Don't hire them

My daughter and I hired Spencer Birch Chartered Surveyors to survey a flat that we were looking to buy. The survey said there were no major issues with the place. Not long after I moved in I was replacing the bathroom fan and I discovered it was not vented to the outside as required by law. We called it to their attention and they said it was an electrical issue. Even a layman knows it is not. Then they tried to say they only did a head and shoulder inspection in the attic. To which we responded that they took a picture of the area directly above the bathroom in the attic and the picture showed no vent hose. After many email exchanges and us indicating we would file a complaint to RICS, the surveyor regulation organization, they agreed to hire a contractor to fix the issue at their expense. When I moved in, I found two other issues. The drain pipe from the boiler was broken and someone had tried to fix with red masking tape. It had been leaking for quite some time and had caused water damage to the floor that was clearly visible. Plus, the red tape fix was also clearly visible. There was no mention of this in their report. Another issue was the shower head being held up by a piece of string. Again, no mention of this in their report. Obviously, they did a terrible job and charged quite a bit of money for it. Avoid them
