Exceptionally Poor Service - Avoid

The most unhelpful property management company I have had the unfortune to be associated with. They took over the management of our property during Covid with the promise of a pro-active approach. Since then we have never see anyone carry out any site visit, the windows are rotting, the doors are rotting, there is significate water ingress to the building work and it is starting to crumble (this is a listed building).
The only regular contact we get is from the Accounts team sending us our monthly invoices.
Appalling service, avoid using at all costs.
Only gave 1 star review as couldn't give zero.

Sennen - ROI over Customer Needs

I regularly raise issues with Sennen, either directly through their portal or via our designated point of contact. Recently, I submitted a concern—supported by photographic evidence—highlighting poor cleanliness following a contractor visit to our Reading residence. The response was unsatisfactory and suggested that cost constraints were a contributing factor to the reduced quality of service.
On a separate occasion, I requested support regarding an ongoing issue involving on‑street car selling to help improve management of the situation. Unfortunately, this request was also overlooked.

Overall, it appears that Sennen prioritises return on investment over service quality and does not demonstrate the standards of excellence that customers should reasonably expect.

trying to claim my property is under their care which it is not
causing trouble for me and my family
this industry of property management needs thorough investigation and REGULATION the are out of control and treat people like they are dirt under their feet
The government need to legislate and shut it all down

Only bought a property managed by them…

Only bought a property managed by them 6 months ago and they’ve been awful. Refused to send me bills until my land registration came through which was delayed . Since I’ve been here we’ve had the same issues over and over again where they send contractors . They don’t fix the issues then they take weeks again to send contractors again to the same issues . It’s a constant process of emailing and asking for them to fix things . Bills seem to suddenly come on time tho ! Would never of bought here if I had known this was what I was dealing with . Wendy is our property manager here and the amount of times I’ve had to chase emails is a joke.

WISH I COULD GIVE 0*

Scam artists is a understatement. you can tell by the reviews they are defo using fake reviews as nobody in there right mind would give there service a 5*, staff are unbelievably rude and they overcharge for services they dont even carry out! currently paying 1500 a year for service charge, which should include window cleaning among other things, ive seen one leaf in the corridor for approx 5 months now, and have seen a little baby spider come into his own and become a massive spider since my windows were last cleaned! AND THEN THEY HAVE THE NERVE TO INCREASE IT BY 43%!!!!!

If your property managers name is Isobelle Young, then god help you because she certainly wont! Needs to learn some manners like the rest of the team. Spoken to 3 different people at this company its like being rude is a job spec in this place

Get to the stage where you just dread…

Get to the stage where you just dread getting a email from them as you know it’s going to be a bill for something else
We’ve all had permission for sky dishes, but was over 10 years ago
As none of us have proof they want £150 or they are going to remove them
In the 15 years we’ve lived here they are probably the 3rd management company do the least and just fleece us off

I reported a leak to Sennen

I reported a leak to Sennen, two months ago.
They have refused to view the damage, they have insisted on only using a quote from a contractor of their choosing.
The chap ‘managing’ our property has ignored our request for the plumbers report, refused to speak on the phone, refused to look at the damage to my property.
I have lived in my flat for twenty years, I’ve never made a claim or complaint.
I believe there is some kick back this guy D is getting. He will only accept a damage report and quote from a contractor of his choosing.
He took over two weeks to get a plumber to fix the problem initially, now 8 weeks later he’s insisting that only a contractor of his choosing can be trusted to quote for the repair work, it seems very suspicious.He has basically called my partner a liar.
Meanwhile ive been staying at my parents for nearly a month now,
I will be doing everything in my power to drop Sennen as our property management firm, and ensure D’s behaviour is acknowledged and apologised for.
Stay clear of these guys if you can, rude, lazy and incompetent.
BTW the insurance claim for the damage from a 6 month leak - under £5k.
These boys are a joke, a potentially criminal joke.

Sennen removed their Google Reviews. I can only imagine because they are so awful.

Sennen have been our Property Agent for 7 Years Plus

Sennen have been our Property Management agent for over seven years at the Farthings Leatherhead. A new site and with that came with a lot of learnings and problems for residents. With Sennen’s experience our journey was seamless. I would describe Sennen: Professional, Quick to Response, knowledgeable on all estate related matter and quick to assist by thinking outside of the box. Both Andy and Natalie take great care in managing requests of residents while the estate looks fantastic and being a wonderful place to live. Thank you Team Sennen.

Absolutely awful to deal with, avoid.

Absolutely awful business to deal with, avoid at all costs.

The very first email received was rude, condescending and hilariously inaccurate, but when corrected didn’t even acknowledge, just ignored the issue. That set the way for their extremely unprofessional and unhelpful ethos.

Having since spoken to others, this is clearly not a one off and seems to be how they undertake their business … don’t make the same mistake.

It’s a shame 1 star is the lowest we can go….

APPALLING SERVICE Called Sennen to ask to be put through…

Called Sennen to ask to be put through to Accounts Dept. Been asked “what do you want them for?” I said “to discuss my bill” I’m told they work from home!!!!! The telephonist would need to call them on a specific accounts question” not just my request “discuss a bill” Please tell me why they’ve increased our monthly payment when no one is ACTUALLY in the office. This company shouldn’t be trading aaarrgghh

Shocking customer service

Before paying invoice, I requested clarification on a neglected area of the development, these cowboys completely ignored my repeated correspondence by phone and email, and applied several late payment fees. If you're planning on buying a house, avoid developments that use this company

SCAM ARTIST is an understatement

SCAM ARTIST is an understatement. I have been through this for years with this "Property Management" Company. the only thing they can manage is increasing costs to home owners without any reason. They cannot answer clear questions and chose to dodge around replies. But if you question the payment which "they" say you have every right too, they will not answer and then slap on late payment fees anyway. If you are stuck with this company all i can say is feel for you i really do They are the epitome of what is wrong with Estate PM Companies. Unprofessional, Criminal and Inconsistent!

Where is the property management?

Wow, came here to see if it was just my apartment block that had a lack of property management by this so called 'property management' company and these reviews speak for itself!!
I rent an apartment in what is described as 'high end' and 'luxurious' and Sennen are somewhat incompetent at keeping the building this way. Another RAT infestation in the residents car park and Sennens lack of maintaining BASIC health and safety considering there is also a food establishment in the same building is absolutely disgusting. I had road assistance come to my car as it wouldn't start - he opened the bonnet and found 3 rats chewing the wires of my car. It caused £756 worth of rodent damage and the wires had to be replaced. This is not the FIRST time this has happened to residents in the car park (rats chewed through the brake wires of someone else's car about two years ago, as well as another persons headlight wires) so you would think they would have upped their pest control measures?????
I have since sent video footage to Sennen of the rats at night in the car park which I can see from my window, as well as the proof of rodent damage that my car garage printed for me, including the invoice and no reply surprise surprise. We were told someone was coming on Monday, too little too late as the damage is done, but I have seen no new pest control measures in the car park? I have followed up but again NO REPLY.

This is just one issue not to mention the building is falling apart - the lift is constantly out of action and the actual wall of the outside building is falling down. For the money we pay to live here where is the property management for the modern world they preach about on their website?

I did also try to make a phone call and they were very rude and abrupt on the phone - For what reason? I barely had the chance to explain the reason for my call she couldn't have cut me off quick enough.

I was delighted to see the majority of the reviews are 1 star, it shows they are a poor excuse for a property management company and absolutely need to do better or stop trading!!!!

One star too many.
Absolutely awful experience of this company. We have terminated their contract and are now considering legal action for breach of contract. Above the neglect and ineptitude lies a truly dreadful attitude towards the client. Shocking, absolutely shocking behaviour

No integrity whatsoever

Sennen PM manage a small block of apartments in Camberley, [10 apartments in total]. I am the landlord of one of these apartments. All the owners are requested to pay invoices for service charges, ground rent & buildings insurance every 6 months [in advance]

I e mailed Sennen's accounts dept. in October 2021 & asked if I could pay a set monthly amount of which I calculated to be the equivalent of the total for the 6 month period, so effectively I was asking if I could pay in advance of advance. I explained in my e mail it would suit me better from a budgeting perspective to build up enough money in my account to cover the invoices when they arrived

I received an e mail back saying this was absolutely no problem at all & they would make a note on my file that I would be doing this.

So essentially for the last 2 years I have been making manual payments each & every month to cover the expected invoices at the end of each 6 month period

What they omitted to tell me however, was they would add on admin charges to my account for doing this. It was only when I logged into their portal last week that I discovered these charges. I e mailed their accounts dept. & asked why I was not made aware of this from the very start & also requested they refund the charges.

I received a stock answer along the lines that because I chose to make manual payments, [remember these payments were in advance of advance so I didn't really have to make them], I would still be liable for the charges & no refund would be done.

Personally, I think this is an absolutely disgusting response, if they had any integrity at all, they would have apologised to me that they never made me aware of admin charges & refunded my money. In the e mail exchange I also asked them to point me towards their T's & C's regarding additional charges, which they again chose to ignore

I would not recommend this company to anyone!

JOKE

If you want to be ripped off and speak to complete incompetent individuals then Sennen would win every award hands down. Their ONLY role is to chase money and hit you with late payment fees when questions cannot be answered. They send paperwork clearly stating if you dispute charges to contact them in writing to discuss. I did that and they still want to charge late payment fees. They lied telling me my Director's wrote it - On Sennen Property letterhead apparently LOL. Spoke to both Director's and they had never seen the letter before. As Director's are residents having to pay the same ridiculous costs who are you going to believe. Our Management Company cannot keep a Director for a period of time. Why? As no one wants to work with Sennen. If you own your property then you are treated as if you are held ransom as a rented tenant against an unreasonable landlord. Service from them is below 1 star. How are you still in business? Whoever runs Sennen needs to have a very good look at your staff as it is easier to get reliable accurate information from my dog.

REPLY TO YOUR RESPONSE - IF YOU HAD READ MY COMMENT CORRECTLY YOU WOULD HAVE SEEN I STATED I RECEIVED A LETTER THROUGH THE POST FROM SENNEN THAT STATES IF YOU DISPUTE THE CHARGES TO CONTACT SENNEN IN WRITING. I DID THAT AND WAS NOT PROVIDED CLEAR CLARIFICATIONS. YOU STILL APPLIED LATE PAYMENT FEES! I FOLLOWED SENNEN'S INSTRUCTION AND YOU GO AGAINST YOUR OWN ADVISE AND CHARGE ME FEES. I CAN PROVIDE THE LETTER. I DISPUET THE AMOUNT I AM BEING CHARGED AND SENNEN TELL EM I HAVE THE RIGHT TO DO SO. I HAVE ASKED NUMEROUS QUESTIONS ON NUMEROUS OCCASSIONS LIKE EVERY OTHER RESIDENT ON THE ESTATE AND DONT GET ACCURATE ANSWERS BUT YOU CHARGE ME LATE PAYMENT FEES. SO YOUR REPLY IS INCORRECT. YET AGAIN CLEAR EVIDENCE OF THE INCOMPETENCE OF SENNEN!

Justine as we've explained before, if you are late paying your Service Charges and have not responded to our free of charge reminders then we have to add late payment fees. We do this for a very important reason, its simply the fact that your development cannot function without all residents paying their Service Charges on time. Had you paid on time, or after one of our free reminders then you would not have been charged a late payment admin fee.
UPDATE: We are happy to provide details of the charges and have done so, if you wish to discuss further please email us at info@SennenPM.co.uk However this does not mean you do not need to pay your charges on time, as per your lease/TP1. Sennen is beyond useless

Sennen is beyond useless. They are unresponsive to the huge number of issues we have had lately with security and access. Recently the residents have been prevented from leaving by car due to a stuck gate. At other times the gate has been wide open for anyone to access. The only competent person is Lucy Gomez but she cannot be expected to compensate for such a hopeless management team. I sincerely hope we will terminate their contract.
