took all my deposit without reason. charged 200 quid to change the light bulb in the hallway which hasn’t been used since i moved in. avoid

I'm honestly not sure things could have…

I'm honestly not sure things could have gone any worse with Thornley Groves. I couldn't recommend them less.

Notice how most of their positive reviews come from landlords or people selling their house. Valuing the people who pay them the most makes sense in some essences but not taking care of all stakeholders shows what kind of company they are.

The staff in their Didsbury branch were nothing other than rude and unprofessional. First of all telling me the wrong time for a viewing in the initial stages. All three times in was in their branch it was as if I was asking for something entirely outside of their remit - the staff were not welcoming and felt like I was interrupting something each time. It was a horrible experience. There was a real sense that I had been talked about when I dropped off my keys as as soon as I said which property it was for Sophie's attitude changed and she was very dismissive, not so much as a thank you or goodbye. It was highly unprofessional.

My property manager Daniel Garlick was a nightmare to work with as well. Never contactable on the phone when I was trying to have issues resolved. His story was only straight when it supported his warped version of events. I've never come across anyone less sympathetic to a situation - everything was my fault, apparently including structural defects to the building...
There were multiple times where he claimed something to not have happened and then came back to say oh actually sorry yes it did and generally it was sloppy and all over the place.
His unprofessionalism shone through when apparently there was no real record of the contractor who to my face told me there were structural issues with the building that needed seen to, yet apparently another contractor who I was not aware of attending my property just so happened to say the complete opposite. There was literally a hole in the wall, and the walls were about 1cm thick.
His emails to me honestly felt quite personal as if he had something specifically against me - again highly unprofessional and a terrible experience as a tenant.
I could go into far more detail about my experiences with Daniel, and none of it at all positive.

My property was disgusting when I moved in, there had been no cleaning done yet I got charged for a cleaning fee for leaving it in a much better condition and incredibly clean state. I genuinely wish I hadn't bothered.

On two separate occasions I had people in my flat without me and no permission or notification. I also had Daniel asking me for a landlord visit with 1 hours notice which is highly unacceptable.

The fact I was also charged £500 to release my contract is also a bit of a joke but I know that is more self inflicted. I had asked if I was able to find my own replacement tenant but apparently this was not an option.

Overall, in all of my years of renting - this is the lowest of the low in terms of experiences. I don't have a single good thing to say about Thornley Groves and honestly I'm so happy to never have to bother with them again, I really hope that this review sends potential tenants in any other direction.

Assistance with repairs

When our boiler broke in the middle of winter, Daniel Garlick took immediate action and it was fixed within a few days. He is always extremely helpful, responsive and professional when we have any issue with the property. Thank you, Daniel.

Acts quickly

Daniel Garlick has been an excellent property manager. I have recently had an issue with the boiler and he has responded to my query swiftly. within a couple of hours an engineer has been sent over to me which I am very appreciative of.

Daniel Garlick (Didsbury)

Following the transition from a previous agency, we were very pleased to be able to continue our long-standing relationship with ​Daniel Garlick, and this has proven to be absolutely the right decision.

It means a great deal to have a familiar and friendly voice overseeing the property someone who knows the history, understands our expectations, and genuinely cares about both landlord and tenant experience. He is highly dedicated, conscientious, and extremely personable, which makes communication easy and reassuring.

Any issues that arise are dealt with quickly and efficiently, always with professionalism and care. His calm, proactive approach gives real confidence that matters are being handled properly.

He leaves me feeling very happy and well supported as a landlord, and more importantly, ensures that the tenants are equally well looked after. Ican not recommend him Daniel highly enough.

I cannot recommend Daniel Garlick highly enough. He is an outstanding housing agent who is consistently quick to respond to emails and queries, and always approaches his work with professionalism, clarity, and care. Daniel regularly goes above and beyond what is expected of his role, and nothing is ever too much trouble.

I experienced a particularly challenging issue involving my flat and other tenants, and Daniel’s handling of the situation was exceptional. Due to his diligence, persistence, and clear advocacy, responsibility for the repairs was correctly resolved, with the other tenant covering the costs. His work alone made a significant difference to the outcome.

I initially moved to this agency when my previous one was bought out, largely because of Daniel, and this experience has fully confirmed that it was the right decision. His support, reliability, and expertise have been invaluable throughout.

I would highly recommend Daniel to anyone seeking a knowledgeable, proactive, and genuinely supportive housing agent. I truly cannot sing his praises highly enough

Unresponsive agents

Unresponsive agents. Had to live without heating for an entire year in an accommodation arranged by them. No help provided on fixing the heating, multiple issues with the property for which we complained without any response, but they charged us for fixing those issues when we moved out.

Not recommended, they get you in, then ignore you

This agency was great to deal with when it came to renting, signing documents and getting into the property. However, once moved in, it is a different experience.

We've raised issues via their reporting system for months, every time they close the jobs without actually fixing them or providing an explanation. Most recently, our whole intercom system has broken down, leaving us with the inability to open the front door via our intercom or via the entry code. They closed the issue within days, without any communication or updates, and of course, without fixing the intercom. Our gate is also faulty, it has been raised by multiple tenants, over the last few months, and of course, closed without being fixed. Due to this, one of the tenants bike was stolen from the car park, as it was easily accessible with a faulty gate.

No effective communication, or in fact, no communication at all. They give a sense of kindness when they get your money and get you into their properties, then show their true colours over the tenancy period.

Still not got my name off the tenancy

Still not got my name off the tenancy. Moved out in October and still being used to have someone else’s name.

I have not received a end of tenancy letter or my deposit back

The company is not a good company

My complaint was dismissed and told they would deal with it internally
