Pull up your socks Shoba.
Shoba sales personnel promise the world to you when they are selling an apartment to you but when the customer wants to sell, the sakes people disappear. The one that has sold you the apartment leaves Shoba and then there is NO ACCOUNTABILITY.
I bought two off plan apartments with Shoba based on the Shoba LABEL/BRAND, but so far disappointed.
It also seems now that the Projects are delayed, whereas Shoba had a reputation for completing projects ON TIME.
If Shoba wishes to maintain their Reputation as the Number One trusted builder, they need to pull up their socks.

Misleading, Unprofessional, and Dishonest – Avoid Sobha Realty
I had a terrible experience with Sobha Realty regarding their referral program.
When I purchased my property, I was never informed about the referral discount, despite the fact that they were fully aware I referred a friend. Only after the purchase did they start hiding behind “technicalities” and arbitrary rules that were never disclosed upfront. Their representative, Aleksandra, admitted she knew about the referral but still failed to explain the process or my eligibility at the time of purchase.
Both I and my referee provided clear proof of the referral before any payment was made, yet Sobha chose to twist the situation to avoid honouring their own policy. Instead of resolving the issue in good faith, they continuously pushed responsibility around, contradicted themselves in emails, and ignored the obvious facts.
This isn’t just poor customer service — it’s deceptive. They profited from my purchase and then refused to apply the discount that influenced my decision to buy in the first place.
If you are considering buying from Sobha Realty, be warned: they are not transparent, they do not act in good faith, and once they have your money, they will hide behind excuses rather than honour their commitments.
I strongly advise anyone thinking about investing with Sobha Realty to reconsider.
Fraud in exchange rates
Sorry to say after 7 email request Sobha hesitate to reply and clarification for what they are doing to all customers:
As per UAE monetary regulations, the United Arab Emirates Dirham (AED) is legally pegged to the United States Dollar (USD) at a fixed rate of 1 USD = 3.6725 AED. This rate, maintained by the UAE Central Bank, is the official and mandatory conversion benchmark for all formal financial transactions in the country.
In view of this, I requested clarification as to why this official rate has not been observed in respect of my payments. I lost AED 4,000 in a simple transfer of USD63,550.
Imagine if Sobha doing this to all their customer for each transaction, amount of money Sobha will make is unpredictable?
Sobha Global Studio London – Stonewalled by Their Own Rep
I purchased a Dubai property via Invicta Investments (UK Companies House registered). When problems arose, Invicta stopped responding and introduced Sobha’s London rep, Mr. Nader Djavadizadeh, as my point of contact. Since July 2025 I’ve sent numerous emails to him — none were answered.
As a result, I filed complaints with multiple regulators, including:

Advertising Standards Authority (ASA) — multiple cases, ongoing

Sobha presents itself as a global luxury brand, but my experience shows otherwise. Buyers in their Mayfair showroom deserve accountability — instead, I was ignored by the very person Sobha put forward to help.
If their Business Development Manager cannot or will not respond, it raises serious questions about Sobha’s oversight of those representing them in the UK.
Future buyers: be cautious. Don’t be swayed by polished events and glossy marketing. When problems arise, you may be left with nothing but unanswered emails.

Extremely disappointing experience with Sobha Realty. We bought a 2 bedroom apartment at the Siniya Island.
What should have been a smooth and professional process has instead turned into a source of stress and frustration. Payments were mishandled, basic accounting mistakes were never corrected, and despite providing clear evidence, Sobha has failed to resolve the issues.
Even worse than the financial discrepancies has been the lack of transparency and accountability. Emails go unanswered, promises are ignored, and customer service feels careless and unprofessional. For a company that presents itself as a premium, international developer, this level of support is shocking.
Sobha’s reputation for “luxury” does not match the reality we experienced. Instead of professionalism, we encountered hidden issues, poor communication, and a total absence of responsibility.
⚠️ I strongly advise anyone considering Sobha to proceed with extreme caution.

I am POD person i have purchased an apartment with your esteemed company. Unfortunately, due to serious health conditions and undergoing medical operations, I experienced delays in paying some of the installments, which resulted in late payment fines.
I visited the collections department and submitted the necessary medical reports to explain my situation. I kindly requested an exemption or at least a discount on the late fees. However, I did not receive a response or the necessary support. I also asked for assistance in escalating my request to senior management, but unfortunately, no further action was taken.
I sincerely hope you will consider my case and support me in resolving this matter, taking into account my health condition and circumstances.

If I can only put a zero to warn everyone of this company.
We have been emailing them every week at times with response and at times no response yet promising to pay us our deposit back of the unallocated unit. U til now we are continuously fighting to get our £6000 back. It's been a year since this money left my account and yet they just making false promises.
The emails helpdesk and their representative Mhear.birekdar have no substance. It is just there as a display. This person Mhear does exist but he is like ghost that you have to keep searching and phoning. At least a ghost can be hunted but this person hides to the extreme.
If anyone knows how to hunt this company please let me know as we are running out of our patience.

Untrustworthy and lack of accountability
I’m extremely disappointed in the complete lack of communication and response from sobha. I bought a property via Hassan Waqar the agent through their sales team. The woman from their sales team has made a mistake and apparently has also left the company. However now no one is willing to take responsibility to fix the issue or even respond to my countless emails. I have completely lost faith and trust in such a company. They have taken my money but can’t be bothered to do me the decency of having a proper conversation with their sales team. Although I don’t just hold them accountable, my agent holds some blame too. I would avoid such a company.

I’ve had no issues with Sobha at all, this Easter (2025) on my holiday in Dubai I greatly enjoyed visiting the Sobha sales office. I have seen all the other upcoming developments, viewed the build tour, and visited a show apartment. So professional, very happy with my purchase and cannot wait for completion. Definitely 5 star for me.

Extremely disappointing – still waiting for my refund after 5 months
I've been waiting five months for a refund from Sobha. What started as a promising and professional experience has turned into a frustrating and disappointing one. I’ve received multiple promises via email, each time from a different person, but nothing has actually been resolved. No one takes responsibility, and despite my dedicated point of contact also escalating the issue internally, there has been no reply and no payment.
For a company with such a strong reputation in construction, this is a major red flag. If this is how things are handled from the start, it raises serious concerns about reliability and accountability.
I will be taking legal action next week. Enough is enough. I highly doubt I’m the only one going through this, and I hope this review serves as a warning. Being trustworthy isn’t just about building great properties – it’s also about how you treat your customers when issues arise.
