Ideal place to stay. Close to bus routes/shops

This review is about Staycasa Beresford St, Manchester.
We booked this accomodation after reading a lot of good reviews for Staycasa. I can't talk about other locations but this one was horrible. The neighbourhood although ok, was not the kind of place you want to be as a tourist. The house was nothing like the pictures. Very run down, dirty, lots of humidity everywhere. Almost everything that was supposed to be there (toiletries, hairdryer, etc) was missing. Wifi didn't work properly. We felt so uncomfortable we decided to leave after one night and booked a hotel in the city center. Don't chose this location if you are considering StayCasa.
Two positive things: the staff was very responsive via whatsapp and they refunded the deposit as expected after 48hs.

If you’re looking for a perfect stay, look no further than Staycasa. Our recent experience was truly exceptional, exceeding all our expectations. The level of service was outstanding. The hosts deserve a special mention as they were genuinely warm, friendly, and incredibly easy to engage with, making us feel like valued guests. Staycasa is now our go-to for future trips.

Our stay with Staycasa was absolutely fantastic! From start to finish, the service was excellent. The hosts were incredibly friendly and easy to deal with, making us feel right at home. We were also pleasantly surprised by how reasonable the prices were for such quality accommodations. Whenever we needed anything, they were quick to act and resolve it efficiently. Highly recommend Staycasa for a stress-free and enjoyable stay.

The place was pristine when we arrived.
Not to mention the place is walking distance to city centre where there’s plenty of shops and eateries so location was ideal. The host and their team were also very attentive and accommodating.
10/10 recommend if you’re visiting Manchester!

FALSE advertising, NOT customer friendly company, NOT FCA regulated company

I booked one of the properties Satycasa has in Manchester, for one month (which cost me over 1000 pounds), via booking.com. There was a non refund policy which I have accepted as the pictures looked good and I trusted booking.com. Of note there were no terms and conditions to be described in the actual non refund policy.

When I arrived at the property, the bins outside the property were full, and there was a strong smell of garbage. The area in front of the house was quite dirty and unkempt.
To my surprise, the communal areas: kitchen, bathroom, hallway, living, stairs were also quite dirty. Judging that by the state of the affairs regarding cleanliness, this clearly did not look or feel just as an one off mishap, but as regular occurrence.

There were no toiletries left for me even though this was specified in the advert, and I did not find any towels, which was deeply disappointing.

Even though the room itself was clean, it was immediately obvious that the pictures on booking.com were presenting only the refurbished part of the room, the rest of it (opposite to the bed), was looking very shabby. The room door, even though had a key, was an old and flimsy one, which did not provide much assurance regarding my safety or the safety of my belongings.

The property’s advert on booking.com was therefore misleading by showing only the refurbished parts of the house and thus implying that it is a fully and newly refurbished, a modern space of living, in order to justify the high costs.

I attempted contacting the property manager a few times, before actually being able to discuss with someone. I informed them of my situation and was flatly told that nothing could be done at that time. As such I was to tolerate the situation until further notice, they were unable to clearly mention when the situation would change!!!

That was deeply inappropriate with respect to customer service, and especially since they were aware that a new guest was coming. Am I to understand that as a customer I do not deserve a clean property to stay in? Even though I paid the required amount of money, for usage of both my room and communal areas?

Given that I paid a hefty amount as the required price, I expected an impeccable and modern property as per the pictures .. not to mention the 9.0 Superb reviews!
The manner in which the property is being presented on booking.com looks very much like false advertising!

Consequently, I found myself with no option left but to leave. I informed the property management that I was leaving without staying any night at the property and that I left the key inside the room as I found it. I did not touch the room, nor slept on the bed.
I cancelled the booking the same day due to substandard service and was left to find new accommodation on an urgent basis, with the implied higher costs versus booking in advance.

This complicated my already difficult situation, as I was in the process of moving to Manchester, and had with me an extensive amount of luggage, including big trolleys and cardboard boxes, that needed maneuvering in and out of the property/Uber.

I complained to Satycasa company and to booking.com. Booking.com explained they are unable to help as they are third party. They wrote to Staycasa to make an exception from the non cancellation policy since this was something that was not my fault as a customer. They refused to refund me, even at their request, over 1000 pounds - the cost for one month booking. After a few messages were sent to and fro between me and Staycasa, which included pictures supporting my claims, I was informed that my standards of cleanliness are … different….
As such they will not reimburse me, under the pretense of following a cancellation policy!
During that particular month I have checked again booking.com for a few times - and that particular property was fully booked!! So they rebooked the same room to other customers.

I discussed the case with Ombudsman and because Staycasa is not regulated by Financial Conduct Authority UK, I am not protected as a customer, and they cannot be made accountable for the situation.

As such I lost over 1000 pounds over a service that I did not use!

This company uses FALSE advertising, is NOT a customer friendly company, has unclear and one sided refund policy and is NOT regulated. As such you are not protected as a customer!

Very good accomodation, very comfortable room, cozy common room, kitchen and clean bathroom. As seen in the advertising. Ian was very helpful and nice. Was a good experiece, will definitely be back!

I had a really nice and clean accommodation with Staycasa, they really know how to provide a service, I would definitely recommend to friends and family and after checking out I received my holding deposit the next day

Best stay we’ve had in Manchester!! The team are so so friendly and attentive, they couldn’t do enough to help me my partner and 2 children staying in the house, the house itself was perfect, everything was thought off so we found ourselves needing nothing. very clean and comfy beds! Free parking out the front no issues ever finding a space over the space of 2 months. Recommend this 100%!

The house is very clean, convenient, and above all the host was really responsive and very professional.

Facing Deansgate Square and the River Irewell , vibrant , immaculate beutiful nights scene are stunning , the apartment was exceptional , big really cosy and everything works so well , the lounge is massive with a beautiful functional kitchen , two great size bedrooms and luxury bathrooms . Must stay Wow wow wow

We had a fantastic stay! The place was exactly as described—clean, cozy, and with a wonderful atmosphere that made us feel right at home. Gin went above and beyond to ensure we had everything we needed. The location was super convenient for exploring Manchester, and we loved coming back to such a comfortable space after our adventures. We would definitely recommend this place and hope to return in the future!

The staff at Staycasa are brilliant, very helpful and are always on hand should you need their help. The apartment where I stayed, was in a great location, well presented and very clean. I do highly recommend and will be looking to book again.

The stay was great however, the hot water and heating system could have been better. Several heaters were not working properly and would require regular maintenance. Nonetheless, the house did provided comfy blankets to warm us throughout the nights.

Fantastic locating , got everything u need in a house , only downside is the central heating too hot 😂
