This organisation have made our first…

This organisation have made our first home ownership, a time that should have been exciting and happy, the complete opposite in every way. Every interaction has been with completely incompetent staff who seem to have no idea what they actually do. Issues with the our home have been completely ignored and the repairs and complaints that were actually listened to have taken two and a half years to be acknowledged, let alone fixed. They are unfortunately every negative generalisation associated with housing associations all in one. Our main priority and focus has now become how we are going to leave as quickly as possible. They have ensured that this period of our lives will be remembered in complete spite. We have been patient and tolerant throughout our dealings with them, but for anyone considering buying through this housing association, I couldn’t urge you strongly enough to reconsider.

Awful

Very disturbed i had to give a star!

I could not view the property as the worker had Covid infection. I paid the deposit and the rent of 552.07 pounds on 4/8/2022 around 09:06. When i visited the flat I was shocked as there was an awful smell in the kitchen which exacerbated my asthma attack also the the taps and window handles were broken, old and rusty. There were lots of stains on the doors and walls. Given the condition of the flat and the hazard to my health I request full refund of my deposit and the rent of 552.07 pounds as soon as possible.

Complete Communication Failure

I cannot convey how completely incapable the staff of this company have been in my experience. When you are lucky enough to get through to someone, the information supplied is either incorrect or you are only supplied part of the answers you require. Honestly, I have NEVER found it so hard to pay a company for their services.

I have been waiting over a month for a member of Thames Valley Housing Association to contact me.
I am being told I am unable to speak to anyone regarding ongoing complaint since February this year.
No manager or head of department that can help. Being advised to go onto social media to get an answer. I have been left with awful damage to my home due to this complaint. I have mould in my bedroom and they are ignoring me. Absolutely awful customer service - causing myself unneeded stress and upset along with having to take time out of work to contact them. I am sure if I stopped paying my rent and didn't return there calls they would be taking this matter forward. How can a business run in the manner. Poor service, poor communication and no care for my mental health and the situation they are putting me in.

Affordable housing?

Not pleased I had to give any stars!

This housing association is absolutely shocking. I bought a shared ownership property 5 years ago and since then the combined service charge and rent have gone from £731 to £924! At the start of the year, I received a letter saying I owe over £2000 as they removed cladding from the building, I believe this is what the cost is for, however they have never given a breakdown as to what this is for.
However, they were going to take an extra £200 a month from me to clear the debt. I said I could not afford to do this and we would need to come up with another amount. They have not responded since February. I have called 3 times and left messages. I bought this property under the impression that it was affordable housing but it is costing me more than I ever thought. I still have a mortgage to pay on top of these astronomical costs.
The service charge costs are completely out of control and not in line with the new build properties that are being put up around me.
This issue is giving me anxiety. Am I randomly going to receive another arrears bill? Is this affecting my credit rating?

Awful

Awful. During the process of selling my home their Home Ownerships team were a nightmare. Bad customer service - I couldn't get hold of them on a call. They rarely responded to emails and when they finally sent the information required by the Solicitors, it was wrong. I'm lucky the house was ever sold. They made an already stressful process, even more stressful. I echo all the other poor comments. If I could give them zero stars I would have!

Absolutely appalling

Absolutely appalling. I cannot tell you how much I regret purchasing a leasehold flat in a building owned by them. Amongst other highlights I have been flooded from the roof 2 stories above my flat (as have all the flats above me) 3 times in the past 10 months, each time costing me thousands in redecorating and alternative accommodation. Water was pouring in through every light fitting, running down the walls, into the beds and the less than 1 year old baby’s cot. They said to put a bucket under it and that was it. No apology, no reimbursement, no repairs to the roof or flat. I now face thousands more in legal fees taking them to court. I warn you DO NOT consider for a second having anything to do with these crooks

Avoid at all costs

I don’t like to leave negative reviews but in this case I need to warn as many people as possible about SoResi/Thames Valley Metropolitan Housing Association. During the entire process of selling our home they were awful. It was nearly impossible to get hold of the person who was dealing with our sale. We were lucky to get a response within 7 days, often far longer. We were told that there was a lot of interest (15 people at one point), but in 16 months that our property was on the market, they were only able to organise 2 viewings. In the same period we had over 30 viewings with a private agent.

There are hidden fees at every step and the 1% (+ VAT) fee that SoResi charge is frankly extortionate for the minuscule amount of effort they put into selling the property. Bear in mind that this is 1.2% of the full value, not the share you own, so cost relative to your equity is massive. They failed to tell us for 15 months that we may be liable to pay stamp duty for selling 100% of our home. They failed to inform us for multiple weeks when the buyer they had found had pulled out (a normal agent probably could have saved the sale with some gentle encouragement to the buyer or at the very least let us know in a timely manner). Their surveyor that you have to use gave multiple unrealistic valuations of the property (too high), which meant that we were not able to find a buyer. If you sell your 100% SoResi home for less than the surveyor valuation you must pay SoResi the difference. If you sell for more then they keep the profit. Despite SoResi owning 60% of our property they contributed £0 to maintenance and increased the rent significantly every year. They failed to pass information between departments as they said they would for multiple weeks, which resulted in a very stressful and rushed sale. They advertise flexible tenure, where they will buy back shares, but when we asked about this, we were told that they could not offer this any longer. It is still listed as an option on the website.

Overall, I would avoid at all costs. I wouldn’t get into a shared ownership scheme if I had known half the pain it would have caused. It is a con and a cash cow for the housing associations and there is no regard for leaseholders. It is certainly not an affordable housing scheme. It simply traps you into a scheme where you keep paying the housing association and it’s very difficult to move on when you want to. The worst part of the whole thing is the complete lack of care or support you get through this process too. The sales advisors (Hana Ahmed in particular) had a complete lack of regard about our situation and did less than the bare minimum at every stage.
