job for a stopcock that does not work, an operative has been out 3 times to do a repair and the only thing that was achieved was a spindle being broken on the main stopcock outside the property. I had to get Thames Water out to repair that which they did immediately, RHP was notified and a date was given to me for them to repair the inside stopcock (that being for today 3/12\21), the operative arrived to do the repair only to tell me he has been called off the job to attend a different one. I've now been given the 6th January 2022 for them to carry out the repair. I've had my mother in hospital for quite a while now, but she was due to be discharged and I had to ask the hospital to delay her discharge so that I could be at home in order for the repair to be done, so to say that the further delay in the repair being delayed has made me quite angry is an understatement. Why can't RHP give a date and keep to it?

Faults to the outdoor stopcock is the responsibility of Thames Water to fix, and I can see how this delay has caused frustration, along with other visits we've made without fixing this repair. Serious seriously terrible experiences…

Serious seriously terrible experiences right now wake up to these concerns RHP you are doing a terrible Job. Re Middlesex Court hounslow its been nothing but mayhem. A new fit building with break ins, someone has defacated by the door of the ground floor lift urinated in the corridor, vomited at the back entrance broken the front hightstreet entrance been accessible to anyone for over a month now and still nothing adhered to broken door to our refuse point. Terrible heating infrastructure broken shower head in the first week broken loo roll holder... what kind of outfit passes the legal requirements of what is suitable living in London when it's completely dire !!!! I almost want my money back!!!!!!

Has a ongoing dispute with a repair and all staff were giving me false hopes , But jo was the only one who handled this issue professionally and done all he said he’d do , Like phoning me back when he said he would and knowing exactly what needed to be done , Thank you jo very helpful , excellent

I am very grateful for the service…

I am very grateful for the service provider this morning by kieran.I was tired of phoning RHP with them bit giving me any solution to my problem even if I explained it many times about the same issue. Today he sorted it out professionally ending my mentally stressful situation, he gave me peace to my mind.

More lies from RHP

Communication has been almost non existent since the first lockdown, emails are ignored, phone calls not returned and social media doesn’t even seem to be checked. After month’s of no heating and several attempts at contact I finally got my MP involved, despite my repair being put through as urgent i still had to chase them.

After these issues my MP sent me the reply she got from RHP where they had lied about my attempts at contact claiming they had only heard from me once rather than several times.

Awful Awful company

Awful Awful company! Can you imagine living in a flat where the front door is jammed and been unable to open for more than a year and then the back door be completely broken so people can freely come in??!!! And then again the doors for the bins completely broken also.... ABSOLUTELY RIDICULOUS and for someone that lives alone is it beginning to affect my mental health. I have even seen a homeless man several times lurking around in our stairways because of this. Everyone in our complex has reported this to RHP, one girl has been reporting for a whole year and still nothing has been done!! The development of this building has been made so cheaply that not only are the doors completely trash, the floors are also horrible to the point I can hear my neighbours above me every footstep! I am going to be going through the ombudsman's and reporting this and taking legal matters as necessary. Stay clear away from RHP guys! Redloft partnership are also the building developers so I blame them for this too!

In addition, I have moved here for almost 2 months and have had no hot water in my shower. There is an issue with the plumbing and that has been delayed and postponed over and over again! Horrible especially as its getting cold!

Anu I'm really sorry these repairs have been outstanding for so long. I can also see the effect this is having on you personally and on the overall security of your block. I think your comments relate to Middlesex Court and I'm pleased to provide the following update on these.

We've ordered two replacement front doors. As these are made to measure for each doorframe, there is usually a 6-8 week lead time, but we're expecting these to be available for us to fit in around a month's time. In the meantime, our specialists were on site earlier this week to carry out a temporary repair.

For the rear door, this requires a repair to the wiring and magnets. The specialists were hoping to complete this work this week, however they hadn't received delivery of the replacement magnet. Nonetheless, a temporary repair was carried out and the door was left working.

The doors to the bin storage will be replaced with steel doors which will be much more robust. Again, there is a 6-8 week lead time on these sadly, but once fitted, they'll be a considerable improvement on the original ones.

We'll keep you and fellow residents updated on these works as they progress. Thanks for your patience while we resolve these issues.

Your safety is our priority, so I was pleased to hear that we have already installed CCTV at Middlesex Court last month. We are considering an additional camera at the rear of the block as a further deterrent.

Finally, regarding your own hot water, we have rectified one fault with the boiler and I'm pleased to hear we're visiting on Monday (15 Nov) to resolve a problem with the mixer tap.
