Annie Ryland was extremely helpful with my recent purchase. She kept me updated every step of the way and maintained excellent communication throughout the process. Whenever a small issue arose, she resolved it within 24 hours and ensured the sale kept moving smoothly.

I am very disappointed with the service rendered to me during the end of my tenancy with your agent. There is a very big gap in your communication system , information are not taken seriously but you can send rent reminder before the end of the month which goes to show that you need the money more without looking into issues raised by your client. We had serious mould issues on the property which was duely communicated. 2months notice to leave the property was email to your company as stated in the agreement we signed and Mr Nana Akoto your agent was also informed. We asked him get us another property which he promised to do, unfortunately the properties avaliable to view which Nana Akoto sent to us does not meet what we wanted, we got a better property that we like, asked for reference and vacates the property on the 29th of december 2025 with Mr Nana fully aware, it was really surprising to me that Mr Nana refuse to collect the keys to the property asking us to give it to the landlord just because they had our 5weeks deposit to refund. We contacted the landlord he said he was not aware we are leaving the property but Mr Nana confirmed he knows about our leaving.Obviously there was no communication between your agent and the landlord concerning all the issues raised. All i need is the refund of my 5weeks deposit as soon as possible..

Thank you for your response. I was not sure that my complaint would be taken seriously and I am also pleased, that you replied to my colleague who also complained about your agent’s conduct.
Looking through the reviews of your service, it seems that the majority of your customers are pleased with the service you provide, which was unfortunately tarnished by this inappropriate incident. However, resolving any of my outstanding questions still does not restore my confidence, even though the property has been updated in description, and so quickly back on the market!
I was willing to make contact. I did not want any discussion to become ‘a closed shop’, and thus the openness of your company, (on which it prides itself), would be transparent, resulting that the outcome of issue would be written up in a concluding review. However, the office contact number provided, (where the incident occurred), did not fill me confidence to speak with anyone - leaving emails! That method, to me, is not as pleasant human interaction! So for now, thank you.

Absolutely unprofessional from start to finish. After spending money on surveys and searches, I was bullied with rude emails, ignored on key decisions, and forced to accept dates with no consultation. The worst—being told to leave my home of 21 years in just one week. Their disregard for clients is shocking. I strongly advise avoiding this estate agency.

It’s been a month since we got the keys to our new home in South Croydon, and we couldn’t be happier! It only took one viewing to know this was where we wanted to be. We’re so grateful we met Annie that day — she’s such a people person: kind, enthusiastic, and an excellent communicator with real compassion. She truly understood us and supported us every step of the way through the buying process.

Trulli Agency impressed us with their innovative approach, especially by offering in-house legal services for both buyers and sellers, which made the whole process move along very quickly — a fantastic setup! Of course, if you’re part of a chain and working with external solicitors, things can take a bit longer, but Annie and the team were patient and helpful throughout.

We deeply appreciate the professionalism and patience from both the agency and the sellers in helping us complete our purchase successfully from start to finish.

I found their service to be friendly efficient and supportive. They were good at communicating and quick to answer queries.
I particularly liked their ethos and what I felt to be their ethics. This was in direct contrast to that of many Estate agency staff I met.
I was not the client in the sense that I was buying not selling. I felt that the staff were individuals of integrity who had a wish to treat others well and were endeavouring for all sides ( buyers and sellers) to have a good experience.

I was not kept up to date with the sales process, I also had a male estate agent let himself into my property unannounced (and wondered why I was upset), and they failed to notify me of serious issues relating to the financial situation of the buyer until less than two weeks before the completion date. They have also failed to provide a respond to a formal complaint made.

Mediocre /no service/low service
I rang about a flat I saw on Rightmove which is being marketed by this company. The gentleman seemed professional however, I had a few queries about the length of the lease and service charge. He said he'd find out and get back to me. He did not get back to me and it got nearer to my viewing appointment. I called and he said he was still working on getting answers to my questions. I agreed to go see the flat anyway.
This same agent had sent me details of another flat nearer my own area and I had asked the same questions and asked if I could make an appointment to see this flat. He had said yes but i've not heard anything, no confirmation of this at all, zero.
I received a load of emails containing the same appointment over and over again for the first flat instead.
Saturday I got up extra early, got my chores done and cycled to Mitcham for my viewing appointment. This place was in the middle of nowhere, well off the beaten track and the estate looked rough, glass everywhere, smell of urine, dirty looking flats.
I stood in the freezing cold waiting and waiting, it was in a cul de sac, no sign of any person or car.
I rang the agent, a lady answered apologising, she tried to ring him twice but said there was no answer
I assume he was still sleeping.
I left without seeing the property, i am still waiting for an apology or explanation, nothing whatsoever.
They are truly tw*ts or truly attrocious as this is not the first time they have failed to answer or failed to show up

I honestly didn’t have high expectations from the process but I shouldn’t have worried. Leigh is single handed the reason why the sale completed. His honesty, transparency and genuine desire to help all parties involved meant the difference between walking away and staying to find a solution. When your estate agent genuinely cares, it makes the process all the more pleasant. I’m not sure I’ll be selling my new property anytime soon, but Truuli (and specifically Leigh!) will be my go to partners on this! Thanks a million, Leigh!

I usually don’t write reviews but I am just in awe and wanted to let everyone know of the amazing and excellent level of professionalism and knowledge that Annie Ryland has shown me and my husband with the purchase of our new house. She was spot on with the location of the property and provided us with detailed description of the surrounding areas and answered all of our questions with ease. I was at first nervous about going through an online agent but meeting her was like a breath of fresh air because she made us comfortable with her cheerful and bubbly personality. The first Filipino agent I’ve ever met in the UK. Thank you Annie for making our buying process an excellent one from start to finish.

I recommend Truuli to anyone! They are professional and provide excellent customer service! I had my property on the market since Sept 2023 & only manage to complete in Nov 2024. A sale fell through - buyer pulled out due to inefficient solicitors and the slow pace. I changed estste agents & employed Truuli to help sell my house. Within 2 weeks I had another buyer. Very Informative Agents

Annie was a delight she was very informative and very helpful and has answered all my questions promptly. She went above and beyond trying to help us find the right property for our family.

Annie showed myself and my friend around several properties. I found Annie to be really engaging and really wanted listened to and understand what we wanted. Annie was really helpful and wanted to find us a property we love rather than try and push any property on us like some estate agents. I would definitely recommend them.
