DO NOT LEASE FROM SIMPLY HOMES — BEWARE OF DECEPTIVE PRACTICES

I was a resident of Simply Homes and my lease ended on April 29. Due to circumstances, I had to extend my stay from April 30 to May 5. I received a text message stating I owed $475.54 for the extension, which I paid. My original deposit was $1,595.00.

When I finally received my deposit refund, it was only $561.77. The itemized statement they provided was confusing and lacked clarity. I believe I was overcharged and immediately contacted the property manager, Nik, who told me to submit a dispute via email. After doing so, I was sent another check for $83.33.

When I tried to cash the first check at Walmart, I was told I had a returned check on file for insufficient funds—this was the $561.77 check Simply Homes had issued. Walmart told me to contact the issuer. I relayed this information to Nik, who said he’d investigate and get back to me. It’s now July 18, and I have yet to receive a return call or any follow-up.

Eventually, I received a second $561.77 check via FedEx with no explanation, no apology, and no instructions. When I attempted to deposit it into my bank, the bank rejected the check. Simply Homes has not only mishandled my refund, but they also issued a bounced check that has negatively impacted my ability to cash checks at Walmart in the future.

They now claim the charges were “holdover fees” per the lease. However, when I called to discuss extending my stay, no one mentioned additional charges. I was told everything would be sent via text or through the portal.

I have been left with financial and reputational damage over their error. I am now stuck trying to dispute and resolve an issue I did not cause. Simply Homes’ lack of transparency, accountability, and communication is unacceptable. Their practices are unethical and deceptive, and I would strongly caution anyone considering leasing from this company to think twice. This has been one of the worst rental experiences I’ve ever had.

Ellie and the CEO Brian we’re great…

Ellie and the CEO Brian we’re great people to work with from start to finish! They made the whole process very smooth and I would recommend them to anyone! This is a great company and I can see them doing big things in the future

This company is a rip off

This company is a rip off. Notice they don’t have a “reviews” option on their Facebook page.

Was in contract with them, I followed the contract to the T. They looked at my home, said nothing about the condition, near perfect shape and all the furnishings were included. They asked questions along the way about if it could be a rental, yes. If there was a homeowners association, no. Then on what they thought was the last day of inspection at 4pm ish they call and shake me down $30,000! DO NOT TRUST THIS COMPANY. I just wasted 3 1/2 weeks that it could have been listed. I wish I could have given less than one star.

Joe, I'm sorry that you're unhappy with how this ended up. To be clear, we are the only party that had incurred any costs (as we do with every home's underwriting process - that is always our expense, and never the seller's). This had nothing to do with your home's quality. Due to rapidly changing market conditions our underwriting guidelines were forced to change, and per the timeline outlined in the contract, we notified you as required. You in fact have 2 days to respond to our findings, but based on your review we'll take it as you are rejecting the options presented. The reduction request was not based on the condition of your home, but our updated underwriting guidelines, and the associated risk tolerance. Further, due to the unforeseen shift in the market, we did propose an alternative that would have in fact netted you more money than our original contract. This was outside of our normal operating parameters, and was our effort to find a solution for this situation.

The questions asked during our inspection period are standard, as different homes, located in various developments, can have certain restrictions which can also effect our ability to bring a deal to fruition.

Markets right now are in a tremendously unstable state, and this has forced us, as well as many others in our industry, to have to rapidly respond to those changing conditions. We do apologize for this not working our in the way we both wanted, but we have done everything in our power to communicate clearly and within the terms outlined in our agreement.

Simply Homes was Simply Great

The thing I really liked about this company was they were honest up front about the offer they gave me. It was their final and best offer up front and what I received unlike the 10 other companies who tried to low ball me and then give me a better price later. Also Ryan Denman made the process super easy for me while I had him running in circles but he was patient and very accommodating. There were a couple of hiccups along the way but Ryan jumped right on it, fixed the problems, and even compensated me for their vendors mistake. They did everything they said they would do and I would recommend this company to anyone and actually already have.

Marylou's experience with Ryan

Having lived in my home for over 45 years, having life changing situations that required me to move away gave me little option and feeling lost. Finding Ryan Denman through SimplyHomes was a Godsend. He took me through this process with kindness and understanding. Now that the home is closed I can move on to my next chapter in life, Thank you Ryan for making this all happen,

This was a great experience for myself…

This was a great experience for myself & my family. They worked efficiently to get through the process of selling our home. They stayed in contact whenever I had questions, or any worries. They helped us with any troubles we ran into along the way. Things get a little stressful while selling a home but the majority of the stress was lifted by the guys at simply. They were all very friendly & I would 100% recommend going through Simply.

Great experience

My experience with Simply Homes was very positive. I spoke with Chad throughout the process. I was never pressured. I can say no matter what questions I have ,they were answered. I was offered an excellent price for my home,but after speaking with my realtor,whom I knew from a past experience I decided to take the offer of my realtor.He explained to me money was the issue and selling in my community there were potentially higher offers from buyers. I dreaded people coming through my home,short notice alerts,stress which I didn't need. Closing date was changed 3 times, due to loan problems with the buyer. My health problems,dealing with an injured spine and needing rest added to the stress. I think I was wishing I had gone with Simply a million times! You sell your home as is. No inspection, no people in your home daily. If you think of selling through Simply,you have my word they are professional and up front. I could call and speak with Chad @ any time.when I didn't sign with Simply,they wished me well,and were as professional as the first day I talked with them. I NEVER felt stressed. This is the most trustworthy

This is the most trustworthy, professional and knowledgeable team that I have ever had the pleasure 🙏 of working with. They explained the process and did everything that they said they would do. I would encourage anyone to work with Brian and his team of SUPER PEO PEOPLE!!!!!
