I was patronised and asked some very rude questions simply because we are low-income earners. We could easily afford the rent but Susan went out of her way to repeatedly ask me 'how are you actually going to pay the rent?'. Rude, unprofessional and needless attitude in what was already a high-stress time for us trying to find a place to live on a deadline. I cried after the phone call.
Also, you can't send an application form to their email inbox because you get a bounce-back email saying the limit is too big. To be clear, it contained just the application form they required, nothing else.
We used another estate agent who were 100% better and are now renting happily.
Terrible with post tenancy finances
Terrible with post tenancy finances. Stated that they would return my deposit within 1 month after my tenancy ended and still have not seen anything 3 months later. This is illegal! Also terrible communication through out the tenancy. Do not use them!
They’re over 2 months late for giving…
They’re over 2 months late for giving the house our deposits back. They answer 1 in every 5-6 emails. Our entire house have emailed/phoned tens of times and we get shrugged off with “yeah we’re just waiting for...” and it never happens.
We’re going to make a small claim against them and take them to court if needed.
They’re useless. Do not use.

Awful management and organisation. Never call back when they say they will, or never take car of things you ask or tell them about. Still owe me £100 I have been chasing up for almost and month and nobody seems to call me back or sort anything out. DO NOT rent through them!
Time wasted, chaotic management system
Viewed a property this afternoon which is perfect. We need to secure a rental quickly as after 20 years as tenants at our current property, the landlady is selling up. Used your Macclesfield branch.
The property was ideal so we signed up and left a £100 security deposit. I arrived home to find missed messages advising that the property had actually been rented last night but the ‘board’ had not been updated and there was some confusion arising due a member of staff leaving earlier in the week although what this has to do with events from when they are no longer employed has no bearing on this matter.
I asked for a refund of my deposit to be told they were not sure how to do it and didn’t want to get it wrong as they’d never done one before so could I wait until Monday.
You can imagine we are astounded that you do not have efficient management in place to ensure records are updated and time is not wasted. We are only available at weekends to view properties and are on a tight timescale to leave our current home.
The agent tried to deflect responsibility by saying it was not a blame issue, it is clearly a blame issue.

I would rate 0 if I could. They agree lots with you before the tenancy and unless it’s written to the letter in the agreement they go back on everything they can do. The property was dirty and they had the cheek to try to charge us as we were leaving a clean house! Very slow to fix problems, rude and not helpful at all.. it’s always “someone else’s responsibility” who luckily is never in.

The worst agency ever! dont even think to deal with them. at the beginning everything is okey and they play nice but later on, omg, they dont care about anything! just taking money from tenants and thats it. no care at all. so be aware and dont waste your time and money with them!!

Abysmal
I recently rented a property through rooftops and was disappointed with the service provided. I regularly dealt with unhelpful staff who presented themselves in an unprofessional manner. I have rented previously and had regular contact and property inspections, rooftops did none of this! My final inspection revealed a small tear in flooring under a washer. The agents charged me for this despite there own Plummer fitting the washer, because they hadn't recoded the work they denied their involvement. The flooring was cheap and they had already declared it as poor quality by e-mailing residents to report issues the the flooring lifting and blistering. I felt ripped off, accused of lying and suprised at the rudeness of staff and lack of professionalism. I rate their service as poor.

Jessica is dealing with a minor problem and so far is trying hard to resolve this, thank you, makes me feel at ease knowing she is dealing with it, and I’m not even a tenant 🙂 I take everything I said back, I live next to neighbours from hell and even though Jessica said shes sorted it, nope, its got worse.. I and my daughter are autistic.... the noise and lack of consideration for others is a joke.... guess them paying the rent is all they care for....

Rooftop - Excellent from start to completion
I will definitely be using Rooftop should I buy or sell a house in the future. Very friendly and down to earth staff who worked tirelessly and proactively to make my move happen in a very short timeframe. I was provided with daily updates and didn’t have to contact to chase anything at all throughout the process. A pleasure to deal with and a very smooth process. Extremly poor communication .. avoid like the plague
Extremly poor communication ... I've lived in one of their property's namely the queens retford for 3 years now... however no one would know it is the queens because they refuse to register it on the post code data base... I've been in touch with the council because this is a health and safety issue as the emergency services will not be able to find the address... also you will not be able to get any kind of contract I.e. mobile phone as you cannot prove that this is a legitimate address.... myself and the council have contacted them numerous times to no avail. Any repairs that are needed doing including damp and mould issues are carried out at a lengthy poor standard.... I.e. botched ... for example they have come round and just painted over the mould to the standard of a five year old whilst neglecting not only my personal effects by getting paint all over them but leaving the root of the problem namely a leaking over flow pipe from what I believe to be the upstairs toilet! This leaking toilet runs all over the roof and deposits down my wall and on to the walk way which is disgusting... however they seem not to care and merely brush you of with a "Oh we will fix it " . But you don't do you? I had my leaking taps replaced after 6 months of constant badgering and when it was finally done they put the hot tap on the cold feed and cold tap on the hot feed... not rocket science is it? I have also mentioned the constant drug abuse that goes on inside but that seems to fall on deaf ears too! Even though the windows are getting put through on a monthly basis... I don't want to smell cannabis all the time in my home... I work hard for a living! I won't even go into the state of the shared kitchen when the drug users light their joints on the communal toaster for God's sake... in hind sight I would avoid this letting agent like the plague. I could elaborate further but my patience has ended.

Impressive!
I am a big believer in reviewing, for both positive and negative experiences. If you are looking for a quality estate agent to handle your sale then please look no further than Elliott and James at the Mansfield office.
I had numerous valuations but was most impressed by Rooftop. I liked that Elliott was driven towards achieving the best price possible for me, and not for his own financial gain, as I paid a fixed upfront fee (a fantastic opportunity by the way). No spin and flannel, just truth and facts. I achieved full asking price within 4 days, then again within 2 weeks when that fell through (no fault of Rooftop I might add)
From there everything was smooth and efficient. You ring; they either answer or get straight back to you. You need something; it has either been done already or gets done straight away.
Above all these guys demonstrate a true passion for their craft. It is clear that they are driven and love what they're doing. That goes a long way.
I could not be more impressed and next time I need to sell I wouldn't even bother going anywhere else, i would go straight back to these guys.
