Avoid working with this company at all costs.

We completed spraying works on multiple properties for them — all finished to a professional standard using the correct materials and techniques. Not only have they refused to pay, but they’ve since listed the houses for rent with our work still on full display.

They claimed the finish wasn’t good enough, yet had no complaints until it came time to pay. The reality is, their own workmanship before we even started was shockingly poor, and we were left correcting their mess just to do our job properly.

This is a company that takes advantage of tradespeople, wastes your time, and refuses to honour payment agreements. We strongly advise no contractor or tradesperson to deal with them. You will be left out of pocket, chasing money that you’re rightly owed. This is an ongoing occurrence and has been for around 5 weeks now

I have been following them for four years but have no idea where to start. I started watching Vijay's videos on YouTube, chatting with Mike gave me confidence. I met Shaun at the viewing and boosted my confidence. I followed them and trusted to invest. They are really good and honest people. Mike and Shaun are really good, and Vijay always gives genuine opinions.
They provide end-to-end services and hands-free investment.

Richard (mortgage advisor) is superb and helpful, he explained everything in great detail in a very easy-to-understand fashion and in an exceptionally friendly manner.

These days it is very difficult to trust someone, but luckily I found them.

I am happy with their services and would definitely recommend them.

Working with Talking Houses was an excellent experience from start to finish. Michael was fantastic – knowledgeable, approachable, and always available to answer any questions I had. The entire BRRR process was handled smoothly and efficiently, and I was kept updated every step of the way. To top it off, the valuation came out higher than expected, which was a great bonus. I would highly recommend Talking Houses to anyone looking for a professional and reliable service.

I have purchased a couple of properties via Talking Houses and would highly recommend them. Mike is the man!! He is honest, super knowledgeable and passionate about what he does. He is always available whenever required and will do his upmost best to look after his clients.

I invested with Talking Houses on two BRRR projects between 2022 and 2024. As a first-time investor, I invested with Talking Houses based on their positive reviews, especially from someone who actively promoted the company on social media before later becoming a director. I lost around £26,000 in total across these projects due to delays, down valuations, and other issues.

Project 1 took eight months instead of the promised three. Communication was poor and completion dates kept slipping without explanation. The property was valued at £65,000 by the lender instead of the expected £70,000. The combined project delays, loss of rental income, and an 8% down valuation caused a total loss of around £6,000.

Project 2 refurbishment began with an £8,000 deposit (30% of £27,500) to the builder, followed by another £8,000 two weeks later. Soon after, the builder disappeared. Talking Houses honoured the total quote and completed the project, which I appreciated, but the second builder signed no contract. I had no legal protection when delays continued, and despite repeated requests, no timeline was provided. The project ended up taking nine months, causing further losses in rental income, extra bridging interest (due to delays), a £15,000 down valuation and repair costs for poor workmanship that amounted to a loss of £21,000.

The deal was poorly structured and, I believe, mis-sold due to lack of proficiency. It was promoted as a serviced accommodation opportunity with a £568 net monthly income and 36% ROI (excluding bridging). After committing and paying auction fees, I learned the 15% OTA fee was not included, dropping net income to £285 and ROI to 18%. The furniture pack was also £1,240 higher than quoted. Ultimately, I had to run the property as a standard rental. Had I known of these figures earlier, I would not have proceeded with the deal.

Project 2 was valued at £130,000 by the bank instead of £145,000. This significantly affected my refinancing plans. I expected to leave around £12,000 in the deal (excluding bridging), but the down valuation, delays, lost rent, and repair costs raised this to over £26,000 left in the deal, or £40,000 including bridging. The founding director claims a 97% accuracy rate for valuations, yet neither of mine met projections. I expected at least one deal to hit the target.

Midway through the refurbishment, I was advised the flat roof needed replacing, for which I paid an additional £2,000. Soon after completion, the roof leaked again due to incorrectly installed felt, and somehow still signed off by Talking Houses. I paid £1,600 privately to replace it again. The bathroom also leaked due to poor plumbing, costing £500. The builder went insolvent and refused to honour the guarantee. Without a contract from the second builder, I had no legal protection. Despite shortcomings in sign off by Talking Houses, they refused to take responsibility.

I was previously assured by the founding director that these issues would be resolved in 2025, but that promise remains unfulfilled. I was disappointed that I did not receive communication from the newly-appointed director, despite him being active in promoting the company on social media before joining and holding a leadership role when these issues occurred. I have complained to Talking Houses about this but have not had a positive response. My next step will be to contact the Property Ombudsman.

Until Talking Houses address their approach to builder vetting, contract enforcement, deal accuracy, and post-project accountability, I cannot recommend them to other investors.

I have brought a couple of properties now via talking houses now. Micheal and his team really know their stuff. Im in the building industry myself and was impressed with the trades supplied. Im looking again and wouldn't use anyone else to source my investment properties other than these guys.

Joined a free webinar where he was making hard sale for his sourcing course. I asked a few questions during the call as it's one of the most vague presentations that I have ever attended but was ignored totally. Constant chasing and harassing left me feeling incredibly irritated. I don't understand why someone would use these tactics if they were genuinely making money from property. I know plenty of successful people in property who wouldn't have time to do all this. L

Spoke to a person at talking houses today. He was very forgetful from our last conversation. Then he was very rude. He is not a nice man.

I went on the masterclass and the link provided did not work and I cant seem to find how to book the discovery call either..

I followed the company on Instagram and wanted to do something regarding investing for my future which was fairly passive.

Buying a house at the other end of the country for me, in a terrible condition and trusting a company you know little about can be a daunting task, however I felt looked after every step of the way, receiving constant updates from start to finish regarding the progression of the build with emails photos and progression images sent continuously. Other than that very little contact was needed and it was fairly passive experience throughout.

The projected valuation the company said the property would achieve after the works were completed was spot-on and finding a tenant took less than three weeks from start to finish.

I would have no problem recommending this company to any of my friends or colleagues

If you are looking for an interactive course to learn about property investing then Property Launchpad has an extensive amount of information from the various forms of strategies through to setting up your own business which can be very complex if you don't know where to start.
Realistically speaking, you have to put in a lot of work for any results so don't expect the journey to be an easy one.

I have thoroughly enjoyed my experience on the programme so far! I have been provided with great courses, wonderful mentors and great community of like minded individuals to bounce ideas off. What has made the experience even better is the additional support and guidance provided by Reanna Haffenden who has been amazing from day one!

It goes without saying that the level of support from the mentors and the regular follow up from other staff members working along side the mentors (it was Reanna in my case) were second to none. I have certainly learnt a lot from all of them.

Property Launch Pad is made out of 3 individuals who have so much experience and passion in different aspects of their business. They are all knowledgeable, approachable and the classes are very informative. I had no idea when I first started and the classes are planned thoroughly with a step by step guidance to go back too when you forget or get overwhelmed with information. The launchpad was everything i needed to understand the crucial aspects of property, not just flipping but how to set up a company, how to understand and implement multiple aspects of property, such as flipping, deal sourcing, deal packaging, hmo and serviced accommodation to name a few. The mentors mike shaun and vijay are amazing, always on hand either via messages or video calls. Couldnt have asked for more from a programme. All this aswel at a fantastic price.
It doesn't stop there, you also have the back team such as Reanna who has been an amazing asset to have, she understand every single persons situation, one box doesn't fit all attitude, she has been a breath of fresh air when there has ever been a question to ask and pops up every now and again to ensure tour on the right track, sticking to your investment programme. If your looking anywhere else like i once was, i am so made up i parked every other programme and took the leap with launchpad 5 out of 5 star without a doubt

So far so good 👍🏼 the actionable check lists at the end of each module keep you accountable and really make you feel like you’re progressing with confidence. The coaching calls fill you with motivation, covering questions and wins from all community members.

I consider myself an experienced landlord, having renovated several properties, some were rented, others sold as flips for a profit.

While looking for additional properties to invest in, it dawned on me that those properties I couldn’t complete due to various reasons, that I could source to others and charge a fee for proffessional services.
All I needed was to get learn, become compliant and add another string to my bow. I wanted to scale my relatively small portfolio and be in property full-time.

I already had a property network, power team and a mentor specialist in property who is a great asset. Now, I needed to advance with Deal Sourcing.

In the past, I have paid a small fortune to various large UK property training companies and learned that very few really support you. This perhaps because they are too large, more based on stacking student numbers, therefore less 1-2-1 responses and less interest in those needing more help to achieve my Deal Sourcing goals.

I believe in investing in my property education & self development.

I have paid and attended 3 specific Deal Sourcing courses with big companies, I was not impressed, nor in my option were they value for money. There’s too many out there and you need to do thorougher due diligence.

Also I noticed their training staff often changed. On investigation, one of the reasons was the hard sales pitch, “extracting money by advising signing up to a credit cards when the people were short on money” (Quote from one former Director of Training at a well known company, There’s no requirement to name the companies, but find yourselves a solid match.

I searched long & hard for the right Deal Sourcing training, the right team who were hands on, talked the talk with evidence at Companies House that they were the real deal.

I didn’t receive a hard pitch from Property Launchpad, both parties interviewed each other to ensure it was a correct match.

The online classroom teachings are clear, all support with text, voice, video, attachments aides. It’s easy to learn, set out week by week so that you can progress at your own pace.
Nothings for free, there is a cost, more an investment in yourself. The price is very fair compared to stupid sums like others at £15-18K?

Whenever I had questions, between Mike, Shaun & Vijay, they all replied, answered and assisted me to get over a hurdle. Straight talking, no BS, in their own rights subject matter experts. It’s great having three mentors who you can ask in their own expert experiences.

The saying "If you want to succeed, you have to put in the work" emphasises that success is typically achieved through hard work and dedication. It implies that without consistent effort and labour, achieving one's goals and aspirations becomes significantly less likely.

Property Launchpad provides the learning platform, the mentors provide the knowledge beyond training demonstrating and providing the places to look, the templates, social media adverts etc.
We then have to take ACTION.

Previously, I wasn’t pushed, accountability was mentioned but not followed through. Every student learns differently, I felt more of a number.
At Property Launchpad, I see other students before and after my start date achieving so much in a short time which only inspires me to make a success of my own goals. This even motivates me more to call myself a Deal Sourcer and become compliant.

I’ve seen Property Launchpad students with different experiences pick up the training and make great progress. For some it’s to become financially free, leave their mundane job, spend more time with family, travel becoming more self reliant or for other reasons.

If you follow the program, stick to it, ask questions, take action you will succeed and become a Deal Soucer.

The mentors are doing what they said they would do, I am now taking action, working through the training, attending the weekly calls, learning from other students, sharing my own experiences / knowledge and am seeing progress and results.

You invest in yourself, the mentors at Property Launchpad also dedicate real time with you and they do make you accountable. The rest is up to us as individuals.

Like anything in life, you have to commit to participating and work on yourself to make progress. Property Launchpad provides all the tools in a conducive environment that is proven.

I joined the course in January and proceeded to go through the learning materials and the course and it has been so enriching. The knowledge that I have now gained about property investing and sourcing and the provision of material I have access to is amazing but above its the support of the mentors that is always available via the group calls and also they welcome messages into their inbox. A very friendly and helpful team who are always on had to help and guide you in your journey.
