Written by the company

SimplyNeat Fire Solutions Ltd is a sole-practitioner fire risk assessment consultancy based in Petersfield, Hampshire, led by Brian Neat — a former fire service Group Manager and A31 enforcement signatory with 30+ years' experience, now working exclusively as a Principal Fire Risk Assessor. Every assessment is carried out personally by Brian; there are no sub-contracted assessors or junior staff. Services: full on-site Fire Risk Assessments (Type 1 as standard, Type 3 by arrangement), FRA Review & Revisit for existing clients, enforcement-facing work responding to Article 30/31 FSO notices, Building Safety Act 2022 assessments for complex/higher-risk buildings, and pre-occupation assessments for incoming Responsible Persons. Fixed fees are agreed in writing before work starts, and the practice carries £5m Professional Indemnity Insurance. What makes SimplyNeat distinct is the enforcement perspective: Brian has issued Enforcement and Prohibition Notices himself, created one of the UK's first dedicated fire safety enforcement teams, and contributed to national/international fire safety policy (CFOA, DCLG, Red Tape Challenge, Primary Authority Scheme). Reports are written to be defensible — able to withstand scrutiny from enforcing officers, solicitors, insurers, or a court. Target audience: Responsible Persons and organisations needing a defensible, enforcement-grade FRA — care home operators, licensed premises/venue operators, facilities and property managers of higher-risk buildings, HMO landlords and managing agents, and industrial/logistics operators with large or multi-site estates. Secondary audience: organisations already facing enforcement action needing an urgent, credible response, plus solicitors and insurers seeking an assessor whose work holds up under scrutiny. Clients typically want fire safety done properly, not just cheaply.

I recently used one of Brian’s risk assessments from simplyneatfire.co.uk while on site installing a fire alarm system, following his recommendations closely. His information was spot on, fully compliant, and covered every regulatory aspect required. I highly recommend his services to anyone in the industry.

Excellent Fire Risk Assessment

Excellent Fire Risk Assessment – Highly Recommended

I recently engaged Brian Neat of Simply Neat Fire Solutions Ltd to carry out a Fire Risk Assessment on a Victorian house that had been converted into five flats, and I could not be more pleased with the service I received.

From the outset, Brian was extremely professional, knowledgeable and clearly highly qualified. What particularly impressed me was his practical and proportionate approach. Rather than over-engineering solutions or recommending unnecessary work, he focused on what was genuinely required to improve fire safety and compliance. It was clear that his recommendations were based on the actual risks of the building rather than simply suggesting expensive or complicated solutions.

The completed report was exceptionally clear and easy to understand. The action plan was particularly useful, setting out the individual tasks, dates, categories, action required and priority, making it very straightforward to work through the recommendations and keep track of what needed to be done.

Brian was also extremely helpful after completing the assessment. He took the time to meet with me personally and talk through the report, explaining and clarifying anything I wasn’t completely sure about. This was invaluable and gave me considerable confidence that I understood both the findings and what was required.

Another major positive was the very competitive price. At no point did I feel that Brian was looking for additional work or using the assessment as an opportunity to recommend unnecessary measures. His advice was sensible, realistic and proportionate, with no apparent ulterior motive and no unnecessary upselling.

Overall, I found Brian to be knowledgeable, professional, approachable, honest and refreshingly practical. The quality of the assessment and the way he communicated his recommendations were excellent.

I would have no hesitation whatsoever in recommending Brian and Simply Neat Fire Solutions Ltd to anyone requiring a fire risk assessment. An excellent service from start to finish.
