Were finally starting to enjoy and love our new family home, however, it’s not been the easiest move and it has caused a lot of stress.
You automatically think moving into a brand new home that everything will be of a good finish, everything you added on as extras would be completed by the time you moved in, time scales would be fairly accurate, everyone would get similar incentives…..nope!
We ended up hiring an independent ‘snagger’ prior to moving in, who did a thorough 21 page report (mostly ‘minor’ snags) Absolutely worth the money as you can then hand the professional report over to the site managers/team to deal with/look over.
SNAGS/ISSUES- Spot lights in the hallway were not in-line (we currently have a hole in the ceiling and are waiting for this to be fixed), all grout in the bathrooms weren’t of a good finish, 4 window were scratched (the patio door glass being the worst, which you can clearly see straight away when you walk through the front door and look ahead (these have now finally been ordered so we’re just waiting on the fitting date), no hot water for 3 days within the first week of moving in (not good when you have a toddler and the heat wave hits!), marks on doors, windowsills, kitchen cupboards and the worktop, lumps in the carpet, an uneven wall in one of the bedroom's, which will be too much hassle for us to have rectified (strata did offer to rectify this but it would mean knocking down the whole wall and taking the whole door frame out), missing master bedroom wardrobe when we moved in (strata did reimburse us after we had to buy clothes rails until it was fitted a month or so later), bathroom extractor fans incorrectly fitted/screwed in (we currently have holes in the bathroom ceilings and are waiting for these to be fixed), an uneven kitchen ceiling, damaged patio slabs, nails sticking out of the window surround in the master bedroom, electric connection issues with the light fittings, the light switch in the kitchen being placed too close to the fridge freezer (currently have a hole in the wall after it has now been correctly repositioned), a faulty dishwasher switch, bath not sealed correctly resulting in water flooding the bathroom floor, missing radiator caps…..
THE BIG ONE, time scales…we said from day one that our 2 year fixed term ended on our previous property on 30th June 2025. The time scale listed when reserving our plot was October 2025 (This is why we reserved a plot with this time scale date as we wanted enough time to get sorted, sell our previous property and not feel rushed) It then moved to August-September 2025, then again to July- August 2025, then again to a June- July 2025……we were then told the set completion date was 16th JUNE 2025.
We tried and practically begged for completion to be at the start of July 2025 (it was only another 2 more weeks) but was told no on multiple occasions, resulting in us having to pay a nearly £4,000 fee to our previous mortgage lender to leave our fixed term early!! We we’re asked directly how much we could pay towards this unexpected fee and we said that we weren’t in a position to pay anything towards it as we hadn’t budgeted for this, the time scales kept moving dramatically forward and we had stated from day one that our current mortgage ended on 30th June 2025. Strata did pay £2,000 of this fee but we’re still hugely dissatisfied with the lack of consideration and pressure we were under to complete on the given date.
EXTRA’S- we paid just under £17, 000 in extras and strata gave us the integrated kitchen appliances for free as this was the incentive at the time of reserving our plot, however this was no longer the incentive when our plot was finished! I had to email head office to practically beg for the previous incentive which was finally agreed to after many emails back and forth.
After speaking with our neighbours, they also had around £17,000 of extras but only paid £3,000 in total!
Very disappointing to hear that all buyers do not get the same or even remotely similar incentives in price.
A POSITIVE!- The site managers (Ryan & Jack) have been amazing with all the snags/issues we have had. DAVE who works on-site has rectified the snags/issues which are in his remit, to a highly professional standard and is a huge credit to strata! He’s gone out of his way to make sure we’re completely happy with the issues/snags he’s currently fixed and has even kept us updated with a precise check list, which has hugely taken the pressure off us trying to remember everything.
OVERALL-it’s not been the best, stress free experience of buying our new build family home due to all of the above (and a toddler in the mix!) but the customer service on site by the managers and Dave have made things easier for us since moving in, which were hugely grateful for.

Jeff was incredibly friendly and respectful in my home. He checked everything and fixed what he could efficiently and completely. He gave me recommendations for shrinking issues and explained why they were happening.

Creaky Stairs
Mally and Adam came to sort my creaky stairs and they did a brilliant job. It’s like walking on clouds now! Mally also adjusted my front door which was sticking which he didn’t need to do so went out of his way.
