Michael Hilkey has been a very good coach. He has real life experiences that he shares. He demonstrated the tools and software to increase efficiency when reviewinf properties. He als procided me with multiple “guides” for working numbers, questions to ask when interviewing realtors and more.

Great Experience

Working with Tony for the past two months was a great experience. He explains real estate in a simple, practical way and gives steps you can actually follow. I felt more confident and clear about what to do after every call.

Going in Blind. Looking Forward

Going in, I knew NOTHING about Taxes, Real Estate or Investing of any sort. I am in a very difficult time in my life. Michael Hilkey has been extremely patient with me, considering.

As a result, I am on track to learning as much as I can. I am looking forward to progressing as far as I can.

This is definitely educational

This is definitely educational. I do hope to be able to write off the expense for schooling on my taxes as educational because of my business dealing in real estate. My coach, and seminar teachers. I liked them very much. I could see how some people would complain and write poor reviews, but we are all responsible for our actions and due diligence is a major part in fact the most important part in making our decisions. This holds true for educational courses as well. I am satisfied with what I have learned so far, and there is no indicator that Tax Lien Code will not be there for me when questions come up in my business dealing whether they be in Lien or Deed Investing. We are all adults and able to make these decisions for ourselves. Thank you Mark Davis, Thank you Nathan Osmond, and Thank you Eric Roberts. I know your names will be redacted but I just would like to give you all a shout out.

He gives good advice

He gives good advice. He is always on time. He let me know, hey I can tell you how to do it but I'm not going to do it for you. He makes sure he is always tell me he is just a phone call away if I need him. To be honest I still need him a lot until I get a few sales under my belt. Then I would feel better. I have Zero properties right now but I'm striving for at least 4 by the time I'm confident and I can say I was successful.

Good information, troubling sales tactics (full disclosure)!

I attended TLC’s free intro and the paid 3-day weekend ($997). The tax lien and tax deed education itself is legitimate and useful. If you’re new, you will learn how the process works.

The issue is the sales structure surrounding the education.

The weekend is built around high-pressure upselling. Attendees are asked to authorize credit checks revealing personal financial information, something not clearly disclosed upfront and unnecessary for education. Sales conversations focus on who has credit, not whether the programs make financial sense.

By day two, attendees are pitched programs costing $26,000–$48,000, framed as “now or never.” People are pressured publicly to explain why they’re signing up. Those who don’t intend to buy are abruptly dismissed on the final day.

Several staff described themselves as paid consultants or salespeople rather than active tax-lien investors, despite encouraging attendees to “do exactly what we did.” That disconnect raised serious concerns about incentives and authenticity.

Relevant public record

In September 2024, ABC4 Utah reported that Utah regulators shut down Real Estate Workshop (REW)—a real-estate coaching company that used a free-seminar → paid-weekend → high-ticket upsell model—ordering $2.8M in restitution and over $39M in penalties, after a judge described the conduct as “catastrophic and shattering” to victims.

That enforcement action stems from a 2019 Utah Division of Consumer Protection complaint. In that complaint, Brian Petersen (now the owner of TLC) is referenced by name as an REW mentor and representative, though he was not a named defendant. One example describes a consumer who paid $25,000 for a fly-out mentorship after being told there was a full local real-estate team in Dallas, only to find out once the mentor, Brian Petersen, actually arrived that no such team existed.

While TLC is a different company, the sales tactics felt uncomfortably familiar.

About the reviews

One additional note: the reviews on this site do not match what I observed in person. The overall rating is extremely high despite many critical reviews, and a noticeable number of positive reviews come from profiles with only one review total, which raises questions about how representative the ratings really are.

Bottom line

You can learn tax liens without spending tens of thousands of dollars. TLC provides real information—but the business model prioritizes selling expensive programs over transparency, and that left me with a very bad feeling.

If every employee or contractor were guilty of the crimes of the company's owners and/or company's decision makers, then we'd all be guilty of some heinous management decisions and potentially crimes as well, I'm sure.

Brian Petersen was a contractor for a company called REW briefly until 2017. He taught well-reviewed investment classes and he effectively taught individuals how to invest on a personal level. He fulfilled his duties fully and with incredible care and tact focused on taking care of students and helping them find success in every capacity possible; however, he was not a manager, owner, or decision maker at REW.

Brian had no involvement in the poor management of REW, but only fulfilled his duties as requested by those owners.

This legal action against REW is unrelated to Brian Petersen or Tax Lien Code. Tax Lien Code consistently delivers quality products, education, investment resources, and customer care to its clients, a responsibility that Brian takes extreme pride in.
