Pride in the service they offer. A pretty rare combination in Managing Agents these days (sadly!).

Anita helped us transition to Right to Manage for our small new-build block after four years of struggling with poor building management and astronomical prices. Since taking over and appointing Soulutionists to manage the building on our behalf, our annual service charge has seen a significant drop. More importantly, the service we’ve received has been impeccable. Some long-standing maintenance issues that our previous management failed to address were quickly resolved by Anita and her team. She has also suggested and made improvements such as installing a fitted entrance mat in the lobby, improving the security of our bin and bike stores, and getting our internal common areas repainted to keep the place looking neat and appealing. Anita has an excellent network of competent and trustworthy tradespeople in our area who always come out quickly to resolve any issues that need addressing, which is a godsend. We would highly recommend Soulutionists to anyone else struggling with their building management. Thank you Anita!

The Soulutionists took over insurance management for us early June. Straight away Anita recommended the obtain a comparable quote as she felt the premium was too high. We were happy for her to explore the options. After a few weeks’ wait she has managed to reduce our insurance premium by over 70%. Instead of almost £10k per annum we are now paying just under £3k per annum. What an achievement! Thanks so much Anita for always looking to get better deals for your clients!

Awful customer service and they complain about actually doing their job - do not use!

Unfortunately our developer instructed the Soulutionists for our block of flats in Purley and we have now been using them for close to 2 years (we wanted to terminate last year but the contract auto renewed without or consent or being informed and we were then told we can’t cancel until next renew).

At the start of our journey with them, everyones monthly charge was considerably more than what we had been quoted and we were given 14 days to pay for 6 months payments up front (over £1000 for most flats) with no explanation for the rate increase. We had to chase to ask them why this was increase after which they said we had been quoted wrong at the start due to inflation etc.

On several occasions we had to chase Soulutionists to fix issues that they said they would sort then clearly forgot about (for example, we had solar panels installed on the roof before anyone moved in and in May 2023 they said they were looking into how we can use them, then in July 2024 - yes over a year later - they still had no clue and when we asked why we still hadnt been updated they replied with (copy and pasted from their message): “Our managing agent fee is less than £10/day for your whole block and we work many hours a week on your property so there are many things that are being resolved on a daily basis. When we had the initial meeting, we have explained all things we do as a managing agent and we appreciate that you guys want to be updated even when there is no update but that’s just not cost efficient based on the fees and also takes time away from issues that have to be prioritised.” - AKA implying that they will continue to give poor customer service and that we shouldn’t expect replies on things that they have agreed to do

In addition, we had a lampost knocked down by a contractor on the drive and when they told us they were fixing it, we had to chase 2 weeks later as they had forgotten again - this was a huge safety hazard as it was very close to knocking someones car when it fell.

Even when they do fix issues, it is usually a very long and slow process and they have to be chased several times to fix things.

The quality of contractors who they provide are poor and we’ve regularly had to complain about the gardeners not actually doing any gardening (or just mowing the lawn and charging us hundreds of £££ for a basic and quick job) as well as leaving mud and grass all throughout the indoor communal areas. The cleaners regularly didnt show up or provided poor service and we weren’t told when they would next show, we had to chase them.

At some points, they point blank refused to help us with things they can easily help with (e.g. one of the flats had misplaced their lease so they asked Soulutionists to share because they had been sent a copy from all flats when we moved in so should have it on file. The soulutionists told this flat owner to ask their solicitor - when it would have taken 5 mins if that to send across. They also sent someone elses lease to them the year before so clearly they can do it but were being difficult)

The soulutionists also charge us silly money for things like ‘terrorism insurance’ when we live in what many would describe as an old people town with almost no risk of terrorism.

When we politely complained about the issues and asked for better customer service moving forward, they left our groupchat and said they wouldnt help us anymore unless we email/call directly - they tried to say we weren’t respecting them however theres no evidence of this and I’d happily provide any screenshots of the chat to anyone who asks!

We have since reviewed several (over 15 other) companies who all charge less than the Soulutionists and all of which seem to have a much better process of allowing the flats to have as a say in which contractors are used and provide full visibility of quotes. The Soulutionists refused to provide us with a breakdown of financial spends even though it was our money being spent.

There is so many more examples I could give as to why they are an awful company to use, however, I’d be writing war and peace if I did that

I was approached by The Solutionists LTD to carry out some gutter work on blocks they manage. Tunde and Anita were great, very responsive and professional. Will be happy to work with them in the future.

Soulutionists have been superb in quick, efficient and intelligent management of our London property. Especially in a Covid period knowing that matters can be handled efficiently and without delay - from a long distance in my case, as I have been quarantined in Wales - has meant everything. Not only day-to-day requests and rountine management, including dealing with annual reports and accountants, but for forward planning as well.

Highly recommended after 30 years of different, inefficient or even corrupt management, we couldn't be happier
