Dan who did a valuation for me was very helpful and had a great knowledge of the area and was very professional which led to a speedy sale

I recently purchased a property from UTH. The service was quick and the process was completed in less than 4 weeks. However, I do have some complaints which I mention below:

1. The auction fee is very high. I was charged £2500 in fee and £500 VAT.
2. There are many hidden expensive charges which they did not mention on the property advertisement. These charges should be written in bold letters under the property description. Following are some examples of all the extra amount that I was charged:

1. I paid £3000 for the seller's auction fee.
2. I paid £3300 for the seller's administration and disbursements cost.
3. I paid another £1000 towards the seller's listing fee.
4. £997 was charged as the seller's legal fee.
5. £250 was charged as the transfer fee.

In total, I paid extra £8600 for the seller's overall auction cost and legal fees. I was under contract and could not refuse to pay this huge amount otherwise I would have never bought the property from UTH.

For anyone planning to buy a property from UTH, please call them before you bid and ask about the hidden charges.

I was a bit apprehensive about selling through an auction again after my last agents were a terrible bunch and made my experience a nightmare. However, Homes under the hammer really turned this around and made me feel so welcome and valuable as a customer.
