Awful company

Awful company, cannot get hold of anyone when needed to speak with them. Alowed my electric safety certificate to run out.Then employed a company to do it who issued a safety certificate, even though no remidial work had taken place after it failed. Their fees are sky high. My advise is shop around for a different letting agency you will get nothing but problems using this awful company. I could go on with my complaint but would take all day to do so BEWARE

My experience dealing with Lynna…

My experience dealing with Lynna Proctor at haart has been extremely disappointing.

I made genuine efforts to resolve a tenancy matter amicably and tried to communicate in order to reach a reasonable solution. Unfortunately, the communication I received was dismissive rather than constructive.

When I asked for clarification and tried to come to a mutual agreement and mediate through the situation, I was told that no further communication would be responded to and that the matter would be left to the landlord’s lawyers. This approach felt unnecessarily confrontational and made it very difficult to resolve the issue reasonably.

She made it more encouraging to the landlord to put himself in paying large solicitor fees rather than working in a bona fide way and working in the best interest for both parties.

As a result of the way the situation was handled, I ultimately felt I had no choice but to raise a complaint with Leicester City Council.

Overall, the experience left me feeling that there was little willingness to assist in finding a fair solution or engage constructively to resolve the matter.

The rest of the team have been amazing and understanding. They have tried to do everything they can to help the situation however Lynna being a manager has made it very difficult

I would only recommend using this company if Lynna is not the property manager and this is for both landlord and tenants

I have used the branch in Colchester

I have used the branch in Colchester. I am appalled by their shady business practices. They misled me into signing a contract without break clause. They are trying to force me to pay rent for 6 months now even though I moved out of the place. I am looking at my options to fight this and report them. Unbelievable. Work with them at your own risk

Property ombudsman should be contacted as the company is using fraudulent practices to get your deposit.

I recommend to everyone take lot of pictures at the start of your tenancy and document everything as much as you can, use emails for every communication etc so you have proofs

They tried to fake check-in document with theirs old photos

I have around 20 emails and photos as evidence

Update: after few months I won the dispute with the agency, take pictures at the start of your tenancy and look for all the details in their check-in/out documents and don't be scared/lazy to raise the dispute

Wouldn’t recommend working for them!

I worked here for less than a week and found so many things wrong with the company, I spoke to the agency that they hired me through and discussed these issues and they informed me to speak to my manager/HR. I spoke to them and once I had discussed the issues they said ‘well you clearly don’t want to be here so you might as well leave now’.

It was clicky, dismissive, unorganised as I didn’t even get starter documents until the day before starting, and didn’t even receive a leavers letter, the company as a whole is simply unprofessional and rude. Even when raising these issues, they didn’t want to take accountability, they just made excuses. I wouldn’t recommend working for them considering how they refer to their own employees and see them as just a number, and would rather speak to them with a patronising tone than actually treat them with respect!

Very disappointing experience

Very disappointing experience with this rental agency. Communication was consistently poor, with emails often going unanswered and issues requiring multiple follow-ups to receive a response.

Even straightforward matters took far longer than they should have to resolve, which made the rental process unnecessarily stressful. Based on our experience, I would not recommend this agency and suggest prospective tenants proceed with caution.

Very dishonest agency

Very dishonest agency. Don’t want to release deposits repayment after landlords has authorised them to do so. Jelisa and Sam both lied to me that they are waiting for landlord to authorised them to release my deposit. Not knowing that I do hold a direct contact with landlord who has forwarded me the authorisation email she sent to them. I haven’t received my money till today. Jelisa and Sam deserved to be sacked for being deceptive and dishonest. I’m suing them for dishonesty, deliberately withholding my money and negligence.

Please avoid. Dishonest.

Haybrooks appears to be a subsidiary of this company.
On the face they Spicerhaart to try act a neutral party that will support senior discussions with the failing Haybrooks teams in Sheffield, however, as evidenced by recent investigations;

- the do as little as possible to investigate
- the look to fabricate details to avoid responsibility
- they are non committal on their own proposals for inprovement
- their rotation and staff retention is evidence of how poor their service is with a different name managing your basic requests each 3-6 months

They are dishonest.

They have been worse than dealing with a shambolic Haybrooks service. Its a take your money and provide little to nothing back service, expect no more. If I had known before hand I would have gone no where near them and the name of both it's not worth what it used to be.

Avoid both Spicerhaart and Haybrooks at all costs if you value the safety of your tenants and the maintenence of your property.

The laziest and most unprofessional estate agents on the market

Hi everyone,

At the beginning of march 2025 the neighbours upstairs fitted a water boosting pump to help them with the pressure while taking showers. This pump first of all it's been fitted not in the bathroom but in their child bedroom which is located right above my children's bedroom. Now, this pump when it's turned on, I get no cold water at all. I can't use any cold or hot water at all. The boiler doesn't work nor the washing machine. The noise also a nightmare. I've spoken to the neighbours and I said let's have a schedule in place to take showers so no-one has to suffer until I raise this issue with my estate agents and get it resolved. They said yes at the beginning but that was all. They take showers anytime they want and as long as they want. We are a family of 5 ignored by SpicerHaart for 9 months. It's just a nightmare trying to take a shower, cook, do laundry etc. Nothing works. The most annoying thing is when we wanna take a shower and in the middle of it the neighbours decide to take a long hot nice shower. I have to stop and wait in the cold until they finish so I can continue mine. I am an adult and I can bare that but not my children. Spoken to SpicerHaart dozens of times, many emails sent many phone calls and just promised the issue will get resolved. Last time I've spoken to a guy and he tried to impress me saying he will get it fixed asap . I told him how shit his employer is and he got very offended. I don't care. I've spoken to local authorities they promised me this will get resolved. Nothing happened. They are as incompetent as SpicerHaart is. Maybe they are twins since they act and promise things in the same manner. Any idea anyone what else I can do to get this matter resolved? Thank you!

This company has many other names.

This company owns many Estate agents under other names such as haarts, Darlows, haybrook and Felicity J Lord.
I use Felicity J Lord and it was a terrible experience and I would seriously do some checks before signing up with them.

They’re money grabbers, very unprofessional and unhelpful staff especially Malwina.
The terms of the agreement are unreasonable. I would not recommend them to anyone, and for the sake of your mental health, just avoid them.

I have dealt with Matthew Barret spicer heart Anne Boylan also spicer and one of their branch managers of darlows Pontypridd i honestly wouldn’t give them any stars I was to give a review at the start of instructing them? Glad I didn’t they never answer the phones don’t pass on buyers when they have requested to view I lost thousands waiting for these criminals to do the job I was paying them for avoid at all cost they are the worst agents and all sit under the spicer heart umbrella mistakes on the property details blaming head office for buyers not being booked in they need striking off from trading standards and the TPO

I dealt with Natalie (Senior Property Manager - Brixton Property Management Hub) regarding an accounts query. Whilst I was hoping to get through to another one of her colleagues, Natalie gave me 15 minutes of her time over the phone and promptly followed up with an email as promised. Whilst the matter has still not been resolved, Natalie provided friendly, clear and timely communication while she referred us to the correct colleagues in accounts to assist.

Bunch of incompetent cowboys

Bunch of incompetent cowboys. AVOID! Had no idea that a property they were letting out was already let agreed with a competitor. After I had pointed this out to them I was told to hang around and wait to see if I could view the property. I'd then got in contact with the competitor to get the answers that spicerhaart still didn't know. Then was told I was abusive when I called to question how I could know more about a property than they do. Obviously didn't like being made to look stupid. An embarrassment of a company and totally incompetent. Also shows I'm not the only one when reading other comments. Hopefully the renters rights bill and more regulation on this industry will put cowboys like this out of business
