Wat is vastgoedbeheer? Bij vastgoedbeheer laat u een woning beheren door een vastgoedbeheerder. Een vastgoedbeheerder als Rotsvast is als het ware een tussenpersoon die werkzaam is namens de eigenaar van de woning. Er zijn verschillende vormen van vastgoedbeheer. Zo is er financieel beheer en technisch beheer. Wanneer u voor beide vormen van beheer kiest, wordt u compleet ontzorgd en heeft u geen omkijken naar de woning. Voorbeelden vastgoedbeheer Financieel vastgoedbeheer Bij financieel vastgoedbeheer ontzorgen wij u bij alle administratieve zaken omtrent het pand. Technisch vastgoedbeheer Bij technisch vastgoedbeheer ontzorgen wij u bij het onderhoud van de woning. Dit gaat verder dan alleen een lekkende kraan. Zeker bij grote wooncomplexen zijn er veel toeleveranciers waarmee servicecontracten onderhouden dienen te worden. Onder technisch beheer vallen zaken als brandveiligheid, onderhoud, facility management en energiemanagement. Uiteraard zorgen we dat alles voldoet aan de juiste wet- en regelgeving. Be extremely cautious and thoroughly inspect everything

When you first enter, be extremely cautious and thoroughly inspect everything. They charged me for damage caused by the previous tenant because they did not check when the previous tenant left, and I only discovered the damage two months later because I did not enter immediately after signing the contract. Finally, "by mistake," I was charged twice!!!

The worst experience I have ever had…

The worst experience I have ever had with a letting agency. Communication was abysmal, with replies taking weeks. They replaced a semi-broken fridge after 2 months. Despite leaving the house clean, they withheld 145 euros from my deposit for cleaning, without prior mention. Furthermore, they rented me a property under the pretense of imminent renovations, which never occurred. Instead, they scheduled viewings without notifying me of the abandoned renovations. Utterly disappointed with their lack of professionalism and integrity.

Helpful

I lived in a house that was managed by Rotsvast for a year and a half. They were polite and professional while showing the house to new tenants while I was still living there. However, when I moved out, the landlord didn't want to give me my deposit back. Thankfully, Rotsvast helped me out by appealing to the rules, and in the end, I got my money back. I want to thank Robert and the whole team in Utrecht for their help.

Absolutely horrible service, screwed us over.

Absolutely horrible service. We committed to an apartment and had a plan to move forward for an agreed upon price. They ignored us and our calls for days, showed the apartment to others when they told us it's off the market and gave it to someone else.

Horribly unprofessional and didn't communicate properly. Will never work with this group again.

Dishonest and incompetent

The positive reviews I see here are right, when concerning on how easy the process of getting a house was. They are good at sales.

They are bad at customer service. The experience while living in the rented house is very bad and specially at the end was really bad.

- Rotsvast (at least Utrecht branch) is DISHONEST:
This company actively CHARGED EXTRA for my deposit for repainting the walls (a value close to 1000€). I got photos and confirmation, 3 months after leaving, from the new tenants that they didn't paint a single square meter. I also had an agreement with Rotsvast and the new tenants (which I got for them) that they would keep the walls as they were and be responsible for them (this also happen between me and the previous tenant).

- Rotsvast is INCOMPETENT:
There were some problems in the place where we lived, mostly old pipes that were leaking to the downstairs neighbor. They took forever to send someone and completely messed up the first appointment date and hour. Also, they take forever to answer important emails and they use a "call center". Most of the time the responsible department is not there and they will leave them a note to call back, but they never do.

Edit: Response to Rotsvast reply:
"Dear Pedro,
The apartment had to be painted, we discussed this with the new tenant which was introduced by you, he showed us the damages during the switch as you were not even there. Meanwhile we told you we are waiting for a quote instead of charging you the standard price per m2. In the end this saved you 20% on the total bill."

- The tenants themselves told me a different story at the time
- I call one of your agents after the switch and was informed that everything was fine with the walls. Now it changed?
- A quote for the walls took 4 months? And you charged our deposit before even painting or giving a proper invoice. Thus, its an illegal fictional charge.

Stop gaslighting people please. Thank you!

Meanwhile we told you we are waiting for a quote instead of charging you the standard price per m2. In the end this saved you 20% on the total bill.

Worst company ever with worst landlords…

Worst company ever with worst landlords ever in the whole Netherlands. The company it's useless cause their role is just doing the contract and cover landlord's interest. The delay they take for everything is ridiculous (2 weeks) and they cannot join while arguing with the landlord that took too much (€150) from the deposit "for cleaning" even if it was totally cleaned. All they say is "it's something between you and the landlord" then why having a real estate? Worst company ever.

Hi Vincenzo. Sorry to read about your problems with the landlord. It's true what you write. We don't have the power to make any move. Landlords choose either only renting out the property through our company or renting and managing. This landlord only let us rentout the house. So that's the end of our interference. So calling us the worst company is really an exaggeration. I wish you the best with the discussion with the landlord. Maybe you have a check-in report and a exit report. In comparance you can conclude either the decision of the landlord to keep money is correct.

Strange experience

Despite not being transparent about the final costs of the appartment on the website, I wanted to rent it.
After telling me the owner chose me and after signing the first papers, they suddenly said that the owner has found someone else from within his own circle. Nevertheless, a few hours after these news, they re-uploaded the offer on Pararius. I called Rotsvast and asked them what the situation is as they put the offer online again. The lady who answered told me she is not responsible for this case and said the responsible person will call me back- which he never did. They also never answered my mail where I asked what happened. I had a really strange experience with this rental agency and never experienced such bad service before. I would not go with them again and not recommend them.

My experience working with Rotsvast, particularly Robert Kraaij, was excellent! Robert provided timely responses via email to all my questions about renting a unit at Oudenoord 384. He was professional in his interactions with me and was very organized in dealing with the paperwork. I have already referred one colleague to him and would be happy to refer others.
